The market here in Northern Colorado is seeing an influx of inventory right now. I haven’t seen this many homes for sale since maybe 2018! 👀
So what can I do to make my home stand out on a sea of options? First, I need to make sure it looks the absolute best. A deep clean and declutter is the least you can do. We already have plans to replace counter tops this year so I’d be sure to get that done right away, and replace all the carpet because we have kids 😬😬 And then I’d hire a pro to make sure everything looks it’s absolute best!
I’d also price my home under market value. Why you may ask?? Because when there are so many options in my area for the same size, same # of bedroom homes, and home buyers are looking for the best deal. I’m also competing against new construction homes that offer incentives and lower interest rate options! 📉 💰
We are no longer in a “put a sign up, list it in the MLS and it will sell” kind of market. You need a pro who knows how to market effectively, on social media and locally, and can set up a strategy to help you over come your competition to get your home sold so you can move on to your next chapter. 🏠 🔑
