This was really well-explained and informative! I also was under the impression that you paid 10% of the government loan; I was not aware it was 10% of the property value. Thank you for clarifying that point.

This is one of the best videos I have seen. Thank you so much. I have watched many videos saying we can pay 10% of the loan (HTB) rather than the value of the property. It's also very helpful and easy to understand when writing down all the mats.

Fantastic video man! Loads of people seem to think it's an interest free loan. While technically true, I don't think most people know it costs around £1,000 just to pay it back.

@@SelfInvested at the moment I am weighing up all my options, but I'm more drawn to saving up the deposit needed and going for a full standard mortgage. I agree with your predictions on the market prices falling and I'm personally going to take full advantage of that if/when it happens.

@@NicoleTheAlchemist So you’ve watched my latest video already? I don’t think that’s a bad idea. If you’re a first time buyer, you’ll still have no stamp duty to pay on properties up to the value of £300k. If you go for an existing build, as oppose to a new, the property prices will be lower for equivalent properties. If you’re up for going for a fixer-upper, you could possibly get a bargain and add value!

Just subscribed, really clear video so thankyou! Do you know what the RICS evaluation is based on? My flat was bought at 330 but it's on the market at 280 due to covid and ideally will need as low as possible RICS evaluation to help minimise the equity loan. Do they just take into account structural bits or will it reflect the current market dip for one beds? Thanks

Thanks for the sub 👍🏿 From what I understand, one of the things surveyors look at is how much similar properties are being sold for in close proximity. So, if there’s been a dip in the value of similar one bed’s in your area, then this is likely to be reflected in the surveyors valuation...

When you say "servicing the loan", do you mean 'paying the interest'? If so, then no, it's not taken into account - other than you'll need to be up to date with your payments (not in arrears) - at least this is my understanding...

The minimum repayment amount is 10% of your property’s value. Does your credit card limit have a higher enough credit limit to cover an amount like that?

Hey Tom! Thank you for watching! I didn't actually use H2B, sorry, but I don't see why they wouldn't accept the valuation if it's done by a RCIS surveyor, who isn't a family member or friend. The only reason I can think of is if the valuation is far less than they were expecting.

Thank you! I'm glad you enjoy the videos! As I understand it, yes. The loan will still be over 25 years, but it's worth checking with you local H2B agent to make sure. Do you know how to do this? Also, the earlier you pay it off the better, otherwise the interest will continue to rise, and it's likely your property will increase in value so the loan you need to repay will also increase.

Hi Lemuel, thanks for your videos. In regards to the repayment of the equity you said that this has to be minimum 10% of the value of the properti, this means that anything more than 10% can be done? Like 11% 12% 20% etc etc Also counting the 10% could you repay remortgaging for example 5% and paying cash 5%? Last question, in regards to the selling price, if the value of the property is too high and you cannot sell at that price, can you ask to revalue the property?

So I just spoke to Target who manage repayments, and they said you can repay any percentage above 10%, so 11%, 12%, etc. - it doesn't need to be a multiple of 5% or 10%

If the help to buy paid 20% towards the property excluding flooring, intergrated kitchen and other touch ups renovations (which increase the value of the property) , but the valuation of the house at the point of paying off the equity loan is calculated include those extras isn’t that a form of rip off?? Please explain , because the new builts are being sold with bare minimum excluding flooring etc..

So, if you are making any structural changes to your home, you need to get permission from H2B. If you do, then according to their buyer’s guide, any additional value you add to the property will not be included in their share of your home. If you don’t get their permission, however, they will be entitled to a share of any additional value you add to your home...

Yes, it does. Say you bought your home for £100k and got a 20% loan of £20k, if the property fell in value to £80k when you came to sell it, you would have to pay 20% of the sale price, so £16k. The important thing to remember, however, is that you will be required to get a valuation of your property from a charter surveyor. If the surveyor values your property higher than the price at which you sold, then you would have to pay 20% of their valuation. So say you sold for £80k but the surveyor said it's worth £90k, then you would have to repay 20% of the higher figure, which would be £18k.

Once you sell the home you bought with a HTB loan, you have to pay back the HTB loan in full. So if I understand you correctly, then yes, you can buy your next property without the HTB loan (you wouldn't be able to use it even if you wanted to).
