@@НедвижимостьПхукетаАндрейМилох Oman is a great country with wonderful people. I came here on a one year contract and ended up staying for fifteen years. The Covid situation is stabilizing and the government is vaccinating us all for free. As far as property goes, foreigners can only buy in several ITC zones but the government will expand these options soon.

Like your honesty. Most of the agents are giving so much BS promises to scam their clients. As a local i find it shameful that many developers just build cheap accommodations and sell them to foreign investor with insane markup. I hate seeing phuket packed with ugly low-quality properties.

Thank you. We are responsible for the future. In the past, it was very easy to sell even bad condominium apartments in Phuket . But now clients will check carefully and compare Phuket with other destinations. And in my opinion we have to work harder on construction quality, especially with that high price per sqm. Appreciate your feedback.

An excellent and very honest commentary Andrew - thanks for sharing your thoughts on the market. I really liked the format of this video, perhaps in future you might be able to record more in similar fashion on different topics such as financing, inheritance laws, the buying process etc. - I feel that would add much value. I believe over the last few years that Thailand property has become expensive and does not offer value especially when one can now purchase apartments and villas at home for similar money and have the benefits of better infrastructure. Its always a compromise with condos - no oven, dishwasher, poor build quality etc. For Westerners its also difficult for some to adapt to living in such small spaces of modern condos. In Pattaya the trend seems to be for villas in East Pattaya to now be in demand with condos in central areas ignored and unsold due to oversupply. For sure as you rightly say the mentality of developers has to change, or else people will move to other locations such KL in Malaysia where you get much more space and quality for the money. Even Tulum in Mexico is more attractive now. A rethink is needed as the market has changed. I still intend to buy in Phuket in a few years though, but this will be to live not to invest. Ill touch base with you nearer the time as I appreciated your honesty when recording this. Stay safe!

Wow, such valuable feedback, thank you !! I do understand what do you mean regarding poor quality, small sizes of property, etc ... And I see how other places in the world developing their areas for investments and living for foreigners. And I hope our developers will increase at least the quality of their offers. Thanks for the advice regarding interesting themes ( taxes, fees, visas, etc ) they are on the way =) Again thank you for the time which you've to spend watching my video , very much appreciate it.

Hey Andrew🤗 Your so right. I was ripped off by The Aristo Group (Rhintara Development). We purchased a 2 bdrm. Condo at The Aristo Surin back in 2017 with a guarantee written agreement of 8% per annum for 3 years and was never paid. They now owe us about $54,000 US. I now have had to hire an attorney to take them to court but who knows how the outcome will be🙏🙏🙏

Hi good morning. Very sad to hear that. Yesterday I’ve spoken with another client from aristo, they told me same information. Delay is so big and I don’t understand what are they waiting for. You’ve made right decision, if they promised “guaranteed income “ they should do it. Please let me know once you get more information from your attorney regarding that situation. And very big thank you for that feedback.

Hi we also buy Aristo 2 condo Phuket. I hope you are successful in legal remedy. But it's not like the west. They know they can get away with it Asia. In China or Russia they would be in jail.

@@mangostickyrice555 Hi! "Unfortunately" we are lease holders of a unit in Aristo 2. We did not sign up to the rental program. I know that many unit holders did not receive any returns. Because of that and maintenance issues the management is changing to JLL. I believe that this has already happened at Aristo (1) Surin Beach. We live in The Philippines (High Risk) and still unvaccinated so cannot get back to Thailand.

Buying anything at this moment in time in Phuket is risky. If you're buying, only do it if buying is cheaper than 1 years worth of rent. If you're renting, why pay 1st World prices, to live in a 3rd world country? At this moment in time, be mercenary about things. From chaos, Comes opportunity!

Hi Shawn Mark . That’s great question. I believe that in case of long term investment , real estate market of Phuket currently is not the best choice. Considering humidity, construction “experience” and many other things which in big perspective will only decrease your value of your property. For residential purposes it’s great place . For rental business purposes if you ok with numbers 2-5% annually you good to go. I believe that if you are looking for 10-20 years investment in Phuket , it has to be land !!! Land in good locations will always increase the price on long run . I have examples how land increases in the prices between 200-1000% for periods of 2-10 years. Now many people especially Chinese start to work with me on land investments . The management and maintenance was horrible and the unit holders so disgusted they voted to change management over to JLL as have Aristo 1as well. Don't know when we will get back to Phuket as we live in the Philippines which is high risk and have not been vaccinated. But we look forward to returning. We appreciate your honest opinions on real estate. Keep up your great work.

Thank you for sharing your knowledge Andrew. It’s great to hear someone who knows a lot about the Phuket real estate market. I live and work in BKK and have been considering purchasing a villa in Phuket (to live) but was not very impressed with Anchan or Botanica as they weren’t very knowledgeable or professional and their prices were not in line with the value to the customer.
