@@Melidontcare We do have some parks in Florida with trailers, but only the really old ones and none in the resorts. Of couse the mixed R/V and manufactured home communities will have trailers...camping trailers.

Remember, you’re not just paying rent on the lot, you’re paying for all of those activities and for all of the electricity and water and landscaping for the buildings and grounds too!

Both need to fit your goals and financial abilities. I discuss the upside and downside of community living in my videos. If you are looking for cheap housing where you can do as you please without regard for the park rules this lifestyle is not for you, A manufactured home on your own lot out in the country might be an excellent choice.

After living in New York and being piled on top of people from left to right and up and down we just want to be alone from now on. I don't even want to hear someone's air conditioner blasting at this point! So if you have any contacts or suggestions as to where we can do an owner financing or just a rental for a couple years we would really appreciate it. Thanks a lot.

Not in this area. Apartments in a community setting are $1,500/mo and up for less sq footage, no private parking, no garden, and you don't own it so you can't customize to taste.

Depends on where you live. I pay $678 for a 1-room, 300 sf 3rd floor apt. with no amenities or a porch, patio or even a single blade of grass outside. Am looking to buy an inexpensive mobile home like those shown for cash and then I'll just be sitting with the monthly charges for lot and utilities. I'll have more room and independence at a price comparable to renting a decent apartment.

@@RussellWatsonFMHL not from palm coast to New symnra. All parks have jacked their rent. They are now passing through the real estate taxes to the homeowner. Most now are 700 and those will be 1k in a few years.

These low prices are no mystery. ..I have a friend who bought one of these quite cheap. The area is very nice, with amenities similar to what this gentleman describes, BUT the cheap price is due to the very high lot rental. If you notice these places often do not appreciate but DEPRECIATE. In some parks Ive heard people will sign over the building for nothing, just to get out from under the lot rental cost. Ive seen the lot rental fees compared to HOA fees...but thats not a good comparison. The HOA is run by the howmeowners and they try to keep the monthly fees as low as possible. Whereas the parks, owned by big corporations, have an entirely different goal; maximize profit....I will not be surprised if in just the next few years some of these lot fees hit $2000 monthly! Essentially most are 'stuck' here once they buy, whether they like it or not.

I moved to Florida in 2011 you are better off to move inland its beautiful I found it's like a hidden treasure here homes and land are much cheaper and when the hurricane season comes far enough away from the coast Irma was the only one that got me but then again she got the whole state but I didn't lose but some siding I purchased 3 acres with a 2 bedroom it listed as cottage house in the woods it was move in ready freshly painted landscape every thing 30k fyi my home is block with a add on screen porch sleep room for a 3rd bedroom were I had some siding the ocean is only a 1hr drive to either coast remember Florida is narrow

Ten years ago I bought a little trailer on my own lot and lived in it four months a year. Taxes were 200 per year. Had city water,cable, huge shady yard. Loved the place but recently sold due to old age. Doubled my investment. No regrets.

@@RussellWatsonFMHL A little settlement near Floral City. My little dog and I hiked all the preserves and swamps and I gardened and spruced up the trailer. I had some good neighbors and we would walk our dogs around the loop in the mornings and evenings. My trailer was tiny but had a lovely full length screen porch which I dined and relaxed in.

Just sold my airplane too. don't want a senile old coot roaming the skies in a homebuilt airplane held together with baling wire and duct tape. There are things I loved about Florida, like the ability to grow pretty plants. the scary part was the drugs and poverty away from the glitzy coast.

