I honestly don't think being hands on for your first one is a problem. It's part of learning the game. I just completed a back to brick conversion into flats in Brighton and was very involved working alongside all trades. I learned so much (I couldn't even put up shelves before!) but now builders can't pull the wool over my eyes, I know what I'm looking for in professionals and I can do all basic manual work. Was stressful but very satisfying to level up some of my personal skills too. Great tips agree with all. It certainly is a hard way to get rich slowly 😅

I agree - I think it all depends on how much time you have and what you enjoy. Being hands off allows you to be more critical when looking for builders because you will be reliant on them and allows you to spend your time looking for more projects. I personally hated the DIY aspect and getting involved myself as the work once I had finished it didn't look professional and I wanted it to look perfect once completed but I didn't have time to spend learning the trade and I realised nor did I enjoy it!

@@RavinderAujla Yeah its definitely about playing to your skills. I wouldn't get that hands on ever again it too way too much time and its almost impossible to work full time along side it. Especially if you don't like doing it. Cheers for the good advice all spot on in my opinion.

Thank you so much for this video. It was very useful. I particularly liked learning about the quitting framework which I’ll definitely be using where needed. I also liked the idea of Dont Involve Yourself. What I wanted to ask is - what does opportunity cost mean?

Hi - thank you so much - I am glad you liked the video. Opportunity cost - basically means if you are doing one thing with your time you can't do something else at the same time. For example - if I am busy refurbishing my own property then I can't use that time to do something else - i.e. their is a opportunity cost as you can't do 2 things at the same time. Instead of refurbishing my property I could have been using that time to find more property projects - which would be a better use of my time! I hope that helps :)

Great video. I love the DIY explanation at the end of video. Many of times we forgot there is an opportunity cost involved. It would be good if you can elaborate more about how to set up trader account for material discount in future video.

When using mybuilder. What details do you take from the builder. I only have their number when they accept jobs. Don’t I need their address just in case things didn’t. Work out. Or they did a runner with the money lol

Yes you will want the name of their company if they are registered as a limited company. Read all the reviews on my builder for that contractor. Make sure if you do choose someone to quote that you speak with previous clients they have completed work for - get references from those clients. The list goes on! Dont pay anything upfront Agree a schedule of works Agree a payment schedule See if they are registered with the federation of mater builders etc

How do you find an interior designer to reconfigure a house?

Hi. An interior designer just designs the space - so we use one because we want to use the size of the rooms and lighting the best possible way to maximise its appeal from a valuation and tenant perspective. In terms of the reconfiguring - you need to work with an architect to see whats possible but you can yourself look at the floor plan to see how you can add value and then sense check this with an architect - more so the case with converting houses into flats or mixed use commercial conversions. With 1 bedroom flats into 2 or 2 bedroom houses into 3 you can assess this yourself.
