I live in Florida. Bought my house at $390k. Now it’s worth $800k. Not selling or buying. Insurance companies also won’t payout on anything. Careful with the policy you get. They say you will be covered but you won’t be. Florida is a great state but very expensive especially with all the international money that flows thru Florida.

My friend bought low and sold high, only to rebuy higher with a bigger mortgage. She and her husband are now struggling to pay.

Right, I and a few neighbors in Bel-Air area work with an advisor who prefers we DCA across other prospective sectors instead of a lump sum purchase. Following this, my portfolio has yielded over 120% since early last year to date. IMO, nothing beats expertise.

It’s a repetitive vicious cycle , I left NY in 1979 as the place started to turn to shit back than , move to sw Florida when it was a nice quant town , as the cycle continues now it’s turning to shit force to sell my home in 2018 as it was impossible to survive on a single income , now I’m going to have to leave yet another state to find somewhere affordable , this cycle needs to end , I love Florida but look at the cost .

I’m in Ohio and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quiet mediocre neighbourhoods. Then you’ve got Better, average sized homes in nicer neighbourhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Personally, I can connect to that. When I began working with a fiduciary financial counsellor, my advantages were certain. I got into the market early 2019 and the constant downtrends and losses discouraged me so I sold off, got back in Dec 2021 this time with guidance, Long story short, its been 2years now and I’ve gained over a million dollars following guidance from my investment adviser.

Good info Brant, everything is insanely high, I'm a native and the only way we can afford to stay is we owe very little on our home and mortgage is reasonable. But the criminals in the insurance industry are a major problem, it cost us twice our mortgage payments. They are straight up greedy thieves!

There's also criminal public adjusters and roofing contractors and so on making major fraudulent claims exacerbating the high insurance rates. I don't know why, but the fraud rate is abysmally higher in Florida than any other state I've worked in.

I grew up in florida moved away went bak few years ago. Im in my 60s now and 4 years ago i saw it coming with insurance traffic ect. I sold and left to a more affordable state . Its a beautiful state to visit but i will not live there again my kids and grandchildren still live there but their homes are close to payoffs so now insurance will replace the mortgages its sad. 😢

At the end of the day, location is still important. We sold our house[5bdrm 2.5 bth] last summer(in FL) and it sold in 4 days only $15k under asking. To clarify, we sold it for what we actually wanted, but had asked for more knowing that people like to negotiate. Meanwhile, we have a beach condo that we want to sell, after some repairs are done to the building due to the assessment stated in the video, but I worry that we won't be able to do it any time soon. Why? Because our HOA fees are astronomical because no one wants to insure condos anymore.

I grew up in Western Pennsylvania during the worst time in that areas history, it’s now known as “The Rust Belt” as Republican Party abandoned the working class American for the Power Hungry Executives of “Wall Street” why you didn’t realize that the two political parties completely switched their allegiances during this time is amazing to me. There is a news report from 1981 of people house shopping for SFH's with two car garages in Sunrise, Florida. In 1981 they were $59,000. If you adjust for inflation 59K in 1981 is supposedly around $203,000 in todays money. But when I look up SFH's in Sunrise, FL they are more like 500K or 550K.

Thanks for the info. Wife and I do well for ourselves but refuse to buy. I have lived in Florida all my life and my wife came here 30 years ago. We rent. Not ideal but it works in this day and age. Also, when you said Milestone reports my back tightened. I am a Building Inspector and at my last Job i had to review all the reports that came in from the Structural Engineers and the Electrical Engineers. Pages and pages and photo's. In there reports, if they said that stuff needed to get fixed, the Condo had 6 months to start pulling permits or they would start getting fined. Usually the work would take roughly 1-3 years to complete but they had 6 months after the reports came in to start working on the issues. It was all about the verbiage of the letters. I would not release The Completion Letters, until all work was done & inspected. Also, not until the engineers stated with the correct verbiage that it is good for Recertification. So glad I do not do those anymore. Made going to work, resentful lol. Anyways, thanks for the info.

Me and my wife are born and raised Floridians. We are 43/44 and are actively looking to move to the Kentucky/Southern Indiana area. In the last 4 years everything has become unaffordable. Progressive just pushed my insurance rate to 924 a month for 4 older cars!! Last year it was 577 and the year before was 484. Home insurance last year was trying to push 13,500. We had to drop them and go with Citizens as no one will insure us. My wife is a physician and is getting offers and doing interviews paying twice as much to leave Florida plus HUGE sign on bonuses just to move and work there a few years. We see absolute no reason to stay here anymore. Traffic is a F'n nightmare here in Kissimmee. They are shutting down lanes of traffic so they can expand. It backs up for miles every morning just to get my son to school. I can't take it anymore.

Former FL resident. This is true. Hot and humid most of then year. Driving to the beach can take an hour due to traffic. Disney and other theme parks are expensive. Traffic is a mess, especially in former rural areas that were not designed for increases in population

I’ve lived in S Florida for forty years and yes things have changed. My home cost me $147k in 1999 and now it’s worth roughly $620k and paid off thankfully. However, it only takes another housing crisis to bring values down again. S Florida has become an expensive place to live because of home prices, insurance and real estate taxes.

