Good video, thanks for sharing. Can you advise what's involved and how to undertake an analysis, as you referred to it as, so that one can determie what a properly will be worth once it's been fixed so to speak?

Yes, absolutely - 20 solds, 20 on the market and 5 estate agent options gives you a good bit of value data. I have done vids on that for sure!

You do comparables. Looks for similar properties around the area.

Been thinking about dipping a toe in these sometimes treacherous waters. Been offered a deal by a family business that locates, refurbs and tenants and property before selling on to the investor and rents (6%, they get 2%) are guaranteed plus any refurbs needed in first 3 years. Sounds champion. Except a bit or research immediately shows that the sell on price to the investor is upto 20% over market value. So they are immediately taking out any future increase in value. One example is a 3 bed house they want 77k and in the same street is a property at 60k with a sitting tenant who has been there 12 years.

Good morning, I am watching your videos and they helped me to gain a lot more knowledge about this business, this has been my dream job to be honest with you, Now i would like to ask you, how can i get involved in Deal packaging with literally no money ? Could you give me some advises please ? or what taxes i should pay to look legit even i cannot affor to open an office yet? Kind Regards

Keep it up - you can do this you simply need to learn to bring investors and deals together. However you will need just under £1k for your compliance so you can't do it solo with no money. You might give your deals to a deal packager who is already up and running for your first one to earn the fee to them pay for than compliance. So, you don't recommend to start with Flipping right away? Because I wouldn't want to be a landlord, to be honest.

Being a landlord is where the long term wealth is. Read Rich Dad Poor Dad - assets paying bills. You absolutely can start with flipping, and build up a large pot of money, but I recommend you own property for the long term.

more deals, as an investor not a deal packager. Renovations, flips, managing my portfolio and then due to cancer and recovery been chilling and travelling and healing last 2 years!
