Sean, you're such an inspiration! I'm absolutely in love with hospitality. I have 5 stars hotel background, and actually I own and operate two units. Your videos are straight to the point and we have kind of same high standards. Thanks for sharing all your little secrets with us!

Thanks for these tips! I am paying astronomical rates for fee-based cleanings and I have to look into hiring staff to bring these costs down. You didn't say what hourly wage you typically pay. I know this will vary by market so maybe you can share your wages for a higher cost of living market in the US such as DC (where I am), SF, LA, Miami, or NYC. Also, I see this video is from 4 years ago. How have you been managing all the short-term rental laws/licenses that have since gone into the effect?

Hi Sean! You are giving great advice in each video. Thank you very much! I like your ideas and I am going to do what you teach. By now I don't understand how do you manage an access to the big buildings for your tenants. Usually buildings have some kind of lock to get in. How do you overcame that. I would appreciate it very much, if you tell me your secret :)

Thanks for so many helpful videos. I've just about finished setting up my first Airbnb, but it's out of state. I have a family member who has offered to assist me in finishing the set up (and do some co-hosting for me as needed afterward). How much do you think an assistant should be paid to do set up? I'd say I have 2 days work for her in terms of placing/installing and cleaning to prepare for the first guest. The minimum wage in the area is $8.70 an hour, so I was thinking $20?

So you pay by the hour. Wouldn’t it be better to pay by the task (a listing), to prevent time theft?
@AirbnbAutomated

Then you risk rushed work. So the trade off is preventing time theft or risking poor reviews and increased refunds
@alexanderchenf1

@@AirbnbAutomated Thanks. How do the refunds work? so when the next guests show up, get disgusted, and you pay a percentage back? Or the whole thing back and let the guests book somewhere else (your other properties)?

It depends. If it’s a minor cleaning error. You’d likely owe them the cleaning fee. And you’d have to send a cleaner back immediately

Can I ask you a question? I feel weird because everyone can see this... I'm a cleaner. Just started cleaning in general about 7 months ago mostly just peoples houses not airbnb's. (I actually really like it though) I have a working interview with a guy on Sunday who manages 50 airbnb properties in my city. I always say whenever I rush I mess up and I know this to be true! I always always do a bad job when I try to go fast. Maybe not the whole entire place but I half ass on one section and it really comes back to bite you in the ass. But you have to go fast at an abnb place! So I just don't know what to do. I don't know. I feel like if I go too slow he's not going to hire me and if I go too fast and make mistakes he"s definitely not going to hire me
@AirbnbAutomated
3 жыл бұрын
The cost of the mistake is 50x more than the cost of taking an extra 30 minutes. The person who plans and schedules all cleanings needs to know each of their team well enough to know how many units they can clean effectively. What city are you in?
