The media needs to be constantly talking about how over the last 2 yrs..home values going up 20% a year is not normal and is artificial. Homeowners need to get that drilled in their head. It was a freak occurrence. 2-4% appreciation a yr is the norm in this country. Buyers need to have a brain and self respect as well and stop giving in to these sellers that think their avg 1100 sq ft starter home has appreciated 100k in 2yrs. 🙄

maybe nationally home prices were rising 2-4% nationally but western states were seeing 2-3% above the normal appreciation from 2011 onward and if you add that up ontop of the 20% yoy the last 2 years from 2011-2021 western states were already overpriced 20% before 2020 its much more then just the pandemic housing boom

Phoenix prices doubled over the last 3 years. 100% increase. Is that normal application. You will never hear anyone talk about this. To not expect a pull back is ridiculous.

@David Allen housing being unaffordable doesn't really seem to be on the media's radar. Every market is different, but it's the same story everywhere in the country. Realtors are just fanning the flames. I don't know who's buying these homes at these prices.. but many are. As long as people keep overpaying, it's a lost cause.

Sooner or later a lot of those that bought within the last 15 months and also buying right now that barely qualified will end up defaulting. Continued inflation,layoffs,and falling home values will do a lot of damage to these buyers.

His open course "financial markets" at then iTunesU from Yale Univ (2010 or so) was outstanding. I love the way he explained each component of financial markets - insurance, banking, investment banking, Feds and etc. At the end, he somewhat can still connect them altogether in the bigger scope of "financial markets" in a sensible manner. Like why MBSs or ABSs were created; and what were the credit unions vs chartered banks. Admire this professor and his dedication.

Lots and lots of buyers of the last couple years holding massive bags in real estate with no way out. Can't sell, can't refi, can't HELOC, can't maintain/raise the rent, can't upgrade, can't do anything. They are just stuck, and likely they will remain stuck for at least the rest of this decade.

The vast majority of homeowners bought before the price spike and have low payments. They are not "stuck" or "holding bags". The renters are the ones "stuck" now. They are priced out of buying and rents are going up.

Values are high by historical comparison. Very low compared to every other developed country. Historical comparison is great when things don't change much. Seems like we've been going through some big changes. We've never had so many owners sitting on 2.5% - 4% fixed rate mortgages. We've never had so many people all trying to cram into several tiny markets. Millennials now entering their prime buying age and a bigger group than Boomers and we haven't built the homes for them. Cool thing about history is things change sometimes.

True! Those with 2.5% mortgages are stuck. I hope they like their neighbors because they're stuck with them till the market corrects. A low mortgage doesn't help those that bought the most they could afford because this unstoppable inflation is putting a world of hurt on those homeowners.

And yet home prices are dropping faster than the last financial crisis in more than half US major metros. They’re dropping significantly despite low active inventory. What happens when unemployment rises and people are forced to sell? We haven’t even begun to see major layoffs yet. There’s 16 million vacant homes in this country. Anyone who has bought in the last 2 years will be underwater soon.

when people think about houses, it should be do we have enough for our people the answer is no. so regardless of what the prices are nothing pricing related will solve that issue alot of people will not afford housing, will be priced out, even if you lower prices, then the new problem will be long wait lists and no one ever actually getting housing. the fact they keep mentioning housing prices like lower prices is a solution instead focusing on supply houses. i dont like how the media talks about housing in that narative because it's ignore how society is actually suppost to work.

It does matter if you trade a low interest rate loan for a high interest rate loan. Then all that changes is the amount you pay. Don’t sell! Unless you absolutely have to
