We bought our RV lot north of Robbinsville NC in a beautiful area called Stecoah Valley RV this past summer. The lots are 70'X80". It's beautiful there. Our little piece of Heaven.

I'm still wondering how the sale day unfolds. Sounds like a lot of pressure and stress to look at several lots and buy one that day before someone else commits to buy it. I heard lots of great interview questions asked but not much for answers from Cree. Thanks Mike and Jen for sharing your experiences.

Nice video. It was evident that Cree was reluctant to provide any information that was in direct competition with their business, selling property. Your tips were very helpful. The most difficult for us has been researching local zoning laws. Every county in different states has their own zoning abbreviations and restrictions for residential land. I think we might make the time to stop in TN on our way home from Florida to check out the property. Where is the closest hotel(s) to Buffalo River RV Land?

Hey Mark. Hopefully you haven't left on your trip yet. We actually stayed in this area when doing a photoshoot for Jayco last summer. The hotel was called the Commodore in Linden, Tennessee. It was a pretty cool historic building relatively close to the area.

I paused video at 9 minute mark and wanted to chime in. It is absolutely ridiculous and reprehensible that "good rv land is hard to find" and more so... companies like mentioned here charge you exuberant prices in property sales. I know for a fact that when you look at "land" along appallachian mountains... you can buy land for $20-50K for 10-100 acres... not $80K for 5 acres. That being said... organizations and developers have been buying out land and basically selling it to folk like yourselves for a significant premium. Just for reference.. $80,000/5 acres is $16K/acre of completely undeveloped land that you then have to spend another $30-50K to develop. At that rate you are crossing over into $$$ in terms of spending which goes against the very thought of having "affordable" living arrangements. RVing is a form of glamping... spending $150K on seasonal rv camping spot seems like an overkill. If entire shebang including septic and rv pad and electrical hookup and soup through nuts cost $30,000 smackaroos... it would make more financial sense. Once you start crossing over into 100K+ category... or even 50K+ category, it would make more financial sense to buy an old delapidated house with acreage in the area and have it already ready on day 1 sort of deal, septic, electric and parking included. These developers, in my opinion are taking advantage of the people if you ask me.

I 100% agree. It's crazy paying that for raw undeveloped land.

This lady, not the host, the lady being interviewed. Her answers are phrased in a way to make people give up and buy her land already developed. She just motivated me to find land and spread the word. I'll start around her development because I believe they do not own all the land there, they buy and sell on demand.

Totally agree with clean restrooms at Wawa on east coast. Wawa is expanding from VA through GA. Wawa is not quite as RV friendly as your Pilots and Loves, BUT their coffee is BOMB! Many love their food. I like most of their foods, not all. Being from Philly, wawa subs can’t compare to philly hoagies 😂 but still good (less meat on them-good rolls are key). In the woodlands-do you have to clear your lot of trees, shrubs, etc before septic/well install?

For buying land in Tennessee for a small RV lot, are there any special permits? Or who would I talk to just to let them know I am buying land for that reason, just to avoid any trouble?

I have some reservations about land that has no HOA or other type of control over lot owners and usage. Sure, subdivisions with houses do not want a lot next to them to be just an RV. But if you want an RV-friendly lot, I can think if a few things you don't want the owner next to you do. Such as use his lot as a vehicle repair business, or to store old equipment, or accumulate non-working vehicles, or not repair a damaged shed/garage/barn/house. Maybe you don't want the neighbor to have an old mobile home, or keep his business's dump trucks on his lot when they are not out working. What would you do with a hoarder? Or a guy who clear-cuts his wooded lot and sells the lumber? Sets up a shooting range and invites all of his buddies to practice every Saturday? I think most people would like a neighbor or a neighborhood with people "just like me, or better", but how often does that happen?

Just because there are no restrictions on a piece of property there are still county ordinances that must be followed. Also city or town. I lived in the county and my distressed vehicles got written up. Even though they were licensed and insured. At the time I was working on my dad's car and was changing out the interior. The one vehicle was untitled so I got rid of that vehicle when I was done. The rest I put in the garage until I was done working on them. I don't repair vehicles anymore only maintenance which is perfectly legal. I can see that may be a problem but in rare cases. I would check with the county and report violations. I don't mind looks as much as noise. If a neighbor don't keep up his or her yard that's no problem as long I don't hear loud motorcycles or car mufflers or lack of them. Most people are country like people and make good neighbors in Tennessee and other rural areas. 73

COMMENT: I understand the ERV issue as it relates to charging stations, but I have to assume if you were at a campground with full hookup an ERV would be a able to charge it’s batteries while at the camp site.

I’m not interested in RV land. We would be interested in owning RV lots in RV parks because we like amenities. We are RVers not camping people in the woods alone around a campfire. We us our motorhome for travel, sightseeing and visiting places we never been. We currently own our RV lot in Florida. We have tons of things to do. Entertainment every week etc. but we also can jump on a cruise ship and take a vacation. So we would be interest in buying multiple RV lots around the US with amenities. I understand you both like quite and walking through the woods and snow
