Not convinced: He took an example: Bought a 100 rs property which grew at 6% that is 6 rs CAGR and took loan of 85% amount that is Rs 85 at an ROI anywhere between 8%-11% How can he end up paying 15 rs as ROI in 4 years vs income of 35??? ROI will be 6-8 rs per year x 4 years = 24 to 32, even if loan is reducing. Practically faced it.

Interest outgo is lower as loan is disbursed in tranches in line with construction progress. Interest on entire loan ie 85 here is for only about 3-6 months after which the property is ready to move in, handed over and can be resold at the appreciated value.

@jassimunjal2576 Correct. All the people who come on various media show real estate in unreal light. If one wants to buy a land/apartment/house and live in it. Then by all means follow the process of vetting the documents and ensure the price paid is as per market and live in it. But from an investment perspective, a real estate does not make sense for ordinary people. Because 1. Apartment/flat are dead or waste investment. 2. House on a land is a good investment but rental income will never ever match the cash outflow. 3. Better invest that kind of money in PPF, MF, SGB, 99.99% gold coins/bars, Good quality BSE 100 stocks, if there is still money left then invest in jewelry, debt funds, FDs, ..etc. Real estate is not worth it. WHY? With TFR coming very low, in next 30 yrs the population of India will reduce significantly. PPL laugh at me when I say so. Todays population explosion was due to the high TFR in 50s & 60s. Present population rates are below replacement levels in India. So when that is considered, that is the core of real estate - lack of apartment or land, on which the real estate is sole. This will no longer be the case. But yes, it will take another 25-30 yrs show this effect.

12:24 Bhai returns calculation mein stamp duty and gst bhool gaye. Factoring in 11% taxes( 6% stamp duty 5% GST), you won’t make much in 4 years time. Real estate is a long term game especially with high interest rates.

@@sandeepv146 RERA doesn't allow any payments more than 10% unless the property is registered. Also, most developers have lockin till possession so you can't really sell the apartment unless you take handover by paying in full

Ajitesh was good, but I don't buy your self depreciation that you are a narcissist😂. Good job, guys. The next time you have Ajitesh on the podcast, please broach the following points a) how to buy land in India (residential, commercial, agricultural), b) how can 1 protect the purchased land from enroachers land mafia etc at low cost investment example without building a boundary wall, etc, especially if the purchaser will not live on the land on possession. c) How to differentiate the genuine advisors on real estate and what's their average justified fees.

Numbers are flawed ... Reit avg return are 2-7% max ... From where he got 14% .. and baring last 2 year if u take last 10 years ( exclude last 2 years) residental RE has not even beaten fd returns forget about infaltion ... And i am talking of metro cities

What i am arguing is the numbers he represented.. check reit returns to what he said .. or even real estate residential returns what he mentioned .. 2012 to 2022.... It gave hardly 3% less then fd .. in last two years it surged .. which probably wd avg to 7% cagr .. in longer run it comes to 10% max cagr

Dumb Calculation 100 total Investment 15- self 85 bank Market value at 130 after 4 years only inflation increase. Total paid to bank in 4 years Interest 85*8.5%*4=28.9 Principal plus interest = 28.9+85=113.9 Net gain 130-15-113.9=1.1 (1.1/15)*100=7.333% total return in 4 years and not 100%

Actually Indians don’t buy real estate for rentals, because rentals in India are one of the lowest in the world. It’s the capital gain that is good in a developing world, which the actual price rise of property.

1. He missed to include the taxes(GST & Stamp duty) which sums up to 10% 2. How did he arrive at 10 rs interest on 85 rs borrowed for 3 years ? The minimum interest rate is approx 8% which brings the interest cost to approx 20 rs for 3 years. Overall buying land may make sense but flat is a loss making deal. Hello must be a builder trying to market his stuff

Calculation for 4 years EMI of 85 lakhs is 75000+, Total amount paid 51 lakhs (emi and Down payment) , property value 1.3 crore, Outstanding loan principle 80 lakhs. ZERO% return.

I have a question on this Leverage money in real estate, Bank will not give a loan to buy a second property if we already have a loan on the first property. Can you buy a first property on loan, rent it out, and complete loan repayment in 2-3 years? Then, you can buy a second property on a bank loan and repay this loan in 2-3 years and REPEAT this. is this a wise way to plan real estate growth??

Calculation is very flawed. Who will count registration, stamp duty , GST , brokerages ? It adds a cost upto 10 percent. Have done real estate investment many a times and this doesn’t work. It only works when there is boom in real estate markets

You are not giving full information on real estate if a person has a rental house to rent out it is very difficult to get genuine tenants in Hyderabad City people are bargaining too much they will not pay rent they will trouble the house owner drag the house owner to court so the task of getting rental income is NOT EASY TASK
