On the payback calculus, don't forget to include the convenience of being at your house, not having to pay for fuel to commute, and the time involved to commute.

I agree,my little shop is in my basement and although I’d love to have a bigger work area it is wonderful. I don’t drive because I’m legally visually impaired and I don’t have too. The great thing is, I can work when ever I want, at 5:00am, 6:00pm or at midnight.

When figuring out your payback time, you also need to take into account rent increases over time, as well as the fact that after your payback period is complete, you're left with a functional building, whereas continuing to rent leaves you with nothing.

That is so true, it happened to me Dad a few years back when we were painting the house, he was so focused on painting stepped back to check what he had done yep fell 2 metres he was lucky his van was right in front of the scaffolding it was not a direct fall, but oh boy he had some really funky bruising the next day.

You would be surprised to learn that people are so "coy " about the numbers because most people honestly don't even know the numbers. They know the general size of the building and how much it costed in the end -- and that's about it. Most people aren't as involved as he has been with this thing, and they couldn't tell you much else about it other than "it took longer than I thought it would, and it costed more than It was supposed to" --- etc.

I'm sure you will consider this, but the tax write-off on the building as a business expense will be considerable more than the rent write-off, I would guess. A good accountant will be a big help, if you haven't yet found one.

Hello from Tennessee! Just a thought to consider...a composting toilet is a great option for a space and no water or sewage hook-up is needed. They don't smell bad at all!! I have one in my studio that's away from my house and it's perfect. Amazon has them. 😉.

cutting boards are a lot of work for small return, even if you’re batching them out. The market is also very saturated with them, driving the price towards the low end of the margin of profit. slab tables and work benches are not as saturated but still common. They’re not too difficult to make and the profit is higher per customer. chairs are not as common If I had to guess, he found he had a better profit selling more kits rather than finishing the chairs and the labor involved in doing so

In you payback comparison you forgot to mention that after 7 years of rental the money is gone and the barn is still there. And someday if you want to sell your property the barn will be still worth something. Wise decision to build it. I am renting actually about the same size for almost 2000$/month. But as you said I am in the startup phase and don't have the money nor do I know if the journey continuous the way I want, so it's less risky for me at the moment.

Hi Matt, Nifty snowblower. I haven’t done that since I left Minnesota twenty two years ago. I don’t miss it. Re. bathrooms. My wife would say: « you’re a man. The worlds your toilet. » . If you get female staff doing the packing and shipping, the plumbing becomes more urgent. Sounds like you’ve got a plan for the barn. So far, it looks great. Cheers, Keith

DUDE, the amount of work you did by yourself in this video is nothing short of amazing in and of itself. Between the Telehandler and the smaller skid-steer unit, they do a bunch of different things to take the W out of Work. That snow blower attachment is very handy and seems to work just fine in your setting. As far as the bathroom situation goes, you could save some funds if you had a septic system next to the barn and then just got yourself a used stick-and-tin RV with a bath and a kitchen for breaks and maybe even for someone to stay overnight on occasion. You could hook up the interior furnace to the propane tank, the drain goes to your septic system and you could get electricity from the barn and all you might need to do was to add some type of insulation around it for the colder months to keep it warmed above freezing. For a used RV it could be a lot cheaper than running services to the house. Water could be portable or you could fill up the internal fresh water tank with a 12 volt pump. Just a thought...

Thanks for the snow blower footage. Didn't know that you had one. Keep making videos and we will keep watching. The financial breakdown was interesting. A payback of less than 10 years or less is fantastic. The other cost saving is less wear and tear on your vehicles and more time to be productive in whatever you choose to do with that time.

As per the issue of adding a bathroom might be adding an addition to the side of the building. That way you don't lose any floor space in the barn. All the plumbing could still be added easier also.

He said in an earlier video that the end posts were spaced so that he could add another door at the other end and make the building a drive-thru if he wanted in the future. Lots of thought went into flexibility and future-proofing during the design phase.

A mezzanine with a bathroom would be a good use of space. When you move into a new space all the plans are written in sand until you have spent time in the space working seeing what works best for you.

My shop is smaller 30' x 50' with 16' outer walls. One thing I did which has proved very useful was to put an overhead door at each end, one end drive in and the other end as a loading dock. Having a loading dock has made life much easier on my old body. The dock is set to the height of my truck tailgate. I did put in a bathroom as it was much cheaper to do upfront. You will love the natural light from the windows if you plan any sort of wood/metal working in the space.

As per patric O'Brien's comment, I never thought to figure out just how much extra money i would have when my Loans & then Mortgage was paid off. My barn is a multi level 40x 50 with a freestanding 1st floor level as I am built on a hill, the 2nd story is accessible to drive a vehicle in through a 12x12 door, 1st floor concrete, 102 inch clearance height. 2nd floor approx 12 ft, barn roof gives me '3rd floor lots of storage . Often wish it was bigger ....but I believe everyone gets there. But when you stop the bi-weekly & monthly loan & mortgage payments . WOW . JUST WOW , you get the opportunity to really cut back when you need to work if you want to & more time to do things like travel & leisure

CASH FLOW! Who cares if it ever is "paid off". If it lowers your monthly output, you are winning! 21:40 Consider NO INVENTORY on the bottom shelf. Use that for 5 gallon buckets of sealer, paint, etc. That is way too much getting down on your knees to get parts than you will want to do for the long-term. Take it from a 55-year old.

