This was really helpful. I’m a new, self employed mortgage adviser, but I’m struggling and I’m weighing up staying self employed or going into employed an employer position. I don’t have any training so I’m kinda figuring out alone too, which makes me feel more vulnerable at the moment. I’m learning each day though and making progress

Its a tough job Benjamin for sure, in my own journey and do feel the best method is to start in a bank or estate agent who will train you, employed, then go to work for brokerage as an employee or self employed who can provide you with leads, then move to your own brokerage with experience

Hi Gary, thanks for your video.I am sure that you are definitely the right person I may contact. I am a veteran insurance practitioner in Hong Kong and is planning to move to the UK later this year. As you have rightly pointed out that mortgage advising is likely a good lead to insurance sales, I am wondering if you could refer me to some mortgage advising firm where I can get the necessary coaching and support. I am quite prepared to work as an independent advisor and keen to partner with those mortgage advising firm. You may or may not aware that there will be a lot of Hong Kong immigrants to the UK in the next few years. They are mostly middle class families. Thanks for your help and advise.

Depends on the value of those mortgages. The fee from the lender on each one could be worth £500 per £100k borrowed, but the time it takes to process wouldn't be cost efficient.

How many clients did you get monthly in an employed position compared to self employed? And also as an employed advisor who would your clients usually be compared to self employed? For example are they first time buyers etc.

Whther employed or self-employed it makes no difference on the number of enquiries as you only have so many hours in the day. Anything from 1 to 3 leads per day depending on the complexity of each client and their scenario. For example my brokerage focuses on self-employed and investors that will take up to 5x longer to research Vs a "normal" employed person

The current course we have PRO Leads in ongoing - we do a weekly zoom every week. We have a PRO Adviser course - that one will take around 6-10 hours to complete.

Are there many differences between working for an estate agent as a broker and a brokerage firm? What would you say is more beneficial for a starting out mortgage advisor. Does one offer better commissions/better progression opportunities etc?

Yes there are, i will do a video in more detail. Most EAs have a limited panel where most brokers are independant. EA training can be fantastic to get your started though. Its never about commission when starting out, it is about support and training, it doesnt matter where you start as long as you get that. I started at a bank, then went to EA, then brokerages before building one as employed for someone and then going self-employed

A £25k basic salary in the UK means you would barely make it through the month financially. So you need to be writing a high number of deals.

Not sure on your logic here. Typical estate agent deal is £25k basic + commission, the company bares the £1k pcm costs required and as you complete cases 3 to 6 months in commission splits can take you to £50k to 100k in year if you arent shit!

@@GaryDas thanks for the response. My logic is that the average UK salary is £31k, therefore a £25k basic is low. Doesn't make for an attractive career path. Commission sounds good so there is clearly some upside. I guess it depends on how well established the company is you work for will determine the quality of the leads and deal flow. Equally if you are self employed then it's about the strength and depth of your network.

Hi Gary, I'm looking for a change in career, for a few reasons, the 2 main ones being I'm struggling to maintain a physical job as well as working out etc and those roles tend to be minimum wage, which obviously is even harder when trying to earn more when your already tired, also I'm single and hoping to become a solo home owner this/next year so need guaranteed wages to start to thrive not survive, I'm thinking to head down the bookkkeeping/admin roles so not strictly sales and mortgages (cause I have no experience with those industries) what qualifications, skills, experience would you look for in employing an administrator for a brokerage, I have looked on indeed at job specs, who some state a mortgage qualification, what would that be? are there any other money/finance roles that would suite a newbie (cause I don't know the industry) I do love property and construction so hence trying to find a way, Many thanks,

There are lots of ways to get help. £10 per hour gives you £200 per month for some help with invoicing, admin, calling solicitors etc. You reinvest some the money you earn to increase capacity and make more money

Sounds great! Mortgages is not a sales job, there is about 20 mins of sale and 16 hours of admin. Its more about paperwork than people now. Plus they need and want a mortgage. Insurance is a sales job as clients have a choice to buy and they have a need but rarely a want. Hi Gary great video! I used to work with your old friend Luke Johnson as a barber in his shop and decided to do my CeMAP around a year ago. I'm now with a company on a 30k basic and 10% commission on net 15% for 15k upward banked in a month and I retain ownership of my signed up clients. They have a lot of adverse leads and I'm off to a slow start. Do you think this is a good package to build with? Thanks

If I was to write 100k in my first year, what would be the typical commission split with my employer? I’ve heard as much as 80% for me and also 10%. What is the typical percent i would take home on that 100k?

Such a broad question with many variables to consider. Employed - 25-35% Self employed and supplied leads 50% Self employed with 100% your own leads, its likely 60 to 80% as there will be a huge amount of training time involved to get you started

If it isnt submitted by application then our protection only adviser calls the client. Its about protecting the clients properly and advisers should focus on being an adviser not the number of mortgages. Do a proper job for the client or dont do the job

I’m an accountant, we have around 300 clients locally and am just finishing my Cemap exams and will imminently be qualified. Doing this to offer clients mortgage advisor service and to tap into this market firstly among clients and of course to the general public non-clients. However, keeping up with the accountancy I can’t really get a job with a firm to learn the ropes. What would you recommend as my best strategy to learn as I go along and still be able to offer clients the service of mortgage broker? Thanks. 👍

Personally i wouldnt do both... Accountancy and mortgage brokering are 2 differently skills. You will be a jack of all and a master of none. Knowing how long it takes to process a mortgage (16-20 hours per mortgage) plus then add on the life insurance for example, you will have no time for accounting. My firm works alot with accountants, and they refer to us for a kick back in commission and we work in partnership. The accountants I know that have advisers, have not got qualified themself, they have recruited an adviser who is monitored and supported by my firm or another. Hope that helps. Written = Sales. Banked = Come in to the bank. The timescale between the 2 is dependant on many variables. Make sense?

Gary how much do you believe OTE? I live in London so want to hopefully start training and working as a mortgage advisor in London where I live. OTE are handsomely good. Saw a employed HNW advisor role which had an OTE of £60-90k plus with basic salary up to £40k! I'm just worried is this all true PLUS what sort of earnings would a trainee earn in London or surrounding areas?

There are too many variables - many only make £40/50k because they dont get proper training from the outset. The longer you are in the industry and the better the people you learn from, the more you will make. It also comes down to marketing and the types of clients as well. I wrote £250k consistently whilst working less with 1 PA, but i have 14 years experience. I know one guy who writes £900k a year in London and takes 60% of that because of the deal he has with the company he works for. Get good at the job and focus on helping your clients and doing a proper job. The money will follow. Love what you do, love your clients that is #1
