I used Jon and Blackjack for a legal second suite project in Welland, Ontario. They did an amazing job and we filled both units with great tenants. Very cool to see they made it on Matt’s channel 👍🏻

Great stuff! As an investor who is about to start doing BRRRRs/Flips, while having minimal construction experience myself, I can see that it would be very enlightening to take a walk through an example property with Jon before work begins just to try and absorb some of that knowledge he's gained through all that experience.

Would really be great value to have investor's perspective on putting 100k into the basement suite as far as the numbers go for overall deal, cash flow, property value, possible brrrr strategy etc. I remember Mike rosehart was talking about 40...50k but 100k seems a bit too much, good for contractors but if it's that great for investors? Just thoughts. Thanks for video anyway! Love your content!

Any concern about the water line freezing against the concrete wall, behind the drywall? Mine froze two years ago in GTA when I drywalled it in like that. No damage, but I worry about it every winter now.

Do you need separate electrical box for legal basement? What about HVAC, is that separate? How would the renter control the temp in the basement?

This is up to you. You can separate the water and electric meters for more accurate reads of your tenants usage. It will cost you a bit more in the beginning but less headaches down the road.

You can create additions to a property as long as it meets city permits and building codes. Please check with your local city and contractors.