I just retired after being a manufacturer (medium size company). Layout is a constant battle btw. No building ever ends up being large enough lol. Right now I'm setting up a small scale machine shop and welding/fab shop to fool around with. Already owned a 1200 ft2 commercial building so have to fit everything into it allowing for work area. It's a challenge.

On the payback calculation - rent is money that is gone forever. This building is an investment that will gain value over time, so it will pay for itself regardless of comparison to any warehouse space you used rent.

Matt my brother built a building around the size of yours right before covid hit (so it was still cheap)-- amish built--- now the thing is storage for all of his kids/friends/neighbors pontoons, boats, a camper, Atvs/Utvs and other junk. Boomers.

Man, you got a lot of stuff!!!! Long term you might need one or two helpers. Wish you well with your business. I worked as an industrial engineer in a manufacturing facility and designed and supervised the moving of the entire facility to a new location. My primary focus was Work Flow when I designed the new factory. I used Modulex blocks (looks like leggo blocks) and laid out the entire facility to scale (1/4 in = 1ft ) on a piece of 4x8 plywood. The electricians and plumbers and machine installers came to look at my model and make layout prints as to what we wanted. I said all that to say I am thoroughly enjoying you going through this process. I don't understand your business (volume of the manufactured finished product) and so there are no recommendations for the layout.

Just put in a composting toilet (there are many styles), no need for a septic connection if it's only getting light use. Those toilets use little to no water. Hell, even a bucket with one of those purpose-made toilet seats and sawdust or wood shavings works very well and has about zero cost and very little maintenance, just dump the contents onto a compost pile as needed. Fill one of those 5-gallon water jugs and make it gravity feed down to your hand-washing fixture, assuming your building doesn't freeze solid all winter.

Raise the floor of the fork lift with a hollow platform box 12 high by @ 28 inches wide = 2 forks . Don't cut your shelving posts. How often does it need a storage lift daily, weekly,...?

In our case, no bathroom also. Our windows 2 ea. in the library are 24" tall and 48 wide. I wanted 8' book cases but only got 6' under the windows 8's elsewhere. In the work room, a 2x4 running up but started up. Then in the Game room two high windows (west again) and a large picture window. Two sets of French steel doors and a single steel door in the work room. Had to have egress in any room . 36x70' .

All those vac pipes joints should be taped for seal.. Regarding most popular items... highest voulmne has nothin to do with most popular. If give equal priceing the rue popularity of an item is found. Yep 14 kt is more popular than 18 and 24. only because of cost.. Ask a bunch of customers what they would choose if everything cost the same. very informative marketing info.

A compost toilet system on a mezzanine would require much less plumbing and the negative air pressure makes it surprisingly civilised. Plus you get compost. For 'least popular' products you could substitute 'smaller inventory'. Have an excellent new year in your new toy/workspace.

In a previous video, you mentioned the scale of your building on your property. I was out at a guy's place last week and he has a building out there that is 10 of your barns sitting side by side, but on his property, it fits. So I can certainly see what you mean about a bigger building looking out of place. Just imagine your barn on 2 acres. I think another item that could go into the payback of the barn may be the increased property value. But that may be a personal item, rather than a business one.

The main payback is the residual value of the building.....at the end of your calculation payback, you will own the building and that has a lot of value should you decide to sell the farm. Another advantage of owning verses renting is that you control future "rent" increases....the downside is as you mentioned, the maintenance of said space.

Have you checked out marine and or RV toilets tanks and evaporators? I live in an RV full time and my 40 gallon black water tank last me about 10 days. Add a 40 gallon water tank in the rafters for pressure and you've got it made.

Could always go with a composting or incinerator toilet and a waterless wash station. Or tanks for potable and grey water-which during summer could drain to daylight. Sort of an off-grid warehouse. Question: will you be covering the insulation so it doesn’t degrade, get damaged or become dusty?

Matt a related cost saving to having your barn is the reduced mileage you are putting on your truck. 2000 less miles per year probably saves you around $1000 - $2000 a year depending on what you figure your cost per mile to drive your truck is.

Probably not an issue in a warehouse with ventilation, but isn't forklift exhaust a problem in your unventilated barn? You got any of them CO detectors installed?

you got the long led lights i see,,nice...buddy in pa has them for painting..hmmm no coffee maker,no office,,no bathroom..oh well its yours Matt...and you can always add on..oh i felt that..nooo no more moving...you need this space,and more..haa wheres the road haa...wow thats deep..oh just get a porta potty for now..there nice..let them pick it up...hay can you do my driveway,,haaa i bet you asked....oh my..i hate cold weather and snow,anymore....good job on that snow ,,be careful

Matthew, while watching this video where you are installing the dust collector pipes in the trusses, a thought came to mind. Do you know the collateral load capacity of your building? The is the load you can put on the ceiling structure for things like pipe, signs, HVAC units etc.

@Matt...when the time comes for installing that bathroom, a wall mounted toilet on an exterior wall may keep you from having to build the bathroom up on a platform. Just food for thought if this idea hasn't already crossed your mind. Loving the series!

Your payback is a cash flow model which does not include your equity. You could pay rent to yourself if your bookeeper could justify it. Not having to spend time, effort, wear and tear, fuel, on your vehicle is hard to value but you know its worth alot.

Hi Matt, you may have already thought of this but a suggestion is to spray all of the snow thrower parts with cooking spray and it really works great. You are such a hard working young man and I hand it to Lindsey for putting up with all the construction and mess, what a woman. Great job you guys.