7/10/21....Nice video. Good info. I moved from Atlanta to Central FL & rented an apt for 1 yr...so I could "get a feel" for the area & look for a permanent home b/c I have a rescue dog & wanted a fenced yard....but in a very reasonable community. I found a 50s style subdivision during a MONSOON drive 3 months before my lease was up. I had NO idea it was a mfg home community...but nice landscaping + nice looking/well maintained homes. I went back the next day...found a real estate sign....called & saw the place the same day. It was 55+ area...NO kids...NO trash... & mfg homes on 1/3 acre lots. The HOA has legal deed restrictions & monthly HOA meetings....with a clubhouse. Each mfg house is on it's own lot + this one had a fenced back yard + huge almost new kitchen + large master bedroom. FL room along right side + carport + screened porch + 2 "sheds" + ppl were anxious to move due yo health issues. I paid 💸 with closing in 30 days. I did some painting + bought a new fridge + NOW due to housing situation 1 neighbor sold her home/lot for $194K & another sold for $150K. I could sell my place for almost double what I paid 7 yrs ago.... but where would I go & own my own lot? Forgot....we cut our own grass...trash bill is included in taxes...water is paid monthly...Our annual association dues is S180./ year & paid in full in Jan. We have own little clubs/card games + 💰 in the bank for emergencies/repairs. My 🐕 loves her fenced yard....I love my screened porch....+ personal washer/dryer/carport....keep stored items along 1 wall of the FL room. Couldn't be happier....

Resident owned communities are the answer for many but as you point out, a much larger chunk of capital is needed up front. Glad manufactured housing provided you with a solution to your needs. What community are you in?

Yeah but what they don’t tell you is the lot rent is sometimes doubled over the trailer payment .My brother moved to a retirement community park in Florida and when he was going to pay cash for the mobile home and the lot rent was still $800 a month .

I swap info with manufactured housing advocates in Oregon regularly. MH/OSTA is the group in that state that represents residents in parks.

@Jcrpdx I too live in Oregon, the Willamette Valley. I had no clue how much it rained and how little sun there is for the 7 month's winter. I moved here from Las Vegas where there are nice communities with affordable housing. Salem has none of that. It looks and feels poor. Don't get me started on Portland. Kinda fun to visit when I first arrived in 2016, now you couldn't pay me to go to that war zone. I'm outta here in 2022. It's such a shame because there is beauty.

@@brendafleming231 We moved here in 1984. Portland was a beautiful city, like a park. Since 2008 it went into a rapid decline that continues still today. We got used to the overcast days but the filth & lawlessness is too much. We hope to retire soon somewhere sunny & sane.

I live in Northern NY and retired the beginning of 2019... Did I spend time in Florida?? NO way!! I flew to SE Asia and spent 3 months in Cambodia and Thailand enjoying great food & hotels at bargain prices.... $20/night including taxes for great hotels with swimming pool and breakfast included.. meals $1 - $3 and beer 50 cents while enjoying the friendly hospitality and warm weather... 3 1/2 weeks in Thailand where a quick look out the window and see the beach a 5 minute walk away... I can't wait for the covid nightmare to end so I can return....overpriced lot rent is not for me...thanks for the video..

In some ways it is like leasing a car. But the homes under $30K can easily be resold for what you paid. At least that's been my experiance. In fact, in most parks homes are selling quickly. That does not mean all parks are equal however.

What they aren’t telling you is rent for the lot runs as much as 1000 a month. You can buy 150000 home for 1000 a month. People sell mobiles just to get out ,

Good luck trying to get a mobile home insured in Florida right now. Home owners insurance in Florida is out of control then add flood insurance in some cases.

I just renewed mine on a 1986 Jacobsen. It went up almost 30%. But, this is not just mobile homes, it is all homes. Insurance fraud is the main driver of this trend. I think insurance is as easy, if not easier, to get as it has been in many years. No question it is much more expensive. Recent legislation is addressing this so hopefully it settles down. I will be doing a video on insurance this summer so as I often say: "Stay tuned".

I been looking at deed restricted 55+ communities. Found a few that I like. But too many are manufactured (trailer parks) were the lot is worth 40,000 and it’s your land. But most of the trailer are pre 70’s no HUD certification. So no conventional loan. 7 year ARM is closes. I finally bought an empty lot in the community I want to live an after approval by the HOA board I putting round design that greatly exceeds Florida building code with a cover car port.

I live in a manufactured home that is nearly 25 years old but at some point was nicely updated. I moved out of a large Florida city where I owned my own home. I don't live in a " community ", but I do own the land my house sits on. My cost? $85K 4 years ago. Now, even in my area, I would imagine it would sell for nearly $100K. My sister lived in one of those inexpensive mobile home parks and saw her land rent ever increase. Like a lot of things, there are bargains to be found, but you will need to be prepared for tradeoffs. And some tradeoffs just aren't worth it.

