That’s perfect! Make sure you’re making a 12% cash on cash return from your entry fee of $46,000 which in this case is roughly $460 per month which she’s making $500 per month. In addition, what I would do if it was $46,000 is asked for a loan for $60,000. Why? To pay myself for structuring the deal.

Got another one under contract right now, and about to put another one under contract this Friday ... Principal, arrears, and reinstatement Get you to $200k. With the arv, that leaves you $30-40k in wiggle room. There may be transfer taxes and other fees so closing but i assume no realtor fees. Then you need to fix the property up. Can you make this work? Can you fix and flip for

Don’t forget one of the golden rules I had to learn by passing on marginal deals “the longer u own the house the more money you’ll make”. I’m not concerned w hitting a big lick now, I am conversely aiming to cashflow and pay it off over time. I’m getting a $240k asset for $50k that I do not plan to sell for cash any time soon. We’ll get a down payment and keep it moving. I’m not too concerned w equity. U have some great points to consider as well, I’m at the place where the financing is my main goal. I bought it w out any of my credit and that’s where I want to live

Im reading online it says a sub to deal is where the bank doesn't know who is taking over. How are you ordering info about the house if the bank doesn't "know"? If a seller can't afford the property you want to take over, they wont be able to buy another home since they have an existing mortgage. Seems like a TON of risk involved in the strategy.

Sometimes homeowners have equity in their homes, and use it to pay off what they owe right? When they file bankruptcy then take out equity to pay off house debt.

One thing that isn't covered here is if this is a good way to buy your forever home? If you're taking over payments for the original owner who gets the deed to the property if the house gets paid off? Can the original owner sue for the house again? So do you always have to pay that 'accelerated payment' to get the loan current. We often times see these numbers can be very high as well. So I am trying to figure out how paying 40k more than what the house is worth just to get a better interest rate makes sense. Or will the bank negotiate that payment to bring current?

Hey Kris, great breakdown video! I've been eyeing to do some SubTo's thanks to the likes of Pace Morby. These last two days I went door knocking some pre-foreclosures in Houston. Anyway, I was under the impression a foreclosure process kicks off after a home owner misses a few payments. Is it state specific when a foreclosure process kicks into gear, in regard to months of nonpayment? Thank you!

yo yo, this strategy works in ALL 50 state, and yes that included TX, they think they got their own country. When you turn them into your lawyer or title co, they may want to add some specific language, but they have to do something for the money we pay them, right. GOod luck
