European like you, i bought since 2003, 6 apartments and one shop, that i all sold already, except my last apartment where i live now in Sampa. I'm looking to buy a house like !% mns walking from beaches, just normal house like average people, somewhere on Sao Paulo, or nordeste, i don't know yet. Abraços amigo

Hello, I'm here from Sao Paulo. We have excellent beaches here, Guarúja, Ilha Bela, Ubatuba.. In the northeast there are many beautiful beaches too, and they are more touristy than here in Sao Paulo.

Yes, there was. But it is very common in Brazil to use a smaller diameter type for sewers than in other countries, So if you are going to buy a house it will come with this diameter, which is standard in the country. But, if you build a house from scratch, you can ask your engineer to create a sewage project with pipes with bigger pipes.

If you're not a resident of Brazil, you don't need to declare "Imposto de Renda" (income tax) in Brazil. However, if you rent your property, you must pay income tax in Brazil, for every payment you receive, unless your country has a treaty for the avoidance of double taxation signed with Brazil. Beside that, you have to pay property tax every year, which is either IPTU (if urban property) or ITR (if rural property).

@@maiconrenato If the property was declared on the "escritura de compra venda" at your name with your CPF with a price upon 300 000 reais, of course you have to declare it, only in goods declaration "declaraçao de bens" where also you tell the receita federal, all your goods, and wealth, you don't pay nothing but you just have todeclare. i give you an example: i have a car, 80 000 rs+ an house 750 000 rs ans 620 000 reais in my banks, i put all n the declaration, because the total is over 300 k reais.

Excellent video…. What is the best way for estrangeiros to send a large sum (> R$1 milhão) money to Brasil with minimum bank charges, govt taxes, bureaucratic delays? Should the money be sent to one’s own account in Brasil or to the seller?

For this amount, you should use normal bank international wire transfer. The Brazilian Government tax for this operation is 0,38% of the total amount. You should send the money direct to the seller. Another option, if you have a lawyer of your trust in Brazil, is sending the money to the laywer or his firm, and then he proceeds the payment to the seller. Some lawyer, specially in Rio de Janeiro and São Paulo, are specialized in foreign business, and they have contact with many banks that operate exchange payments, so maybe they can get a bit better exchange rate for your transfer.

I've been seeing really cheap real estate online in brazil. seems to low to be true but there are so many apartments that seem relativly new (maybe 10 years old) going for 15-20k USD. is this real?

No, that's not a normal price. A brand new (up to 10 years) 100m2 apartment in Brazil price will range from US$ 80.000 dollars in cheap areas up to US$ 500.000 when it comes to the most expensive neighborhoods of São Paulo and Rio de Janeiro. Maybe you're looking construction companies ads. Sometimes they show only the price you need to pay during construction (30% of the price of the property), since the remaning value (70%) you usually pay with a bank loan.

It is possible to find values for smaller apartments of 1 bedroom or 2, for approximately 130,000, 150,000, which, converting to your currency, comes to around 30,000 dollars

Hello, I'm a lawyer here in Brazil. You can hire a lawyer be of any part of Brazil. Today, in our country, all real estate related documents (such as matricula, birth certificate, certificate of lawsuits etc) can be obtained online. It's possible, also, to sign all official documents of your purchase online. So, if you have a certified brazilian lawyer with a digital key (we call in "certificado digital" in Brazil) he will be able to obtain and analyze all your documents online for you. Rgds
