Some things to consider for the new pond: With the sides all being walled off, its going to prevent pretty much everything but birds and bugs from living around and in that pond. It also can create a bit of a public safety issue with the path along the wall where if someone fell in (especially a child or other assisted living persons) they would have no way they could get out. Having sloped embankments can provide a nice transition for wildlife and vegetation to grow and live, which also provides a nice buffer for runoff and erosion. It also reduces the possibility for someone to fall in, and be unable to escape. Its my opinion but this generally looks better as well, I've typically mostly seen the walled off version in more commercial settings.

exactly, it looks more like a reservoir than a pond, it's too brutalist for the centerpiece of a neighborhood. but you made a good point about it also being dangerous, there is a reason why reservoirs are fenced off or have slopped walls, it's so it doesn't become a death trap for anything that falls in it.

Absolutely thrilled to see such a desireable new neighborhood get good bus access! Two pointers about the route, however: 1: Buses and trains are best if they complement each other, and if your route only has to travel 1 extra block to have a direct stop at the train station, it most often will! Having the new bus route stop right at the same stop as the other one in front of the university train station helps interconnectivity, supports transfers between bus lines better, and reduces confusion for passengers. 2: The bus travels basically all of downtown bend already before making it's first stop coming from the bridge; can you imagine how frustrating it would be as a passenger to drive right past your destination in downtown and then have to walk 6 blocks to it? I know you probably don't like adding a bus stop on an arterial but in reality I think you'd see a bus stop right after/before the bridge, especially since this is part of downtown already! Really hope you can make these two small changes, as they'd improve both realism as well as make taking the bus way more convenient for your citizens Either way, I'm super hyped to see what sort of Development Bend is going to go through next, I'm fully on James' side that Bend should be the main city in the county, and hope to see Downtown Bend go through more upgrades in density!

With the retention pond, an approach taken in the UK is not to quay wall it and keep it very natural and use it as a means to improve the natural environment and stuff. It's normally a main selling point of them (to my limited a-level student knowledge). Also, in a neighbourhood like this there might be retention ditches running alongside roads to help carry that water to the pond. I'm having to keep myself from fulling nerding out here but I love the idea, keep these videos coming!

my only problem is the pond, it doesn't look like a pond, it looks like a reservoir, it looks a bit brutalist and lifeless for something that is supposed to be a leisure space. I say remove the quay wall and break the geometry so it looks more like a natural lake. also I'm not sure why you don't use more mixed housing. the lake front homes sound perfect for mixed housing. who wouldn't love to sit in a small cafe or deli with a view of the lake ?

Yea, seems too formal for the area it's in, and kinda big for a pond? Although eyeballing it compared to the high school sports field, maybe it's like 2.5 football fields? 250-300 meters? When does a large pond become a small lake??? 😂 Reminds me of the reflecting pool at the Lincoln Memorial in DC in terms of the style with the quay walls - just the formality of it

I believe that the Bridge St. Bridge should be either a cable-stayed bridge or a suspension bridge. Consider this: it leads directly into downtown and should serve as a representation of the city of Bend. The current newly built bridge looks no different from the other bridges that cross the river. The City Council of Bend should ensure that the newly built Bridge St. Bridge is regarded as the "Gem of the City," unique to the City of Bend, especially given the amount of money the city has invested in improving its infrastructure. Perhaps something similar to the newly constructed Frederick Douglass Memorial Bridge in Washington, DC. This bridge significantly improved the city's aesthetic and includes pedestrian pathways that connect the trails and Riverwalk parks on both sides of the river, catering to active runners and bicyclist.

What a wonderful addition to Magnolia County. The only thing I did not like was the quay-walled pond. I think it should have sloped embankments. This way, the pond can be utilized by ducks, swans, geese or other wildlife. Additionally, people can go kayaking, use pedal boats, and there can be RC boat events. Also, if possible, customized park area could be added around the pond.

Would love to see Bridge street eventually get Bend's first light rail transit. It's a perfect spot for it, and would provide a crucial link between East Bend and Bend. An awful lot of episodes are just sprawl based developments, so the focus on densification of Bend is a welcome change from the usual. Hopefully we see a little more. Hey, just a fussy little thing about the Magnolia County logo. It's amazing, it really is, but something I've noticed is that the bar on which 'MAGNOLIA' can be found has no clear border on the sides. From a design standpoint, it might look better if it used a border, like the beautiful-blue border that envelopes the shape at the bottom (COUNTY to STATE...). Just a peeve, and I understand that it may not be changeable. Anyway, the video was great, once again I love the stories integrated into it, keep it up! seeing the whole area made me realize how few bridges we have in the biggest cities here compared to bend! The capital has only 2 bridges linking it to the other side of the river and then the next bridges are hours away...

Watching these videos have made playing the game more fun. Thinking about my city from a connectivity perspective. Letting it grow more slowly instead of massive growth really fast. Now I just need to pay attention to controls on things like Move It. Didn't realize you could raise and lower height which will be a game changer for a city I'm working on now.

I like the bridge! But perhaps it could use some sort of truss or other decoration?

The area on the inside of center street and the ramp seems a very natural place for a retention pond. Love the series, been watching channel for years

Just noticed and maybe been watching too many vids from RCE, but good to see you adopting the strongest shape mildly into the layout of the area

I’d like the bridge to be a little more ornate. I think it’s practical but every bridge in the area looks the same. I live in the SF Bay Area, a region where every day millions of people cross the bay using its bridges to get to and from school and work. They are not only an integral part of the connectivity of the region, they add immense character due to there design. They interrupt the mundane sameness of our roadway network with unique designs; bridges like the Golden Gate Bridge, the Bay Bridge and the Carquinez Bridge brake up that continuity and add some much needed change during our commutes. I feel like adding decor to the bridge would add character not only to the city of Bend but to the region as a whole!

I feel that something that could improve the build is a path next to the highschool sports complex between cedar and main to give some better pedestrian access. I know that a desire path would probally show up soon enough... Kind of a shame that desire paths arent in the game, be neat if probally exceptionally laggy...

I feel a bit off about the key walls used around the retention pond. Unless it will be a foot deep reflection pool or dry for most of the year, there could be a big problem with loose pets, wildlife or even people falling into the pond and drowning. I suggest leaving at least one side as a grassy slope for a way to get out or in for maintenance. I really like the merging of the elementary and high school buildings and facilities. The elementary school now looks like the kind of McMansion houses we built in Sims 1 when we were kids 😆 The high school has a lot of open space left for small sports facilities. Right now you could add tennis and basketball decals that should fit in

The detailed story telling take priority over waiting for signature buildings. If it fits the story and the area cheese to your heart's content!

Great Episode! That bridge is triggering to me though lol. It looks like it dips in the middle of the span...

Hooray for fences! I’m from the Bay Area and live in LA. Fences are around nearly every private property and school.

Nice neighborhood. Where you moved the small parking on Cozy St back a ways, you could put some decals for disabled or EV parking spots. They won't get used in-game but you could place a vehicle prop there to make it appear in use.

James sees progress and that is a plus and he is even asking for permission, if anything this all being well will bring more to their community and pockets! Love the story of MC and here for the future of the series. Would love to see more density pop up with the increase in population, office and cooperate jobs might relocate due to possibly lower taxes and availability of jobs in bend

Watching the Bridge St. bridge spanning a wider portion of the river, I couldn't help but feel like an island (albeit man-made) might be fitting somewhere along the span. I think it'd open up some opportunity to get more creative w/ the bridge, not to mention could serve as a really neat place for some public and/or private amenities (park, entertainment, etc) situated between the new development and Downtown Bend.
