I always use the term due diligence but really had no idea till you gave a list to use that actually breaks it down into the three activities: physical, financial, and legal. You are a God send...thank you

I just started a commercial cleaning company but also interested and very interested in commercial real estate, more in particular buying apartment complexes of over 50 units and bringing it value by establishing something within each apartment property. I own commercial property, my advice is residential property is easier to manage and less risk than commercial property. Commercial property has a higher cashflow but a much higher risk, especially in the current market conditions. Commercial property comes in different categories, A grade investment and low grade, this is where you’ll need some good advice or due diligence before committing to any purchase. Finally for first time investors looking at commercial property, factor in the possibility of having no tenant or business in your property, ie no income from that investment! If you can’t afford to keep it then commercial property is not for you.

I'm looking my first property interest. Its distressed class C 22 unit apartment complex for starters. I remember you implying about class C being careful it doesn't need too much rehab. Question: What if the rehab estimated cost is 50% of asking? would that be an indicator?

anybody else think the expenses in the example were wayyyyy too high. With $200K in rent income I'd imagine 24 units at $700 a month, so that would mean it would cost $8K a month to maintain it- come on! Are you using Evian spring water in the washing machines?
