Hey Coach! Love your latest book, is hands down the best of any I have read! Could you cover in a follow up video SEC filing / registration considerations with regards to raising capital from either Private Money Lenders or Private Money Partners? Active & Passive) (Sophisticated & Accredited Investor Rules) Basically when is a private money agreement exempt from SEC requirements vs when do you cross that line and need to file? I thought at first it was only for national syndications but then heard that could be even for one partner depending on conditions , which is what scares me.

Would depend on your current debt-to-income ratio and credit score. But yes, your rental property would add value to your borrower profile.
