Appreciate the content Pace quick question, how much is the loan? is it 335k? Jerry's calculation is 335k - loan - 6% rate/30 to come up with the monthly payment, how much is the loan?

Obviously this is a maybe scenario! I don’t count storage space as income ( unless the property is already renting that space and has it leased to a specific date) because it’s not a strong possibility. If I do rent out a space…then YES extra income. Regardless, very good information!

5% is average yearly appreciation that you take into consideration when calculating the appreciation. Instead of calculating what’s5% of 375k and then adding the value to that you can just multiply it by 1.05 and get the same result. Example 1)375,000x0,05%=18,750 375,000+18,750=393,750 2) 375,000x 1,05= 393,750 Hopefully this helps.

The average home in america appreciates 5% per year. So you multiply the value of the home by 1.05 which equals 5% per year

Because the first 10 years approximately 85% of your mortgage payment is interest (so approximately 15% of each month’s pay down is principle). Out of his $2,000 monthly mortgage payment approximately 15% or $300 each month is paying down the principle x 5 year (60 payments) = approximate pay down of the mortgage is $18,000 over that time.