Lot rents could be a mortgage, looked into these types of homes and decided wasn’t for me. Don’t forget these home are more susceptible to hurricane damage.

That's the one thing that has held me back, is the high lot rent. While the initial investment is lower that stick built, you are sgining up for a never ending ball an chain until you sell. Not always bad, but if you are a snowbird, you're paying for something you are not in for half the year.... and the home have skyrocketed in price since this video was produced. Hopefully not sustainable.

Wow, so many against living in a manufactured home in Florida. Keep in mind many are not retiring rich, and finding an affordable option is critical. He says this quite clearly in the video. Instead of pointing out the cost of insurance, or what happens to them in hurricanes, why not focus on what it would be like to live there in your twilight years. 😎

I don't think this is a good option for me. I am quite frankly anxious about how safe such a structure is when Florida is subject to weather extremes: hurricanes, violent thunder storms, tornadoes, high humidity, etc.

Even with the lot rent it’s probably still cheaper than renting an apartment in Florida for 6 months out of the year. The problem comes when it’s time to sell. It would be as difficult as trying to unload a time share.

There is not a single home available in my home park of 390 lots. The biggest problem agents have is getting listings to sell. No question an overpriced home in an expensive park might be a loss but most would easily sell for what you paid. Like any deal, you need to buy right.

@@princeinflorida214 ...I sold my home in Ohio and bought a manufactured home for $20000 in Florida . I banked the $145000 from the sale of my home , my lot rent is $768 . My monthly taxes on my home in Ohio was $400 , my electricity bill went from $200 to $125 , my water bill went from $ 200 every 3 months to $40 a month , my natural gas bill went from $ 85 a month avg to $0 . Best move I ever made .

in my area in western WA state, the 55+ mfg home park lot rents are $900+ with just a clubhouse, no pool, no tennis courts ,no beach. Highway robbery. And the homes there are not in the $20K range, more in the $130k+ range

Sure you can, but who can afford lot fees at 750 to 1000 dollars a month on a fixed income. Such greed makes me sick. I lived in Venice fl, rent 10 years ago for 750sq feet for 550. That same place is 2800.

Actually hundreds of thousands can and currently enjoy living in these communities at those rent levels. That's not to say it is for everyone though. I feel your pain at the price levels gentrification has brought about but that is not limited to manufactured housing communities. Used to be you could buy a nice 2 bedroom CBC home in a decent neighborhood for 20K. Now it's 100K if you can find one.

I have seen them used to add support to carport roofs prior to hurricanes but I have never seen them used to install a home. Manufactured home installations are covered by HUD standards which require certain materials to be used, States must meet or exceed these standards. There is a link to the installation standard (part 3285) on the legal page of my website. That said, there are many mobile homes out there that predate the HUD regulations and It would not surprise me that folks have used them. I doubt they are as strong as the metal ones commonly used and I also think they would require more frequent maintenance.

The days when living in a Florida trailer park was dirt cheap are long gone unless a very small or very rural park with no amenities interests you. Today they are Manufactured Home Communities and command much higher rates. They are still a bargain, IMHO, compared to an alternative if you seek a community resort lifestyle. Many who did not accumulate 401Ks or have pensions beyond SS live in these parks and have at least part-time jobs to pay the bills.

It’s the lot cost that will get you. Unbelievable out rages for seniors. I cam cost to buying a msg home 17 years ago. I was ready to sign the paper when the sales person stated, oh by the way, your lot charges is 700.00 plus your association fee is 475.00. Thank goodness, I got up and left. I purchased a 2 bd/1 but on a 9 hole golf course for 75,000. My monthly association 18 years ago was 265.00 mo but now 465.00. Still a great bargain. Do your homework before purchasing any home.

Well you buy the home but you can only lease the land so you pick making a payment on a double wide plus paying utilities and lot rent on top of it and lot rent is not cheap I've been looking into this and then they tell you how you can live on the property

I have heard this lament dozens of times in community meetings across Florida. That is why I wrote my book and started this channel. Ya Gotta Know the Deal! I'm the first to say this lifestyle and the financial aspects of sustaining it are not for everyone. The first community I lived in is now up around $900/mo. Thankfully, I moved to something I could afford. That said, there are tens (if not hundreds) of thousands for whom the same deal is a bargain. It's a matter of finding a solution that is right for you and fully understanding the deal before you commit.