Yeah and then old timers will say, I PAID 13% on my mortgage back in 1980 and I was only making 22k a year. Ummm yeah. You also only paid 40k for it. On top of that, you only had to put down half your years salary for the down payment and closing costs. Then your monthly payment was around 4-500 that's including mortgage, taxes, and insurance. Much much different now. You know what the average is now? 100k downpayment plus closing costs. Know what 100k in today's money is compared to 1980 money? Around $380k. Yeah. 11k in 1980 compared to today 41k. So almost 4 times as much to save for a down payment then they had to.

Lived in Fla most my life! Best thing I ever did was move to Huntsville AL. Florida is overpopulated, traffic jams even on the Interstate hwy, Now if you like fishing and have a boat it's paradise, also if your pretty well off (rich) there are gated communities.. If you like Diversity, south Florida is the place for you..

I live in Illinois, bought a place in Rockport Texas right before the pandemic. Our hurricane insurance went down, our property tax went down, and illinois everything is going up. So, for us, the cost in texas is way cheaper. I will be full time in Texas when I retire, my wife tool a transfer down there a couple months ago. I wouldn't change that decision to buy in Texas. My brother bought a place in Florida, and since he bought it, it has gotten crazy over crowded down there.

I’m live in Illinois this year I bought a mobile home on a half acre of land near Ocala. No Hoa I own my own property. I bought in Silver Springs Florida right on the boarder of Ocala National Forest 2 br mobile home 28’ by 12’ screened in porch. Hour to Daytona hr 20 to Crystal River. No traffic taxes are $300 a year. I love the place wouldn’t have bought anywhere else. I paid under 100 grand fully furnished mobile home. Love the small Florida towns. Been hot down here lately.

Unless you are well off and really budgeted, owning a condominium in the state of Florida is what I call a toxic asset. Owning a Condominium in florida is similar to owning a timeshare at the moment in regards to the fact that you will never know what your cost will be from one year to the next. Insurance for associations is going up 30-40% every 3 yrs. Structural requirements and tests, roof certs, electrical inspections, and general maintenance, along with the insurance rates, will make the retired move or unretire.

Just one point of correction- the large assessments are mostly due to the reserves requirements. Condos have to fully reserve for the replacement costs of all major systems regardless of whether anything needs to be replaced. So, imagine if you’re a homeowner, and the government forced you to keep in your bank account enough money to replace your roof, plumbing, electrical, paint, etc. Very very few people could afford to do that. It’s a stupid law. And it’s killing a lot retired people.

A crash that is not really a crash. Prices go up and they go down. My house doubled in the last 4 years. So there is plenty of room to go down. I never expected it to double in even 10 years. If it goes down by 50 percent. You will then have plenty of buyers. If it cost the same as other states. I still would rather be here. I love the beaches and the sunshine.

So many people talk about home prices being too high and love to point fingers, often to advance an agenda. But the vast majority forget to adjust for inflation, which is a major culprit. The US government printed (increased M2 money supply) by 39% between January 2019 and mid-2024. Not to mention trillions of dollars being handed out directly to citizens during 2020 and 2021. That has a huge impact on where there market is (and unfortunately will likely stay.) To accurately determine where the market is pre-Covid vs. today and whether it is “overheated” we need to compare the average home prices in Florida between 2019 and 2024 using both non-inflation-adjusted (which 99% of people use) and inflation-adjusted dollars (which is what your dollar will actually buy today.) When you do, here's what the data shows: 1. Non-Inflation Adjusted Dollars: - 2019: The average home price in Florida was approximately $300,000. - 2024: By 2024, the average home price in Florida had increased to around $399,130. This shows a significant nominal increase of about 33.0% over these five years. Wow! No wonder everyone gets alarmed about affordability. But now let’s adjust for inflation. 2. Inflation-Adjusted Dollars: Inflation between 2019 and 2024 increased by about 23%. This means $1 in 2019 had the same purchasing power as about $1.23 in 2024. - 2019 prices adjusted to 2024 Dollars: When adjusted for inflation, the 2019 home price of $300,000 is equivalent to approximately $369,000 in 2024 dollars. 3. Comparing 2019 prices with 2024 prices: Comparing the inflation-adjusted 2019 price ($369,000) to the 2024 price ($399,130) indicates that the real increase in home prices, after adjusting for inflation, is about 8.2%. Conclusion: Don’t adjust for inflation and it looks like prices went up 33% over 3-1/2 years. Adjust for inflation(what dollars are REALLY worth today), and the real increase is only around 8.2% over the same time period. Totally reasonable with the supply pressure brought about primarily during 2020-2022 when people were escaping lockdown States. The significant increase in home prices is mostly due to inflation. Inflation has stabilized toward the Fed’s target rates, but the elevation in prices that took place over the last 3-1/2 years is not reversing anytime soon. The only thing that will make a difference is for wages to catch up with prices.

I have been living in FL for almost 20 years. All I can think about is leaving. I also work for an Area Agency on Aging office and if you think the state will help you with services in your retirement years or there may be other supports for you as you live on your SS check, you would be wrong. Yes, those services exist in other states for you, but they are few and far between for most in FL. Please do real research before retiring to FL.

I am a small builder in Florida. I build one at a time, do a lot of it myself. I put a price on it, what it cost me to build and a reasonable return. I don’t borrow $$$ to build and will not sell below my price point. I don’t entertain offers below my asking price which I state up front. Until it sells I will continue to enjoy what our warm climate has to offer, fishing, golf, tennis. Over my last 50 years of building in Florida I’ve seen and witnessed many cycles.
