After 5 months of waiting for the seller to get the building department to sign off on work done without approval, which still isn't complete, the seller is now requesting an increase in the price of almost £10,000. How do you say no? We already went up to his original request. He has caused the delay by performing unauthorised work. Now the mortgage rates are increasing and our mortgage offer is due to expire. Any help would be appreciated as no one will advise us what to do! Thank you

I appreciate your video, but ask yourself if anybody didn't know speed would lower the risk before even getting to your video? Everybody knew that. Buying a house is a process that takes about 3 months and there's nothing you can do to speed it up as it's the solicitor's and the searches and the mortgage lenders who are so slow and you can't just whip their backs to move quicker. So how do you stop being gazumped apart from making it quick as you just CAN'T make it quicker?
