Why pay capital back if we can pay back after 20-30 years and Property will be worth 3x more ? Also use money from the rent to buy next one

Many reasons. To build your net worth, reduce your exposure to rate rises, reduce risk of void periods… but it’s a personal choice. No right or wrong way to do it. One thing is that you won’t go broke by owning property debt free.

Give it a try, some places you can get 85% as the market is only going one way right now, but you’ll pay a higher rate.

Some have restrictions but it's a question for your broker, not me, as I'm not a broker and things are constantly changing in regards to what you can get, as lenders update their criteria to suit the market conditions. Right now, they seem to be tightening up after being quite lose this last 24 months! To nagivate it though, you can use different lenders as they may still be okay with that approach. Again ask this to your broker who can advise based on your future portfolio goals and timeframes.

I have a question- is it important to get a broker that can arrange a larger portfolio than 4 properties from the start or can you change the broker down the line (after 4)? Thanks, Natasha

Hi Natasha thanks for watching and subscribing. You can change your broker at any time. Find one that has the level of experience for the type of properties you want to buy. No doubt you’ll probably change them as you progress and get more experienced. They may even change jobs etc over time. Find one that you like to work with and has excellent communication skills.
