Yes! I heard some sheeple bleating their praises, and I am sure that they have good reason to. However, there are always turn-overs in management. HOA's are corporations that can be bought and sold. What happens when the new operators increase HOA's by 50-100% next year?

People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Sure I'm not alone in my chain of thoughts.

I agree that rates may not ever drop to 3% again, at least not in the foreseeable future. But, the market is indicating prices won't decline. However, every market is different, and even neighborhoods can see different levels of appreciation or decline.

Great advice. I did not know about tax , sheriff, pre- foreclosure . Thank you for giving the advice on HOA and reminder to do your due diligence. Does the survey come with the appraisal ? Or is that something that needs to be done separately?

My property taxes went up. It increased my mortgage by nearly $200.00! I’m afraid what’ll happen next year… Is there anything at all I can do? Update: I reached out to the county and reviewed my property card. All is accurate. My home market value is getting higher… and so is the tax on that. It also has something to do with the commissioners budget… which will be submitted for approval this month. My home appraised value won’t be reviewed for another 4 years. This is my 3rd home purchase and I’m still learning. Just very glad I went with the 30year fixed interest rate mortgage and don’t have to worry that I’ll be priced out of my neighborhood for taxes and interest. Also wish I was a multi-millionaire!

Check with your county tax collector / appraiser. See if you are getting all of the tax credits / exemptions that you are eligible for. Check with your county tax appraiser and verify that your property and their records match. For example: if you have a 2000 sq ft house, and their records say 2500 or they have more structures in their records than are actually on your property. Yes, this sort of stuff really happens.

If all else fails, the harsh reality is that you have to move. Start researching now about other areas you might like to live that are more affordable.

@@mariannem8419 I’m not there. 🤣 it’s gone up every year since 2021… meaning the property value has escalated. But this year… it’s sending me red flags. Somethings wrong. I’m going to check into the suggestions above. Maybe someone had a typo and they believe I have 32 acres instead of 32k sq feet. (Zillow was reporting that).

You do have an opportunity to dispute that value if you think it's incorrect. Overall values are increasing so it's expected that the value your county or parish assessor assigns to your property will also increase. There are sometimes exemptions that counties/ parishes offer for senior citizens and wounded veterans, so check with your assessors office to see if you qualify for anything.

What's strange about foreclosure is the payments dont start where the previous owner left off. The banks sold the home all over again....lol

That's true. Some banks will offer special financing for owner occupant purchasers, but you still have to qualify for the new loan and the bank will list for fair market value to recoup as much money as possible from their costs associated with foreclosing, including legal fees, sheriff fees, sometimes they pay the seller to move. At the end of the day banks are private entities and exist to make a profit.

Ever heard of someone not signing a purchase agreement and deciding they don't want to buy a property and then being told by sellers agent you owe them for title work and closing costs they had started before agreement was signed?

Was there any agreement signed? In the state of Louisiana verbal agreements are not enforceable, but laws vary from state to state.

You can get some fantastic deals buying foreclosures. With that said you had: better know the true values in that area, plan on spending at least 20% more than you expected on any updates or getting it ready for sale and never pay more than 60 cents on the dollar. The foreclosure that you showed in this video is definitely not what the standard foreclosure looks like. Also, what you mentioned about a due diligence period for foreclosures is not remotely true in most states. It is true for REO properties, but not for true foreclosure properties. True foreclosures at the auction are as-is and you had better have some cash readily available. Speaking from someone that has bought and sold foreclosures.

There really isn't a standard timeframe. If it's a new purchase I recommend getting a survey, or at minimum pay a surveyor to stake the property.
