I completely understand the point about making investing education more common in schools and what not, but also consider that markets are zero sum (i.e a competition). With more information freely available, the standard of education required to outperform and do well in the market will increase as well. So the amount of gains that can be extracted from the market would be reduced significantly. And there will always have to be people who lose money.

Yeah I think that's a great point. With the world physically remaining the same (Australia that is), it just shuffles around who might be richer than someone else!

Great point. Though I still believe there is opportunity to introduce investment mindset early on. Most people have to find it out themselves. Imagine a world where everyone is becoming richer together! The degrees of getting richwr may defer based on various reasons but some education is better than none. 😊

@@SudInvestorWin I wish we could all get rich together but if everyone has a million dollars, the price of coffee becomes $20,000. That's how inflation works. Even if everyone followed typical stock market advice to DCA into S&P500 and never sell.. well then you could never buy because no one would ever sell to you! For every buyer there's a seller. If you're a good investor, you make money from your buys and sells, which means whoever was on the other end of that transaction lost money. This is what I mean by markets are zero sum.

PK is right, majorly discipline and hardwork. We haven’t cut back on much spend except eating out. We also travel to New Zealand for a 10 day trip in the midst of our investment journey in December. :)

24:47: Flipping heck. Buy when others are fearful? Perth cheapies are getting 30 to 40 offers on the opening weekend. Usually 10 plus been interstate offers. At least half have NO conditions at all! If anyone's actually been to an open in Perth (I have), you will see 8 to 10 buyers agents doing video walk-through's of the property. In many cases, you WONT get a park in the street. And the agents WILL NOT give you a followup call later on in the day. They simply don't need to. That's not exactly my definition of fear!

Great point William, though in Sydney and Melbourne, there are still thousands and thousands of people waiting for the right time to buy. They don’t know what’s happening in Perth market. Just like we didn’t know what is happening in markets like Brisbane, SA or Tasmania 3 years back.

Basically, if on a high double income it's not that hard. The bonus is you pay less tax & also your borrowing capacity is much higher & the process easier. What about those of us who are on 1 average income (Less than $65k), plenty of equity but banks don't lend that easily!

Speak to brokers. And don’t stop until you find a broker that will help. There is private lending out there, you just need to find them.

He mentioned he is out of pocket $20K/year - with 90% LVR & other expenses (council rate, mgmt fees, insurance etc) costing him approx. $7-8K/year/property, so, for 5 properties he should be 35-40K=(7K * 5) out of pocket in total. I am interested to know your thoughts.

Property is just a vehicle for enrichment in Australia. Negative gearing and similar legislation have fostered this process. No need to sugar coat it. Equity increases are only on paper and eventually there will be corrections. Since COVID and the accompanying spending, property prices have risen tremendously and people have short memory. It wasn’t always the case, and everyone acting like the last 4 years are the norm. I doubt that is the case. Always recency bias involved.

The average rate between 2000 and 2020 was about 6%. what was the rate between 2008 to 2012 during the period of the global financial crisis?. Covid and excess money supply has put the property markets in overdrive. Investors always im recency bias mode. Eventually, the corrections with come.
