From what I know, Randy of Incredible Tiny Homes is planning on eventually building a community center / community office space for the residents. I think the thing you have to keep in mind with ITH is they are Tiny House Builders, the community wasn’t something they planned for, they just saw that so many people who wanted tiny homes had no where to park them… they saw the need and did what they could to help people by offering affordable lots. Their priority is building homes because THAT is what pays for building/infrastructure of the communities. ITH is the most affordable tiny homes on the market that I know of and they have the most affordable lot rent that I know of as well… they aren’t in it to get rich, they’re just trying to help people, and that’s very evident in the fact that they often donate tiny homes for fund raising, charities etc & you don’t see companies giving away a whole azz home like ITH does. I think what they’re doing and what they stand for is very commendable and yes maybe Newport isn’t for everyone, but even if I were to live in a different tiny home community, I would only buy a home from ITH, no one else, because I believe in supporting companies like ITH.

I totally agree!! One day I hope to have a tiny house and live there, too!! I’m on a fixed income and would love to have low enough expenses to have a little extra money to do some things I want to!! My senior apartment complex has gone up $200 in rent since 12/21 and I’m maxed out. If I have my own tiny home, then my cost is stable. Randy is really meeting a need!!! Seems like it is not so much for younger folks, though.

I agree 100%... and I've researched tiny homes for about 8 years. ITH has the best homes for the best price on the market. I'm selling my current home in Oregon and moving by myself across country to live there in my new 10'x34' Birmingham I'm having ITH build for me. It will be large enough for me to be able to keep my favorite pieces of Amish built Oak furniture, and display my artwork, and the Mountain lot I'll buy to put my home on will be large enough for me to have an outdoor gathering space, a space to build wood furniture and decorative pieces, a garden, and still have parking enough for guests. I can't wait❣️

I've been watching Randy and Amanda and ITH videos for some time. They seem very committed to helping people who otherwise would not be able to afford a house or the higher lot rentals in other tiny home communities. They are filling a need, and I commend them for it.

For those of you that find this video, people are giving this man that they have never quiet literally 10s of thousands of dollars to make an investment (not a deposit) in putting in utilities on property the people will NEVER OWN and rarely stands by his product? Makes promises he cant possibly keep (documented) and if you do not think like him he will not renew your lease and you will be left high and dry? If he losses the property (would not be the first time he did so) or sells it, you are out on your butt, having to move a tiny house, where there is no where to move it and at great cost? Story Chasing is right; this is an industrial area where the homes on the flat part are built and basically toxic land and across from a manufacturing plant, 60 year barbed wire fencing around the property? Run. Fast.

The lot cost is $10,000.00 non-refundable payment BEFORE you get that $200/month. It's been like that since *at least* last summer (July 2022, maybe?). Let me say this another way. You must pay a non-refundable $10,000 fee for infrastructure BEFORE you can have a lot. Here is how that breaks down if you live there for 2 years... $ 10,000.00 infrastructure fee + 4,800.00 24 months lot rent ------------------------------------------------ $ 14,800.00 rent over 2 years (aka $616.67/month...not including the cost of the tiny house) That lot rent is only going to go up, too. They've finally started to acknowledge that in recent videos (and I'm happy to see them be more honest about it). Randy used to regularly say "$200/month for life" and I knew that was a HUGE LINE OF BS because his costs are going to go up. *NOTE* They mentioned that fire because it was NOT their fault. I definitely agree with you that it was great of them to send people out to repair what caught fire. They now know that it has to be grounded first. I put in an order for an 8 x 20 tiny on Black Friday. Today is April 5th, 2023 and they *still* have not begun to build those Black Friday homes, as of today (April 5th). I cannot tell you how glad I am that I backed out before I signed that contract. I caught them in a lie, and it was a lie that benefited me, but hurt the people who purchased homes and signed contacts the day before I did. I was livid that Randy lied. I took photos to show that I had proof what he was saying was not true. He was unapologetic for screwing those other people over. Even though I got a HUGE deal, once I saw who he truly was, I took a MASSIVE step back. I did drive 12 hours one way to see the tinies at Quartzite. I'm glad I did. Randy was there, and W O W, is he different in person than he is in the videos. Now I know why people ask him "are you on drugs" in the videos because he is quite different in person. My gut instinct was not good. I took another huge step back. I spent a lot of time and money going there, and I only went to see him and see if my initial gut instinct (in November) had been right. It was. It saved me from making far more expensive mistakes. The actual price range for their homes (in 2023) is now $20K for that teeny tiny 8 x 16 unfinished Incredibox that is more like a bedroom, and while the 8 x 20 is certainly better, it's still small (especially once you see it furnished). The I-boxes make a good Airbnb, more than a livable home. I agree that putting 2 full Incrediboxes side by side (not an Add-a-box, which I don't think is worth the money, actually) on your own land is more the way to go, if you can find the land. I've been looking for a tiny home community since 2010. By the time I found Acony Bell, it had a waiting list that was hundreds deep. I found yet another in west NC, but the homes are north of $100K, but so, so much nicer than ITH, and the communities are gorgeous, liveable, walkable communities (if you don't mind living all the way out in west NC). Van life is NOT easy. omg I rented a hightop cargo van during the pandemic to get "a feel" for what it would be like. If you're truly living full-time out of a van, it is so difficult. There is no way I can see doing it, as a grown adult, without having a home base (or a very, very large, secure, climate-controlled storage unit. I did a 3,500 mile (roundtrip) in my car in spring 2021. I did 2 more 3,500 roundtrips in the high top van I rented in late May and early June 2022. I can't even imagine doing that in winter. You've got a new subscriber. Sorry for the *egregiously long* post! Good luck in your search for a tiny home community!

