If you are looking to start investing in multi-family and don't have much equity to start look into the FHA 203K loan. It requires that you live in one of the units but the down payment is really low plus you get funds for repairs.

Maybe? I run across portfolios of SFH all the time though. If I bought those when they came available I would have way more units now than I do because I am waiting for a good commercial deal.

I get that and you may be able to find those portfolios easier but I'm referring to the way you can increase the value by increasing your NOI. With a single family, you're at the mercy of the market with sales comparison appraisals. Whereas if you can increase your NOI, not only do you increase your cash flow but because it's value is based on the income, the property value goes up as well. This allows you to scale like crazy when you reposition correctly and when you're doing it with massive apartment buildings (100+ units), sky's the limit.

The good ones sell FAST.... an hour outside raleigh in places like rocky mount you can find some for sale for 60k with tenants but the places look like they could break in the next thunderstorm

Finding a realtor that invest in general is difficult in my experience. I found like 3/15. 1 doesn't invest in my state, 2 invested accidentally, and the other one has been only doing single family. I can't Imagine how difficult it would be to find a multifamily investor.

What’s up Kevin .I’m planning to make inexpensive single family homes put them on the market to increase the value. Owner finance it at a higher interest rate depending on down payment. Lock the tenants in for a longer period of time . Without be having it pay taxes, maintenance, and other tenant cost . My goal is for them to after a couple of years they realize that there paying a little to high on the interest that making the minimal payment they would be paying about 5x more than the actual home value. And then resell them to the next victims .

Meet Kevin Yes.I will find my own sub contractor build the homes , the area that I’m in labor is so cheap considering it’s close to the border to Mexico. Thankfully with the income I am getting already I can be able to do this without loans to start then later on to make more I will be needing just some personal loans rather than mortgage loans

This is the video I wanna see because my first step is house hacking thanks Kevin... one question I have is what if you do get with an agent in your area that invests in multi family won’t they be trying to cut you out of a great deal because they understand the commission they gain from you is nowhere near the deal they’re getting to just invest in it themselves and just pass off “fake” good deals to you especially since they know you are “green” when it comes to the real estate game I just think a agent that invests in condos, single family can have useful knowledge and not be your competition either it seems like there’s a conflict of interest correct me if I’m wrong

Mark Nichols this is what’s called a mixed use building. It’s very popular right now and can be a great investment. Depending on rents $200k could be a good buy. Good luck.

i got a question: when exactly would you raise the rent? do you need to wait for the tenants to leave or are you legally allowed to start charging more? doesnt the tenant have a contract that notes how much they have to pay? if my landlord demanded me to pay more eventough i have a contract i would say no

If they have a lease in place you would need to follow that. If they are on month to month then you could give them a notice when you take over. Time frames depend on the area. In my area it is just a 30 day notice.

I was under contract for a duplex and the home owner was fine with the home inspection and termite inspection. When it came to a through stucco inspection including the probing he wouldn’t let us do it. When my fiancé called the seller to ask why he completely freaked out and even cussed at her telling her it’s “as is” and to kiss his ass. Canceled that contract immediately lol. Don’t just take a seller’s word in regards to inspections. Get them done. It became very obvious he was hiding water intrusion behind the exterior stucco and hoping that an uneducated buyer would buy his “turn key” property without doing their due diligence.

I've never heard of a stucco inspection, BUT the seller's reaction speaks volumes. The ONLY people I see freak out like that are the people who cut corners. You probably made the right choice.

Meet Kevin Any home inspector will check for physical damage to stucco and they can even do a thermal imaging scan or use a moisture meter to give their opinion on if they think there is moisture/water behind the stucco wall. This is also what I would do as an insurance adjuster. A certified stucco inspector will do probing to the stucco wall to be able to 100% tell if there has been water intrusion. In order to do this they drill a very small 1/8 hole in the stucco & re patch/paint it. Because it’s an intrusive inspection it requires seller consent which this guy wouldn’t do. While the seller was enraged & even cussed at my fiancé during our phone call he also admitted there’s something behind the wall. I recorded the entire conversation lol. It’s good stuff 👍

I am 20 years old and the best way I see myself getting in is house hacking. I plan on buying a fourplex with an FHA loan and renting out the other four. Live there for a year and then do the same thing again. Great way to grow you wealth and enter real estate investing especially being so young.

Sharma's Karma yes not for you, Stick to what you know. I used to live in Glasgow, Scotland. UK is very good market for real estate even batter then California. My dad from Lahore Pakistan & have Real estates there, mostly from my dad, Real estate is also very expensive there, but collecting rent is not easy if you not there or have good manager. I have sold dads land & brought the money here, next am going to sell commercial properties. My brother also in Glasgow, he just bought 2 apartments from Pak land money near Glasgow university.

Steven Marx's try a small local bank. If you buy them in your name sometimes you can get better terms. I have several commercial loans that are 20 year amortized and locked for over 10 years as well. Hope that helps.
