The location i have in mind is on the same street as many very large businesses. At lunch there will be alot of people walking about to get food. However At the later evening time ive not seen many people there, is it still a good idea considering the high lunch time demand?

i think you need to do some calculations. ie. some brunch places only open from 7am-3pm and close for the rest of the day. others only open for dinner from 6pm onwards. so if you are considering only busy during lunch - is that enough revenue for your business model? if not - then you may want to reconsider. if you really like this location - maybe you can consider focusing on take out orders at night. delivery app as a strategy has grown in popularity as the demand for these services have increased tremendously throughout the past few years. if you need any other insights - feel free to email me wilson@720sweets.com

I really wish i could talk with you for advice. Im currently looking at 3 different locations each with pros and cons and im pulling my hair out. 1-attached to a busy gas station right at a highway offramp rent is 7500 a month. 2- inside a busy gas station but she wants us to modify our menu (which changes our brand drasticly) rent 2000 a month 3- destination location in a community which is our prime demographics rent 2000 a month but we have to cover construction costs. Im leaning towards 3 because its freedom but lot more work

i like 3 too. more flexibility for offering and you can really cater the experience to your core clientele. however, it really depends on your offering and demographic. if you are selling drinks, the high traffic location would be great, cause you can run volume. but if you are doing a full service of fast concept, then 3 would be decent. do consider that option 3, you can sell in the future too.

Hey Wilson. Love the content thank you. Had a question for you. In your experience do high foot traffic locations end up almost balancing with low foot traffic locations at the end of the year due to the fact that even though you might sell more in high traffic locations you end up paying a lot more rent. Interesting to see your thoughts on this. Thank you

What is considered “high traffic”? As you suggested I sat outside the location I’m interested in for 1 hour and 73 people came to the tiny strip mall (various stores). It was a Tuesday at 1pm. Is that considered “slow”? Thanks!

I enjoyed this video sooooo much, you don’t even know!😭🙏🏽 my life revolves around medical related , so now that I want to open a vegan restaurant/grocery ...it’s like a foreign language to me! And this video is so perfect at this time bc we’re looking for locations and I totally fell for the confirmation bias...I got too emotional with a location even when the rent doesn’t make sense for us!!! Do yo suggest I set my rent rate...and stick with and find locations that fit that rate instead of chasing all around town 🥰 thank you soooo much again!! Thanks for giving back! One of my mega size goals at the moment is to start my business, be super successful in it after many trials and errors ....then I come back and do what you do now, share my experiences with newbies like myself and show them the ropes so we all can learn, grow and succeed together ! Hey Willson! Great videos! YOU INSPIRE ME. I'm looking to start a dessert chain as well. I found one amazing location that is a great size and in the perfect community for our target market. I'm afraid negotiating with the landlord will lose our chances to other competitors looking to lease the property. Is that true? How can I start my research to find shortcomings, or find out if the offered price appropriate for the location?

Hey Wilson, thanks for the great video! It would be great to see some more videos on choosing a location, as I'm sure a big majority of your viewers are still in or before that stage, and as a landlord as well as business owner you must have a great view from both sides. Maybe something with a little more detail like potential problems a location might have. For me this is one of the top risks to my future business that I am paying attention to. From talking to other managers I've heard so many stories of unexpected problems their location had when they moved in. From problems with the neighbours/soundproofing, to mold in the walls, and inefficient ACs that had to be replaced. It would also be great to have some tips on the methods you use to search for a property? ie. real estate agents, classifieds, etc.? Anyway keep up the great work! I absolutely love your videos and am definitely sharing/liking as many as I can :)

The perfect location cost alot cause your likely modeling and starting from new . Good location lots parking functional kitchen walkin cooler , large patio , 120 seats , beautiful interior , nice bathrooms . All that's expensive stuff. sometimes you have start with a lease you can afford and decent menu and smaller size ,less of the good stuff but something you can sell and a lease you get out of. this guys right sometimes for larger restaurants out of the dt core is better because people who spend alot money on dinner drive nice cars and need parking.

I have a question about my idea, I want to make a restaurant (or more like a cafe) for family's and teens but it'll be concentrated on soups and desserts (and of course I'll add something else to menu like salads and stuff) but I'm not sure which location is the best for this place....🤔 (btw I just found your channel, and I want to say that it's super helpful, thank you for uploading these videos)

How do you choose the right size restaurant location, food quality , dining experience quality or quanity. High quanity low price or high quality low quanity or in between . starting small vrs starting medium size ? short term lease vs building new . starting small with large volume lease then switching to high quality low volume longer lease or owning. so much to consider what menu for what volume and size of building location.

Many people wanna start small location to start. can you sell your lease can you sell your rwstaurant business to upsize after 1 or 2 years . what's is your ideal type of foods dishs . parking ? do you want under 40 seats or the perfect number 100 plus patio space. what's your budget , high-end dinners or smaller restaurant with lots of takeout . some people want 60 seats of fine dinning with small patio for 1 cook and 1,2 kitchen helpers , 1 server or 2 servers or more . how big or functional is the kitchen do your have walk in cooler . how nice is the existing decor?

what kind food do you wanna sell high end , middle the road, or ok but lots of take out. what experience do you wanna provide high-end great nice decor, or ok food small location lots of takeout. once you narrow down the menu and or experience you wanna provide you can narrow down the restaurant size.

sometimes I forget about experience , I was gonna suggest 1 or 2 year trial. but if your experienced it's about decent location lease and menu to fit that areas demographic or can you pull a high-end crowd to different location.

Thank you 🙏. I will be starting my restaurant soon. Mine is a destination location. The land is our own. It’s on a highwAy with very low foot traffic but there’s a town some 20 minutes car drive away. It’s a rural location. The community here is chilled. I grew up here. Do you think it will work?

sick! not having to take care of rent is a huge thing! saves you 10-30% of revenue! working or not depends on whether your offering fits your clientele. are you offering a grab and go for people who wants to take a break from a long road trip? or are you offering the town special that only YOU can serve? IE. if peach is a huge harvest in your town, do you make the best Peach BBQ in the area? (something novel and only you have.) cater your offering to the clientele you want to serve.

Thanks for the video !! I am plannings to open a kiosk , however location i decided was a destination one. Rent was low however the footstep was down when i checked it in the peak time. I was actually falling under confirmation bias. Now i will be looking for different places and would finalise the best one ☝️

I am planning to open a casual dine in restaurant in a fast food area line, which is side of highway and very visible by traffic, by the way my type restaurant is asian food, could it be affect my restaurant if i offer a casual dine in there + the parking spot pretty big
