Your lawyer was also at fault. There is something called due diligence that is supposed to be performed by an attorney. A simple search of the court records in the city would have alerted you on the13 year old litigation . Until Ghana computerize their land records to show liens, court decisions, and lis pendis ( on going litigation), many buyers will suffer the same fate as you.

I think that the lack of digitization is on purpose. Getting the right land documentation in Ghana alone is a frustrating and expensive process.

After reading all the comments ONE of the critical places to check on Land Ownership Authenticity, is the courts Lis Pendis and courts decisions. A country 55 years young is still a baby if we measure age by independence from colonialists. BUT measuring age from the beginnings of civilisation Alkebulan was the first. My brother systems do help but the most critcal and the quickest solution to Ghanas land issues is PERSONAL INTEGRITY HONESTY AND ACCOUNTABILITY. Also note, I told you my friend has land in Pram Pram she wants to sell to me. But it is a unfinished building sitting more than 15 years now mostly likely damaged by the rainy seasons. She work hard in the US and we both graduate from the same university but she left before me. She then sent at the age of 68 $70,000 us cash to family to build her a 3 bedroom home. Well they took and build it half way. Then someone stole half of the roof material and there was no windows or doors and they had the nerve to ask for more money 😢😢😢😢I am fearful that her family will still be jealous. She is heartbroken and refusing to move back. She wants $30,000 cash for the house half built and the land and title.

It seems that if you are going to buy land in Ghana, you should agree with the seller then start clearing the land before paying. If people show up contesting the sale, stop and move on.

I feel your pain 😢, better days ahead to achieve more. Congrats. I’ve had similar experiences with land and still having land issues(for a sibling). I bought my first land in 2013, I’ve been locked up because of my own land. I never gave up till they gave me a different land,before that, they relocated me to 3 different places before finally settling for a land at abokobi which I still had issues and had to pay the other party involved. I paid both parties for documents, one has provided, the other hasn’t. It’s a crazy system in Ghana. Within all these years of struggling for this particular land, I’ve been able to build 2 separate 2bedroom apartments and currently building a 3bedroom. I bought one of it as uncompleted and bought another 3bedroom house from a real estate company. I leant so many lessons, doing a search doesn’t guarantee anything, u can still be scammed. Just go for titled land or buy already completed house and be at peace.

I’m currently facing an issue with another family on a land at abokobi belonging to a sibling. They even called me this morning to come and settle them if not they will demolish the building. The land was bought from a different family

My sentiment is: there is no point in trusting any professional in Ghana. This is simply your lawyers fault . A simple google search yielded you info on the litigation. This is not about digitizing. It’s a lazy lawyer .

there is a black american man, eric mcneal, who talked about similar issues with is land/house - family members or people affiliated with the local chief or something always coming around. but he had his house free and clear. he had an attorney handle stuff. he's now actually building homes there.

Don't trust him. He can never know more about land issues in Ghana than a Ghanaian who living in Ghana who has been dealing with land issues. Dont trust the chiefs either. When another chief takes over, he can claim that lands doesn't belong to the former chief who sold it. There are so many such cases.

Are you sure they are Jehovah's Witnesses (the woman specifically) or she just attends the church? Because they are two VERY big different things. Not everyone who attends the church is a JW (baptized). If she's one, then you should report her. I have never heard such a case before... it's NEVER acceptable (saying this based on your narrative). Second, taking or not taking legal action is your decision to take, but I'm eff about why you wouldn't take legal action when you were clearly deceived and they admitted (as you claim). They just "being poor" is a weak argument in my opinion (considering the amount). But if you're just letting it go, that's fine, I can respect that.

I explained why I chose not to take legal action immediately. 1. Court cases take an eternity in Ghana 2. The family invested in a micro finance which mismanaged funds and was shut down by BOG

Bro.. this my story.. my mom a single mother of 3 and a member of jehovah's witnesses was lead by a jehovah's witness elder to buy his land... ln conclusion she never had the land... the elders of the church had a meeting which was ended by telling my mom to keep quiet and not bring reproach on jehovah's name.... I seriously hate those people for the pain I saw my mom go through....

I have a few questions for you. Did you check with the lands commission and see if the plot had injunctions on it? Was the land owned by one single person or was it owned by a family? Or did you just take the ladies word as truth and started the payment plan with her?

Purpose. A deed is evidence of a specific event of transferring the title of the property from one person to another. A title is the legal right to use and modify the property how you see fit, or transfer interest or any portion that you own to others via a deed.
