I agree with what he said around minute 9:50. To not do anything is riskier than following the conventional financial path to retirement.

Great video! For all you flippers and investors, just remember the 97% complete rule. All A and B lenders want the house to be at least 97% complete when the appraisal comes in. If the house is currently being worked on (or in this case Skateboarded through 🤪) even high income borrowers with 800 beacon scores will run in to problems. Glad to hear the rate dialogue. It really is the least important factor in deals like these. The plan and cash available is far more important. Phenomenal content as usual, Matt.

As a real estate investor you learn pretty quickly that financing is a big part of doing real estate business. This guy thinks outside of the box. He touches on so many great ways to finance. Maybe do a video with him in detail of all the different strategies. It will really help all the viewers

Definitely watch out for river conservation authorities when trying to do a project in their jurisdiction. You can see if your property falls in their jurisdiction by using the GIS mapping on their websites. Their original mandate was to protect water ways, they have since well over stepped that mandate and can dictate what you can or can't do with your property. They answer to no one, its near impossible to appeal a condition they put forth. You don't even need to be by a river. Sometimes just having a tiny stream somewhat near your house is enough to fall into their jurisdiction. When that happens you will have a hard and expensive time to do building additions, construct a garage, sometimes even altering a driveway is a no go once they get involved.

I found a broker who has a substantial portfolio and i asked for a meeting on how to plan for getting to and past 5 properties. The only answer i got was "let's use the owner occupied strategy to get your next one" I've never had a worse experience then with this particular broker. After a the deal from hell was over. I got the impression that i had to "qualify" to get into a secret club. I put serious thought into liquidating and getting out of investing at the time.

I've done that once, more or less it's a higher interest rate shorter term loan that can you use, where you have a property with equity as collateral against it. That was the dynamic when I did it
