One inaccuracy in the video 3:58 ... you will pay 37% only on income above 609,350. So it will NOT be 370,000 tax on a 1M income.

That is true. But, you will pay the percentage rate for each bracket. So calculating it would be complicated and time consuming. Also there are other taxes to be considered like FICA and state taxes.

Great video, one correction however. Making 1M and being at the 37% tax bracket doesn't equate to $370k bc it's progressive. Otherwise very useful info.

@@NicksLockit's still incorrect information. There's no excuse for it from a "tax professional". It's content like this that confuses people about how taxes work. FYI, the federal taxes on $1 mil would be $325,208. So his figure is around $45k off the mark.

There is actually plenty you can do as a W2 employee. You can invest within your 401k and traditional IRA. You can also tax loss harvest. All contributions and losses lower your AGI. Also tax brackets are progressive. Someone making 1 million isn't going to pay 370k in taxes. That's simply not how it works. Just because your video has an agenda doesn't mean you should add leading and untrue info to further it. Have a little integrity or if you don't understand the subject don't talk on it.

What about depreciation recapture when you eventually sell the property. Then you have to pay all depreciation tax write offs back, correct?

This is a buy hold strategy. If you sell it, you'll need to use the 1031 exchange to move it to your next property. You access your equity through non-taxable events like cash out refi.

- Purchasing Property in an LLC: While you will likely purchase a property this large in an LLC, it won't be in your existing business LLC for risk and asset protection purposes. The income from your existing LLC will pass through to you personally via a K-1 form. This is because LLCs themselves don’t pay income taxes; the income is reported on your personal tax return. The losses from the LLC that owns the real estate with find their way to your personal tax return the same way. - Using a Conventional Loan: If you opt for a conventional loan, you might purchase the property in your personal name. However, for large properties, it’s often beneficial to create a separate LLC for each property. This strategy provides asset protection by isolating the property from other business assets and liabilities. - Offsetting Business Income: Yes, you can offset your business income with losses from Short Term rental properties. This is especially advantageous if you can qualify as a real estate professional, allowing you to use losses from ALL investment properties. Your business income is considered "Active" Income and Short Term rentals are also considered "Active". Active losses can offset active gains. - Real Estate Professional Classification: If you qualify as a real estate professional, you have the flexibility to use the losses from any investment property to offset your income. This classification requires meeting specific IRS criteria regarding the time spent in real estate activities. Hope this helps!

He's specifically stating short-term rentals (think Airbnb - less than 7 day average stay) for W2/1099 earners so you can offset active income (your 9-5). Would not work for W2/1099 earners with long-term rentals as that is considered passive income.

On the plus side, Depreciation recapture is capped at 25% Otherwise, your only outs are either 1031 exchange (which won't have nearly as much Depreciation available to it vs a fresh purchase) or to hold it until you die. If you do hold it, equity stripping could be a useful tool, but you're going to have to pay that loan off over time

@@priestesslucy You are confused. You are correct that Section 1250 property recapture is capped at 25%. However, when you follow KD's "strategy" by getting a cost segregation study, you will be reclassifying property to Section 1245 property. Sec 1245 property is recaptured at ORDINARY RATES which are often greater than 25%. Additionally, 1245 property does not qualify for 1031 exchange. It will be treated as "boot". If the mix of 1245 to total exchange meets certain criteria, the inclusion of 1245 property will not taint/disqualify the exchange. I would HIGHLY RECOMMEND that you and others do NOT follow KD's advice - either in short videos or when you engage him. I question his technical ability and ethics truthfully

1. What about depreciation recapture? I understand wanting to keep a video short and sweet but you shouldn't give all carrot without any of the stick. I would have loved to have you go deeper and explain ways to mitigate or eliminate the recapture. 2. As others have pointed out that you misrepresented the tax brackets at 3:58. You showed the brackets but then ignored them saying this persona would be taxes 37% for all $1mil they make which is incorrect. I hope it was a laziness to provide the correct math moreso than misconstruing the information to essentially fear monger and drive people to your solution. I wouldn't believe it as simply an error. 3. How is your persona, who you say just wants to work on their craft, going to find a short-term rental let alone manage it or even manage the manager? Also, what about the VERY REAL RISK of the airbnb rug being pulled out when their county decides no more short-term rental allowed. I didn't hear you mentioning your team doing any sourcing of these deals, providing management, or providing liquidity that your persona would most definitely want/need. Great that you do the tax side but I don't see that being a benefit to someone who just wants to tack this on to what they do. This is a very cash heavy, wildly over-hyped, risky, and education intensive endeavor. Anyone looking to do this go in knowing it's hard work and be willing to take hits and learn that business. It's not all sunshine and rainbows as this video makes it sound.
