I’m in Ohio and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quiet mediocre neighbourhoods. Then you’ve got Better, average sized homes in nicer neighbourhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Personally, I can connect to that. When I began working with a fiduciary financial counsellor, my advantages were certain. I got into the market early 2019 and the constant downtrends and losses discouraged me so I sold off, got back in Dec 2021 this time with guidance, Long story short, its been 2years now and I’ve gained over a million dollars following guidance from my investment adviser.

Certainly, there are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’Aileen Gertrude Tippy” for about five years now, and her performance has been consistently impressive.She’s quite known in her field, look-her up.

Be sure to take safe driver course before locking in insurance discount for three years, because then you can't add the discount. I had discussed with my agent up front, but saved hundreds annually on car insurance by taking the three year lock in price, and then had the AARP discount course come available. Typically I keep the course up to date for the discount.

As a business owner, I would like to comment on what you said about some business owners work crazy amounts of hours. I do sometimes work crazy amounts of hours. But because it’s my business it doesn’t feel like regular work. I worked in corporate for a long time or I was a business owner, and even though I work a lot, it’s usually not as stressful or as hard as when I went into my corporate field. It’s my business, my baby, my life.

Yes, that makes all the difference in the world. I was self-employed for nearly 40 years and initially worked night and day to get established, so appreciative to have clients wanting work from me. Then I gradually upped my rates and the work load got reasonable, but I still accommodated my clients' needs as the industry I served was time sensitive. I would work all night to have the job finished first thing in the morning. Then I would sleep in (using a currier to deliver) and take the day off if no one else was in a pinch. There were also a few times when there was no work to be had and nothing to do for a week, a fine time to catch up on housework or yard work or just rest. All at my own discretion.

So, new houses are now cheaper, most likely literally. They can sell for less if they cut corners, use inferior products, and use low quality workers who don't really know what they are doing. Definitely buy used unless you plan to not settle there for decades.

I had a server in Orlando, FL write in a tip larger than I wrote in. I know because the indentation on the copy was clear to read. I called her manager and had her fired. Years later I had a much larger tip written in at a pizza place in Tampa. I called the store and from those I spoke with indicated (response was gaslighting not apology) that all the staff and manager were doing this. I should have turned in the server and restaurant for petty larceny, but the 2+ hour drive each way prevented me. My other family members at the same restaurant were likely charged extra as well, but they don't pay attention to their bills.

@@fakedemocracy Neither restaurant are in particularly touristy areas. The first was in Oviedo outside Orlando and the second was a pizza place in New Tampa area off Bruce B Downs in a strip mall. Both appear to be mostly local patronage. I should have filed a police report in Hillsborough County.

Clark, you can't go by square footage. Where do you live? In the New Jersey area you're not going to find a house cheaper that's brand new. They're all basing their prices on current market value as well as materials and trying to adjust for inflation in their costs. The new house is I have seen could have a lower square footage cost but not by much and they're still building very large house that I don't need. Or you're getting a lot of land that I don't need. So that cost per square foot might seem lower but but that's like your wife telling you that she saved $1,000 on a pair of shoes that would normally $2,000. It's only saving you money if you normally buy $2,000 pair of shoes otherwise to buy it because it's a better price then what it normally is, spending money you normally wouldn't. If if your budget was for a 350,000 home, and you see one for $450k that's lower cost per square foot doesn't mean you should try to stretch yourself to buy the one that costs more money but is lower per square foot price.

Clark/Christa, love the show. Does the data on new home prices take into account the ever increasing number of HOA's and their fees? I'm sure the restrictions in an HOA are subjective, but the monthly fees go on, even after the home is paid off.
