Dude, as a fellow home inspector I totally respect your approach. It's difficult to remember that this is a big day for your clients. I had a client cry earlier this week and that was a big wake up call for me... Big day for them just one of two jobs today for me. Thanks sir!

Sounds good, but completely useless in the GTA, and many other markets in southern Ontario. When a house is listed, it sells so fast in just a couple days, that no conditions of any kind are even allowed on offers. Biding wars are common. There just isn't time for an inspection, not that it would mater as the house will sell WAY over asking price anyway.

With current market conditions you are far more likely to not have multiple offers and be able to make a conditional offer now. Even still I stand by my comments that I think a home inspection is always a good idea.

@@BaldPrairieRealEstate I think we are both right. An inspection is a GREAT idea, but all it is going to tell you is what you have to fix yourself, and pay yourself, if you got the house. You can't put any conditions in the GTA on the sale, as the agent will just go with the best offer, which won't be you. There is the other problem too in that homes sell so fast, there probably isn't enough time to get one. Basically, if you are paying $1.5-$2.5m, the fact the place needs $15k in repairs is irrelevent.

@@andrewdow1609 are you currently actively looking at houses and making offers right now? When I chat with agents from the GTA they are telling me a very different story. I understand where you are coming from and yes a year ago that was absolutely true. But this year things are much different. Now I know I work in a much different market but when we have inspections done and deficiencies are found you often see a re-negotiation on price or a plan made to get the deficiency repaired. Even in multiple offer situations we are still seeing almost exclusively fully conditional offers.
