Architect here. Keep up the good work! In linear bathroom layouts, the vanity should go closest to the door, then toilet. Toilets are "shin knockers." Love the corner shower. If budget permits, think about adding glass to the wall by the windows. It will bring tons of light into the shower.

I know it is all those hidden things that costs the most to repair/redo! Damp courses, wiring, replacing all the woods that have woodworm in it, re plastering,new roof, debunking, many tip runs and tidy bins. Building extension, opening rooms, knocking through, garden renovation. I have to admit, it took us years as we do have many children! So as savings would take us forwards we did the works. It is an old house, gifted by Lady Henderson to the Royal Marines and their families. I knew at the age of ten when I saw it from an open top bus, it would be my forever home. 😀

I'd do a bit of research in terms of turning off the heating to any unused rooms. Generally for an older house you want to heat all the rooms to prevent damp. This is the case for our Victorian house with solid brick walls

That first fireplace looked like a red coloured marble which at the time this house was built was quite expensive, usually it was plain white marble, I think in regard to the back stair I would consider leaving space for an elevator to future proof the house. I really like the fact that you are boarding the rooms to allow for the re-wire but adding in sound and thermal padding, a very smart move to save on channeling the walls and possibly causing issues with the plaster ceilings.

Would the insulation they’re installing in the walls be enough to compensate, it not really?
@bear.b

@@annie_charcheologist no, when a property is properly insulated to keep the heat in could actually keep more moisture trapped and if there’s no heating and proper ventilation it’s a breeding ground for mould, especially when you only have internal insulation as the damp can still penetrate through the external walls.

We expect the second stairs was for the servants originally and the top floor was servant living area. We restored a 1750 Georgian Grade II house in Malvern Worcestershire someone gave it a 1960s look. Old pink marble fireplaces ripped out and replaced with Cotswold stone ones! and sepelle doors! took us 12 years with both having full time jobs. It was a labour of love. We love your original fireplaces. What we enjoyed was sourcing doors and fireplaces. For paint colours look at farrow & ball paints. What is nice you are both so young to grow into the house we were 42 years old when we took our mammoth restoration. Loving the new channel keep up the good work.

Very informative. But I *DO* think you making one big mistake. You have planned more bedrooms then you will ever need. The room of 13:43 with its marvellous fireplace would be absolutely ideal to turn into a cosy reading room / library. Would do it justice. Big rectangular table in the middle, a big sofa, and some deep armchairs. Since it catches so much light it could also double as a morning room. Imagine that with Christmas.

Just discovered your channel and look forward to watching your journey in renovation. It's a lovely old house with so many lovely features. One thing I always wish for is for new renovations to honor the time period of the house. I hope your kitchen and baths will not look too modern-such a jolt to the sensibilities in an old home. I do wonder about the tiny back to back showers you've planned. A comfortable shower should allow one to stand and turn inside with elbows out and not bang into the side walls; otherwise it's like bathing in a coffin!!

Great tour, thanks. Should make a great home. What a lot of work though. My grand-parents had one of those 1929 Triplex grates in my gran's (1929) kitchen space. They lived on the moors outside Sheffield, in a house built around 1929. Although she had a more modern, 1960s(?), kitchen (this would have been in the 1970s) she still used to fire up the Triplex, mainly because it had the right heat and humidity for cooking proper Yorkshire pudding, and Parkin cake. Also it was great for heating the kitchen. Coal was (relatively) cheap, but the then new oil-fired central heating was expensive to run, and not very efficient. They should really have kept the old coal fired boiler, as the mines were still in full production back then, but it was a dirty job to load it up.

One thing I'd like to share ( remembering that you casually suggested 'grapes or something ' for the window giving light to the cellar stair) : please consider a leaded glass style window, whether you choose clear or textured glass, it will blend in with the style and period of the house. Many stained glass pieces soon lose their charm and become kitschy over time. Wishing you great success as you proceed in this renovation! Cheers from Canada!
