I would also like to see a video on land that has no flood zones, no building permits required, and/ or unincorporated township that allows you to build without limitation. thanks

Hi J! Totally unrestricted properties like that are rare. I can tell you that I don't have any unincorporated land in my inventory right now. If we get any properties like that, I'll definitely make a property tour video for it! Who handles making the agreement legally binding? Every title company I call says they don't handle that.

Hi Jeffrey. if you really wanted to be sure, you could always have a lawyer or paralegal familiar with real estate check over the documents for you. They'll be able to let you know if there are any loopholes. Hope that helps! 🙂

Great question! When purchasing owner-financed land, property taxes are typically the responsibility of the buyer, but this should be clearly outlined in the financing agreement. Make sure to ask your seller or title company about any prorated taxes and future payment responsibilities. The title company can also guide you on any local insurance requirements.

If I buy the land can I build a house on it before the land is paid in full? And let’s say I do build a house on it but times get bad and I miss some land payments can they take my house? How does that work?

Hi. That really depends on who you're buying the land from. Typically if you're buying from an owner directly, they won't let you start building until the land is paid for. I'm not sure how it works with big banks or hard money lenders. I would imagine that if you miss payments, they might have a good shot at taking the house. Tread carefully!
