Nice Video 👍 - would be interesting to have a video on the commercial mortgage. Is it interest only like a residential BTL? I assume lenders want a 40% deposit?

Great suggestion! You can get either and now you can get them with 30% down as a general rule.

I know you try to find properties that have long-term tenants in place, but would be interesting if you could do a video about commercial properties becoming vacant. I imagine commercial properties are harder to find new tenants, and would be interesting to understand your insights on the landlord being liable for business rates. Honestly, it is these aspects that worry me about investing in commercial property.

I found a commercial property in my local town for £20,000. With the monthly yield of £666. I’m hesitating because I am an absolute serious novice like… Serious novice!

Sounds good. Key thing is to look at the lease terms and demand for that property in the future if the tenant left. I always perform a tenant interview to see if they like the property and if their business is growing etc. difficult if you have no ideas though. Seek out someone to help you who has done it before.

Not unless the cap rates are over 20%. I can buy 15 year leases properties in the UK and earn GBP and understand the market dynamics better here. The reward would need to outway the risk.

Hi, You mentioned the tenant spent 500k in upgrading the property. In terms of the capital allowances, do you get to offset the rental income against that or does that amount belong to the tenant?

The tenant did not spend it. The owner did but they also signed a lease and so also a tenant. But either way capital allowances are with the company that spends it. You can transfer capital allowances as part of the purchase agreement if you ask for them and agree it as part of the deal.

Would love it invest further into commercial property. I currently own 1 commercial premises and am going to covert the upper floors into 2 flats. Hi Stephen. As you managed to avoid VAT on the purchase does this mean you don’t charge VAT to your tenant for the monthly rent ? Loving your videos they are easy to understand and you seem up front and honest.

Hi no you still charge vat as you are vat registered to transfer as a going concern. Thanks for the kind feedback 👍

Would love that. You still pay SDLT. It’s less than residential though based on a similar tier system.

What tax percentage are you paying? After tax doesn’t seem like there would be any profit.

It’s owned in a company. It’s 19% for companies at the moment plus you can deduct expenses like mortgages interest etc.

Yes just £2 passed across at purchase as they said the rest was claimed.