@@Gmanboobies I think it’s the amount. I owned my house so had not rented for awhile - but rent in Apts go up $10/15 at most. Not now, they are increasing in the hundreds. Locals cannot afford to live here and only wealthy retirees can move to Fl.

There are many fl. Parks NO HOA FEES LIKE ZEPHERHILLS fl. Many parks you own the land.... so look that up.

That certainly contributes to the price although one person's "outrageous" is another's "bargain for value received". There are lots of other reasons homes sell cheaply though.

Sorry. I don't recommend specific parks. Lot rents vary even within parks. Your best bet is to narrow down your choices based upon your wants and needs. Then contact those parks that are candidates and ask about lot rents.

They may be cheap but the lot rents are rediculous...unless you can find one where the lot is owned by the tennant. I've seen some where they pay 6 or 8 hundred dollars a month rent for the lot, plus utilities.

That park is Spanish Lakes Country Club in Fort Pierce. Naples is a very pricey neighborhood, I'm not sure deals like this were ever available there. But, you never know.

Almost all communities, ROC or Land-Lease, have pet policies. These can range from "No Pets" to "No livestock or farm animals" and include anything in-between. They can be based on type of pet, weight, size, or exclude particular breeds. Not only is almost every park different (even those owned by the same outfit!) but in some, the rules can change with 90 days notice to the residents.

I'm looking for a nice mobile home for under 30k. My problem is lot rent dodwn there and the jobs. Im a 57 yr old widow and what money i do have won't last forever. I live in a 86 double wide and its STILL considered a mobile home. Two titles, and its registered as an RV. Each title says 0 miles on it.

Lot rents in Florida cover a very wide range based upon location, amenities, Park Owner, etc. You can find a very basic park in a rural location under $300/mo. On the flip side are the large resort parks that range from $750 to $1650 /month or more. Both mobile and manufactured homes on lease land are titled as motor vehicles in Florida. I can't speak to jobs although they seem plentiful in my area.

That's certainly true, at least for a small CBC home in a rural area. To buy a home in an equivalent site-built resort would be more. To rent an apartment in a nice complex with just a pool would be about twice what this communities lot rent goes for.

You may be correct, depending upon location. Many locations prohibit manufactured homes through zoning so you are back to choosing between a conventional home and one in a community. MH subdivisions and condo developments are a good option if that is in your budget. If you already have a piece of property where zoning will allow a manufactured home that is a great option. But, if community living and carefree amenities like a pool and pickleball courts are in your dream, you will need some serious cash to put that on your own land.

It's certainly true that lot rents have risen in mobile home parks over the last 10 years. Some have more than doubled. But for every seller that finds their budget is getting stretched, there is a buyer willing and able to purchase the home. Occupancy in these parks runs 94 - 98% and often there are very few homes for sale. When large rent increases occur, some homes drop in price as the owner wants out; but they sell at the same, or more often, at much higher lot rents to willing buyers excited to join the community. I have never heard a seller tell a buyer they shouldn't buy because the lot rent goes up too much. Would you?

Saw a video of a guy a few years ago who I think taught people how to sell these things, he was or is apparently well known in the industry. He likened getting people to buy them as chaining them to a Waffle House booth.

Ah yes, Frank Rolfe. Many take it out of context. There's no question you must Know the Deal. I attribute the same quote to residential housing in any town. Once built, the town demands taxes and will take your home if not paid. They can raise them as they please.....sounds quite similar actually.

