you are so generous with your information . appreciated and I am sharing this with some folks whom are Cornish but unable to find a place to live because of all the developers and property owners that are buying up multiple holiday properties here , the knock on effect is that they are turning some towns here into ghost towns during the winter months and longer . So this is valuable and will put them into a much more empowering position to remain on their home land where they were born and bred ;D

Thanks mate. I literally just used your suggestion to find the owner of a bit of land that I was *really* interested in. I was hoping it would belong to one of the farms nearby, but no, the land is owned by 3 toffs (including a "Lady") who all live in separate rich-sounding estates all over the country😞 I paid £6 to confirm the owners and the boundary. Gutted though I am, that was £6 well spent, thanks again for your advice, otherwise I would never have known what to do buddy. Right, I need to start another search...

Well least you know now but just keep looking mate and you will always find the rich putting their money in land. They own so much of the UK because they know it a good investment and they get paid off the government just to leave the land as it which is more than a bak would pay. But you will find some mate hopefully sooner rather than later Good Luck..!

@@CherylRushton Like anything there is going to be some learning involved and growing garlic which is called the mortgage payer. Speciality mushrooms once you get started it is really simple to carry on and lots of videos on KZitem to teach you what you need to know. They are easy to grow and you get high returns but we are not talking about button mushrooms we are talking about, oyster mushrooms etc that you cannot find in supermarkets. Also, microgreens which is any green that will grow and be harvested in 10 days. People will always say that bit more for fresh salad bags etc, people say that people will not pay extra but they will. This is where you educating your customers comes into it. Telling them the benefits of freshly picked greens instead of weeks old greens that have travelled around the world and have no nutrients left in them by the time they get them. People buy £5000 handbags which do the same as a £10 handbag so how does that happen when these people say you won't sell. It's getting to the right markets and showing your produce in the right way. It is going to be a learning curve there is no getting around that. Nothing in life is easy but it does not take long to do a little reading and figure out what's best for you to grow. I( charge £500 - £1000 a day for the same service that people charge £100 a day for because I have earned it and they know that the job will be done right etc. You will find that it's going to be learning but watching channels like this will help you rather than just thinking what shall I do...? Also lots of other channels then learn about how to market your products and before you know it you will be in profit. Just type in the most expensive salads and also how to market your produce to top-end restaurants and budding cooks. People are becoming more aware of where their food is coming from. They are willing to pay more, you just have to learn a little about marketing and how to present your produce. But do not think it's about making lots of money its about a lifestyle choice and making enough to live a decent life. I will be doing videos on this in the future but there is a lot of information out there already. Just do not fall into the trap of growing all the cheap things you can get from supermarkets. You can grow that for your family but not to sell. Stick to high ticket items and I cannot say which they are because you will need soil tests to see what grows best. But mushrooms and garlic are easy to grow mushrooms grow easy in sawdust and used coffee grinds etc. Honestly, if you had a lovely farm shop and showed your produce in the right way. You would attract passing customers and they will tell their friends and so on. But it takes time like anything easy to grow is not what you want Don't even be thinking about what you want to grow yet just watch as many videos as you can and read as much as you can. You will see people making a good living on small plots. Just get the land it will only go up in price so there is no chance you will lose money and then start to build your farm up. Start building huge piles of compost if you are growing things. Plan out your farm and one step at a time and by the time you're ready to start growing, you will know what you can grow best and sell for a good profit. Just go out and get your small farm and start your new life

Hello Craig, brilliant Stuff, love the channel, hit the drink after years sober and been in a dark place for a while, nearly done something stupid a few weeks ago but thank God I didn't, anyway back to the land of the living and have found meself on a bit of land that hasn't been touched for years, been told a women owned it and past away, done what you've suggested and it's coming back saying, land lying to the south of blah blah Rd, blah blah. Tenure Freehold and Sorry there is no Paid/value stated information avaliable for this property. This is like a " Field that time forgot ". The only access is by river at the moment, I live on a boat, the original access was though a allotment. Any advice would be really appreciated. Its great being sober and watching your channel, it's Inspiring, ain't got the money to buy but was thinking of Adverce Possession. If this don't work I'm gonna sale boat and buy a bit of land, already got Gopro for me farm and KZitem channel. Thanks. Al. Ps. You should do one on a new address as if you buy land of a farm, the address will still be the farm adress which is a nightmare for customers to find you I'm looking into it at the moment.

Great video, one question - how do you find out how much the land is worth, without going to an estate agent who may have developers on their books that may trump you and offer the owner something better?

You just have to come up with a price you and the seller are happy with. You want to go out and ask around local farms that you see the land they don't use maybe it overgrown and they can't get the tractor in or country shops like I did. I found my land by asking in a horse tack shop and they pointed me in this direction and that was that there was only me and the seller and our solicitors involved. If you find land like this keep it to yourself and do not tell anybody or it will spread like wildfire that it's for sale and then someone will offer more than you. It also depends on the seller they might be a man or women of their word and once you have come to a price they will stick with you

@@annepower3313 Just try this I always ask people when I'm buying something what would you be happy with..? Because you may offer more and once they give you a price you have something to work with. It may need fencing or drainage adding to the land and you can negotiate a bit. They may want way more than its worth what you want to do is try and find land sales that have gone through in that area over the last year of similar size and go off that price, but it will be around 12 grand to 15 per acre but it depends if it has water electric, building all sorts can affect the value of land..?

