If you buy an apartment for 80 lakhs to 1 cr and put it up on Airbnb for 4000 rs a day, you will get around Rs. 2800 after taxes and charges. If you are able to get bookings for 200 days a year (given you are lucky), you will get roughly 5.6 lakhs per annum. If you buy a flat in Bangalore in a branded community for a similar price, you will get a fixed rent of 5-6 lakhs per annum with much lesser management stress and longer life of your paint, interiors, electricals and plumbing works. And of course, much better appreciation. Airbnb in Goa makes sense only if you buy a 2nd hand flat in the 50 lakh range. But that will not appreciate at all. Not every flat in a metro city costs 2 cr. You cannot count the cost in the prime areas which developed 30 years ago.

Goa is a very small state. Outsiders should not be allowed to buy land/flat in Goa as bcz of ths there is pseudo rise in prices of land which becomes difficult for locals to buy at such high prices. There should be some domicile like 5 or 10 yrs stay mandatory before buying land for outsiderd.

Last I checked, short term rentals like Airbnb are illegal in India. This has been confirmed time and again by GoI. That means the moment somebody sits in your flat and refuses to move out, your legal options are none to evict them.

Hi Akshat, Thank you for making such informative videos. However, there are no significant channels or finance creators making retail home buyers aware of the huge risks in under-construction properties. Will request you to make a video on this topic and save salaried class from being getting trapped in under-construction properties. I have tried to list down a few things on this below. #1. False claims by promoters to complete construction well before the RERA completion date. Ask builders why your RERA completion date is 4 years from now when you are saying that it will complete in 1 year. How is that possible? The answer would be "we keep some buffer time while specifying the date to RERA but the project will complete in 1 year". You are lucky if you can get the flats even till the initial RERA date, most often RERA dates get extended. #2. Huge differences in the political, financial, and legal resources of builders and an individual. When you buy a ready-to-move property from an individual, you are at the same level as the seller. But when you deal with a builder the difference is too huge in every aspect. And often you feel or are made to feel incompetent in dealing with any trouble caused by the builder. You will mostly be at the losing end if the construction and completion date gets delayed. There could be time loss or money loss. #3. Buyers rely too much on agents than self-research. Most retail real estate buyers are from the working class and depend on a monthly salary. At most they can do is get an agent and dedicate weekends to visiting properties. The agents listed on property sites offer 0% brokerage for buyers but get commissions from builders. Now if the agent is not making money from the buyer but from the builder then he is going to align with the builder. In this case, he will not proactively disclose anything about the builder that ruins the deal. #4. RERA completion dates getting extended endlessly without any knowledge or consent from buyers. There is no provision that buyers get promptly informed or consulted before extending RERA dates. You can easily find properties whose completion date was 2020 but gets extended till 2024. Buyers are helpless and accept whatever RERA and builders decide. The buyer has to fulfill the deadline every time a demand letter comes from the builder which is of 2-3 weeks. Defaulting the demand leads to interest getting charged on pending payments. But the builder has only one deadline as the RERA completion date and that too is often extended. #5. The increasing burden of EMIs and Rent due to delays in possession date Most first-time home buyers are living on rent and pay EMIs to fund their homes. When a project gets delayed, EMIs continue. Investors feel trapped between 2 elephants with Builders on one and Banks on the other side. The dual burden of rent and EMIs keeps increasing year after year. #6. Mental struggle and feelings of helplessness Buying a home is often the biggest purchase for most of the middle class. One puts their entire life savings in the hope to better up their living. Delayed projects lead to years of mental stress and helplessness in the family. Retail investors are in the most vulnerable position while investing in under-construction properties. And it's high time that they are educated about this. Thank you in advance and hope to see your reply.

How much is rental yield , how much is maintenance, how much is occupancy rates on air Bnb / traditional rental , what is P/R ratio , what is affordability index of goa , how’s the Sefty of your property when you are far away from goa ? Totally agree with not buying a property while it’s being built. We did that with a Tata property thinking it’ll be good. We got small crappy rooms 30% super built and within 2 years there was damp in the walls. The cracks you mentioned happens in my city too ( metro almost costal) I always thought it was due to cheap materials used as my family home( rural) stood for 30years In a non costal area and then started to develop some cracks. Also great price you bought the property for.

This flat will get you Rs 600 per night off season and Rs 1500 per night on weekends, Rs 3-4000 per night in last week of december till 2nd Jan. The majority of people burn their fingers and sell to Aggrawal, Sharma, Kumar or Shah who are standing around the corner waiting for the kill.

Another very important factor is the reputation of the builder in the city. Properties of popular builders like Devashri or Commonwealth can fetch much higher resale value or rentals and they are much nicer properties to live in. 😉

Congratulations on the 2nd home purchase in Goa. Im a goan so was curious about the location of your villa and flat but thats ok cause i don't think you generally respond to people's comments here. I have some real estate that im going to be selling in north Goa and have a purchase to do as well. So this vid was helpful to an extent. Mutation is another piece of doc that you gotta get done if its an individual landed property like a house....bungalow or villa.

Askshat you are such a boon for us in understanding many concepts. Thank you very much for all the efforts on this. I have one confusion as to "should we buy farm lands near Bangalore where I am currently working or should I buy in my native near Belgaum/Belagavi. If near Bangalore, it will serve good retirement plan of agriculture, peaceful and non pollution life and as well it will allow near to be with kids in Bangalore but there is no support system like relatives to look after farm land till I retire. If we buy in native place, we will have support system of relatives but it is far and we would be more away from kids who would be pursuing career or studies in Bangalore. You opinion would be helpful pls. Thank you.

Congrats 🎉🎉 you are real genius in investment, I built a 6 house 2BHK flat in 2016 at a total cost of 46 lakhs that time including land ( I am a civil Engineer & builder), now I get a rental income of 5 lakhs per annum and I spend about 1 lakh on taxes , maintenance etc , it gets 4 lakhs per annum income. Now it is worth around 1.2 crore. Dear Akshat is it a good investment? Because as a real estate man I feel not a good investment but my wife and son are telling it is a great investment.

That’s a difficult question to answer…A lot depends on the place where ur purchasing…..Where I live it’s makes more sense to purchase a shop…provided that shop is main area n road side where there is more human traffic….If u buy shop there is no maintenance even if ur renting….Flats come with extra maintenance…Given a choice I’ll purchase a shop.