I would never buy a MH in a park/resort, same as paying rent and too many rules(although, for some people, this could be the answer for their needs). Lot rents go up every year and eventually, they can decide to get rid of older MH's, or close the park altogether and you have nowhere to move the unit to. A lot of older MH parks have quite a bit of land and if a developer comes in, it's all over(esp when the owners are investor's, as $$$ is all that counts). I bought my 16x66, 1989 MH, on wooded acreage, with a pole barn(all in great condition)for cash in 2018, for less than $50k(it was an estate and they just wanted to get rid of it, was on the market for 1 day). My objective was to have all monthly bills total $500., or less(didn't move in till I retired and sold my house in 2019)and I've accomplished that. I live rural(not in FL), so property tax is only 600. per year. Have a well and septic, so no water/sewer bill, either. Loving my very low overhead property, which allows me to do whatever I want. I retired from Farmers/Foremost and for years they didn't write MH ins polices in FL(not because of fraud, but because of massive weather related claim's), but this changed a few years ago and they started writing in FL again. However, FL policies are much more expensive, because of the risk factor in that state.

if you can hold out for two years we are heading into a housing crash just like 2008--we may see about a 75 percent loss from todays price,maybe more---people have paid way way too much in the last 2/3 years--massive debt,huge,highest it ever has been--in my 70 years i have seen real estate go way high and crash--then i buy

That's somewhat true. But, no different than any rental. My storage unit rent just went up 30%! Apartments and rental homes rent for whatever the owner demands. A few parks have premier lots at $1,100 but the majority of the resorts are around $800.

It seems that the houses that are really priced reasonable have high lot rent. $900-$1200 a month is way more than what our house payment ever was. So if you don't pay the big bucks for the house you wind up paying through the nose monthly. A reason for the cheap asking price for the houses?

No question that is almost always the tradeoff. But it might amaze you at how many folks say they have less than 50k with which to buy a home but monthly incomes of $3k or more. In fact, these houses sell quickly. If you have good credit and can stand a mortgage or you have 80 - 160k or more to buy a home, look at my videos on the various forms of resident owned communities. That said, most of the land-lease resort parks in the $700 - $1,000 /mo lot rent have very few homes available. Crazy, but true.

Next question is: can you buy one of these manufactured homes, stay in them 3-4 months during the peak season and rent them out the rest of the year and cover any part of your nut? I know there are management outfits that may handle the rentals for you. Is this at all a realistic idea?

@@bowlinglefty Some folks surely do that but it is completely dependent on the particular park and their rules. Every single one is different. Best bet is to call the particular park that interests you and ask. BE SURE TO GET IT IN WRITING before you buy. Also be aware it can change. Also realize that when you rent, the renters need to be approved by the park and in 55+ communities at least one must be over 55 in most cases. Another point to consider is you may be held responsible for your renter's actions or lack of. So if the lawn isn't mowed and the yard's a mess and the renter tells management to pound sand - it may result in a bad outcome you will own.

But what's your monthly tax cost on that home ? My lot rent is less than $800 , the home in Ohio I paid $400 a month for taxes . Also electricity and water bill are much less for my manufactured home .

@@toledojeeper2932 Taxes are different for every home. In a CoOp I believe it's an apprtioned share of the overall property. In a situation where you actually own the lot it's based upon that lot. Most real estate agents can tell you what the taxes will be on a property or you can go to the county appraiser's website and find it there. The camparitive costs between renting and owning land should be a significant part of the decision. Some put building equity into the equation while others choose to look only at monthly costs. Then there is also the cost of the home/share. There is no right answer. It is specific to your wants, needs, and financial situation.

Here on Vancouver Island, a derelict 1970 mobile sells for $30,000, and anything in good shape is currently $200,000 CDN or higher. A brand new manufactured home is $300,000 plus foundation and setup costs.

So my list might offend someone whose main interest is a park with a course. Instead I am trying to put together a series of presentations to give anyone the info they need to come up with a short list that meets their needs. Yes, and I mention that in the video. In fact, here's what I say about lot rents: "Lot rents in resort parks range from around 450 to well over 1200 per month". I'm not aware of any shortage of insurance providers but it is getting more expensive. This is true for all types of homeowners in FL and is being driven by massive increases in insurance fraud.

There are still quite a few companies insuring them in Florida but you are right, it's not cheap. I don't think its any more than site built homes but rates have skyrocketed all around. I pay about $2K/yr.

@@RussellWatsonFMHL I would love to see a list!, the big one is Citizens, which is really bad, I had two brokers working hard to come up with policies, Greater Florida , came up with one but for 72k insurance it was up to 4k a year, I had one neighbor had to buy her unit cash cause no one would insure her, may be do a video on that!