@@annepower3313 You can't you just have to start a small farm business and go through the motions of living in a caravan of log cabin for three years to see if your farm is profitable etc. I have videos on that topic. But if you start a succsefull farm you will get the right eventually but its not garaunteed

Just searched my 1st bit of land I’ve spotted using this method. Only belongs to a ‘sir’ somebody who’s daughter is married to David Cameron and he owns 6000 acres of land haha. I doubt he will want to sell a peasant like me any of that 🤣. He lives a 5 min drive away from me. Who knew we was so close to the other ‘half’ ay haha

Lol, there are people who own a lot more land most of the land is in the hands of a couple of families. But they were only given the land which was stolen from the people then rented back to the people who actually owned it in the first place. I wish I was around back in the time when I night was given a whole county for being loyal and Ide be a duke or something lol Duke of Nottingham would be a good one..! lol

@@Steve_Van777 Well Is was the last time when the duke of Normandy invaded and that's why we have a thousand-year monarchy which gives certain counties to knights and made them dukes etc. They were loyal to the crown and it's now been in their families for so long generations that they look down on us but they only have it because one of their ancestors licked the arse of the king or queen that gave them the land that they still own and are still called Dukes or Duchesses and think they are blue-blooded but are just the same as us. It's all BS really and should be taken back and shared with the people of this island nation. Just like the great land rush of the west in the US, but that will never happen.

You might be able to but it still could be owned just not changed hands since 1990 when it started to be compulsory to register your land. This is why I say put a trespasser sign up with a phone number on it and just by a £10 phone then when it rings you know it's about the land. But you have a better chance to claim if it's not registered but I wouldn't move straight onto the land..!

There's a large plot of land behind my flat, is on the edge of public woodland on one side and mainly council owned properties on the other. There is bits of old broken fencing around it (just post and wire)I suspect it is council owned but is neglected, overgrown with brambles etc. If it is council owned will it show up on the registry?

It all depends if they have registered it, but sometimes councils don't even know they own certain plots of land...? You can do a check on the land registry to see if it is registered to anyone. If it's registered you can see who owns it the price will be £3 for the deeds so it's not much and will save time and effort to find the owner. But councils if own and sell it they always put massive clawbacks and covenant on the land so you cant build a home or live on it without giving them 80% of the value increase so if you got planning to live on the land you would increase to hundreds of thousands and you have to give them most of the increase in value. Councils are really S---t H---ds when it comes to selling their land.

Hi just go to any solicitors that deal with land or property purchases and ask what they charge ..? Give them the value of the land and also check for any reviews for the solicitors you use. Or you can use a conveyancing solicitor who only deals with land purchases. But try to find someone who can recommend a good solicitor for you to use. I used one recommended and it all went smoothly. But apart from that, I don't know where you are based etc so don't know of any solicitors around your area to point you in the right direction. Make sure when you choose one that they do all the check for covenants and clawbacks first before you start going and further.

You can't really but you can build a woodsman cabin to take care of the woods and the trees are hiding the cabin. Just put blackout blinds up for the night and then pull the postman up and tell them that it's is so and so woods and they will post to it. then after 4 year 1 day rule you can put in to live there forever right of lawfulness there a video on my channels about it and in the description there is a family that done just that and many more also

I just need a tiny patch of woodland or a tiny patch of a farmers field so I can just pitch up permenantly. I'm suffering living in a town, concrete all around and no peace and quiet. My health is deteriorating and the only time I feel at peace and well is when I'm in nature.

@@jaynereilly9059 It's just finding that piece of land or woodland. Plus if you just pitch up then you will be moved on unless you start a small rural business on the land. Woodland is easy to hide out in or behind and you can like I've said just put blackout blinds up and make sure no one is walking through the woods which is hard as there is always someone munching around..?

Hi no not really it may have been in the same family before 1990 when. is was compulsory to register land after a sale. But you have better chance to claim the land if it's not registered as it may have been left for god knows how long...? The only way to find out is to stick the trespassers will be prosecuted sign on the gate and see what happens if anyone calls or not..?

Hi it will just show no records but that might because it hasn't changed hands since before 1990 when all land sales etc had to be registered so it won't show and deed for that land

@@googlelimp9834 It could belong to local farmer first I would ask the locals. If it belongs to any government body they will not sell it and if they do it will be full of clawback and covenants etc. So do a bit of local research and see if anyone knows the owner if they don't. Then put do not trespass sign on the gate with your number and if the owners local or visits the land he will call you asking why your numbers on his land. Then just explain to get in touch with him. If know one call after few months starts using it and let it out to graze horses and go for adverse possession and claim it free.

Hi, you have just got to look at the deeds for the land you are looking to purchase and before you actually buy it, get your solicitor to give it the once over for clawbacks. The seller can not hide a clawback from you as you have to enter into that clawback willingly.

Please try again entering the postcode in the correct format.'' I tried caps-no caps, space-no space.. I'm from Canada maybe I don't get how postcodes works in the UK? If you scroll down it will have a list of how you can search postcode, Map search etc so just hit the map search section then it will take you to OS Map find the land it will ask is the land in the blue circle and then it will bring up the deeds or no deeds if unregistered

Done this but the blue circle can only be applied to a house (previously you could select specific land/a field) and when you stretch it out it covers more land than you need so more difficult to find the piece of land you’re after. Think they’re making it harder for us 🤔

So if you click on the bit of land you want to check but it’s not owned or registered, would it still come up to pay to see its unregistered or would it just say it’s unregistered without you having to pay to know that?

No it would show no deeds availabe..? It wouldnt cost you anything

Sorry late reply some comments dont show up, you just have to do local research and electro rolls etc to try and find anyone who may have owned it in the past. Or you may be able to claim it..?
