@@taylortango7889 leverage can still be very dangerous, it doesn’t always guarantee success like it has for the last decade. Markets are extremely frothy and over leveraged right now, I would tread carefully.

You dont need a real estate license to purchase properties but it will help your financial literacy if you have a license and of course can open more doors for you. I dont think Ale even has a real estate license. He just hires someone that does to help with his transactions.

Live it Alejandro! Our education system, both in the US & Canada is broken. They don't teach financial literacy at all! And like you said, the old mentality of debt is bad is so upside down! My wife and I have been investing up.in Canada for about 4 years and have been able to reclaim our time via passive income every month. Not to mention the equity gain you talk about that allows you to pull out money and go shopping again. Real estate is such a great vehicle! Would love to chat about the US real estate game.

Real estate transaction fees, vacancies, cost of property management, property tax, repairs and upkeep, and you don't actually have the money unless you sell. All things to be considered. Yes you can borrow against it if you have adequate equity. In your first 918 example...were you not making car payments for that year? You must have paid at least $60,000 in car payments on a $400k loan. If you had put that $460k into an index fund or bit/eth would it have done better? How about investing in a REIT?

man I gotta watch this again! I don’t understand how it only has 45k views??? Like I remember years ago he used to get millions of views Bc he posted exotic cars everyone wants or wanted. Now that he has stopped doing that at the extent he did people are ditching his Golden content teaching us how to acquire what he did and idk why these people won’t take advantage of it. Salmondrin reminds me a lot of my self although I’m very young lol (18) I been sellin cars as soon as I could bc before that I saved every dollar I made. enough with the rant tho I just wished he got the attention on these vids he deserves. 11:49 "If you know what you're doing..." Oh boy, that's a huge IF. I'd like to think this is something you can teach, but I think most people who end up in huge debt and bankrupt do so because they THINK they've got debt figured out and then it bites them in the ass. It's nice to ponder all these amazing returns by talking about properties that go up a lot in value and make you money on the way there (especially if they generate more income than your debt payments), but those are not the norm. Telling people that debt is useful is not a huge revelation or that valuable. The hard part is finding something worth going into debt for.

Biggest mistake of my life was cashing out all of my tesla stock in 2019 to pay off my house. I listened to parents and missed a 10x+ return on the stock over the next 2 yrs

Aroe, don’t beat yourself up over that. You made enough to pay off your house and that’s huge. Yes right now it might seem like a missed opportunity but if you don’t time the peak perfectly (which very few can do) then it could have all come crashing down. Tesla is insanely overvalued right now and I don’t know when but it will fall and when it does it’s gonna crash hard.

Fck that, as long as you have seen green that's all it matters. Tesla stock has rarely increased based on fundamentals, so it would be a gamble. That's literally the mindset of a gambler. If you are investing on markets long term or day trading always keep a journal, write all your whys, your mistakes, your spots, your theories prior to buying, etc. Plus if you had that much stock, you could had sold contracts (check the wheel strategy) and made enough money for you not to liquidate all your position. The later is one way I found to mitigate the FOMO mind, liquidate to cover the base investment or part of it and remove enough risk to not make me sweat if I still believe the price or the market is hot for a stock. Getting the spread money is another way, is not 100% safe but it's the best way to get actual gains despite the movements of a stock.

Do as a young person interested in cars you are a real inspiration. I recently purchased my first super car after saving up for a year as a software engineer. After watching this video I am thinking perhaps I should have umm used the money for some of the stuff you are mentioning here.

You made the system and understood how to invest with a loan. If you understand how to take advantage of a loan and get the win. But I think if in real estate you always need to have another source of income.

The only risk here lies with what property you buy. 1. Is it going to increase in value? (given the current times that can't always be said for sure) 2. Is the property attractive enough for tenants (be it commercial or residential), should one move out, how quickly will that place be filled? If you lose that income you will have the same sort of debt as buying your own house where you don't have an income out of it. Not to be negative about it, but it's not all fluffy and soft in the world, not everything is perfect. Maybe you could elaborate on this topic? I enjoyed this video and appreciate you sharing your experience with us all.

I took a $30k loan out to lease my first $100k performance car 8 years ago. Haven’t needed to borrow any more for my last 5 performance cars as I leveraged the equity in each “rare-ish” car to pay for the next. Go debt! And it was paid off long ago.

The 918 example is strange though because he would still owe 400k to the bank plus interest. So if he paid cash 800 and sold 1.2 hes profiting 400k. If he sold 1.2 , already spent 400k, and loan+interest is over 400k slightly, hes making slightly less than 400k on the sale

Essentially, leave you BP (buying power) for properties that will give you a great ROI (return on investment) and either live in your apartments or rent them out and you yourself live renting somewhere to allow for your full buying power to be working for you with your loans. Once you have enough revenue from your investments you can go and purchase a property for yourself

I was looking to get a rental house and was planning to put down about 65% and getting a loan for the other 35%. So it would be better to actually only put down a smaller percentage and get a bigger loan? Loved the video!
Put as little down payment as you can. Always hold on to your cash 💰

Actually, since I see that you’re bothered and express it sometimes in your videos, let me tell you that from a viewer’s perspective, I’ve never noticed any hate or improper comments. Coming here and watching your awesome videos, following you on Instagram and Facebook, I really cannot see where your annoyance is coming from. it's probably outside his bubbles, in his own channels he probably gets a ton less hate but i bet on other channels or on places like reddit, etc, there's a lot of discussion about him and about where he's made his money, with people making assumptions and stuff like that. Due to his content being about cars, his stuff gets spread to a lot of different communities. In his last video he seemed bothered by the hate on his Galpin Ford truck, I don't recall seeing a lot of hate but I'm not surprised by his claims, the project had pretty big aspirations and people bash odd projects like those (offroad sport truck but luxurified, claiming "Rolls Royce" levels of quality, etc)

A few things to break down here... One of the things you explain about not buying a house first leads to delayed gratification, which means rather than buying that really expensive car or house for YOU, invest that money and delay the gratification. If you invest and make a killing of your investment, then instead of buying a million dollar dream house, you may 5-6-7 years later be able to buy a 5 million dollar hour or even 10 million The other is...a house is an asset...it's not. It is a liability. You PAY rent every month for decades and make no money off your own own rather than buying an investment property which can pay for itself and even make income, you MAY lose money if you buy too high or in a sellers market, but if you do your research you will be good Ale, thanks for the videos. My goal is to eventually have the profits you make from investments pay for your LIFESTYLE

Just bought my first property.... a house.... but I rent out the rooms so my monthly out-of-pocket expenses are only like $400 (includes utilities) on a $2650 mortgage (+ utilities). This makes it an income-producing property and voids the "don't buy a house for your first property" rule, correct?