Another comment that resonated with me! I live over 2000 miles from Newport, so a casual drop-in isn't happening. IMO, they're found their market and are actively advertising to them. They freely admit that most residents are older single women who've experienced some degree of social isolation and people who need affordable housing. If both labels are accurate, it could be a good fit. If not? it could be a nightmare.

Thanks again I would like to point out in that 16' Incred-i-box you toured that's being used as an office, it was one of the first ones. There have been improvements made since then. 1) The countertop is now on a hinge so you can lower the end of leave it up. 2) Randy widened the opening to the bathroom area to make it more accessible for those using a walker etc. 3) The "closet" area was raised up a tad bit more I think(?) but you can use that space for your refrigerator or closet. 4) In the bathroom, that wooden box next to the toilet with outlet, in case the customer wanted composting toilet. The walls are metal but the walls and floor are very well insulated, what does Randy call it...closed cell. He's done weight tests on the roof.... there's so much incredible stuff he's done, the crew he's got now are amazing. The people who work the guard shack are people from the ITH communities. He just put in a Tiny Town Post Office in the last few months! Community neighbors have volunteered to build the dog park( they're working on it now) which is by the soon to be lake. The Mountain is going to be a little different from the rest of Tiny Town. Just watch some of those videos and see all of what Randy, Amanda, ITH crew have been working on. They do have model homes some that the Amish are building for ITH. Randy is very transparent. Love it. Hoping to be able to get a home soon myself.

Also, the shower originally was a 32"x32", now they are 36x36. There is a power outlet in the closet if you want to put a fridge there, and there is a power outlet under the folding countertop if you want to put a small fridge there and use the closet as a closet. They've recently added other options like a mini-split heater&a/c unit, a big bay window, tongue box, and a few other items. The list is on the ITH website.

Randy's awesome. I've followed him for a couple years . The fire had nothing to do with Randy or ITH. It was a fluk thing having to do w lightening hitting something that caused surge which in turn caused that 1 home to have a small wall fire but, he did take care of thatceven though it wasnt on him or the company. Hes just that kind of person. . A surge protector will & did solve that. Randy is always very transparent. 😊 I hope you get a home. Good luck. Enjoy your time there. 😊

Thank you for your honest review. If I were in the market for a tiny home, I would definitely buy one from ITH. I feel Randy Jones has integrity and that flows throughout his business. I'm old school and it matters to me how I'm treated when I spend my money, and from what I've seen from watching a lot of their videos, they know how to treat there customers. May God Bless all of the ITH staff, and I hope they sell millions of these homes because there is certainly a need and a market for them.

Been watching Randy and his tiny home videos for years. He lost everything in 2008 crash. He knows how it feels. He built this company with just him and borrowed tools to begin again. He and his staff are all heart and build quality homes. They are filling a great need. They just sold 40 homes in the month of Dec 2022! Randy himself lives in the Incredible Box. They have all sizes. They are so beautiful and affordable. They are good for in laws suites, guest houses, single living, a weekender, elderly, hunting cabin, maybe a college student. I have seen people order a few and put on their own property as a getaway, rentals and or hunting for friends. People are wanting to live more financially free. Not be in debt to anyone which is very freeing. I'm trying to get my eldest to buy one and live in one for a bit so he can pay off his student loans.

I definitely want a tiny home and Randy’s homes seem to be the best. I can’t wait to own one hopefully soon. I also love that Randy has the vision too because the Tiny Homes are awesome and great but it’s difficult to find places to legally park. I really want don’t want to have to constantly transport my tiny home so I’m glad he’s making a physical community. Hopefully more affordable Tiny House communities pop up

I don't think this community should be compared with most others. This is a very special place run by people who care and occupied by mature adults who care. The residents here are a different breed with a pioneer Spirit and the wisdom to know that they (mostly women) can be safe here which is a huge deal for us women, and they can live out the rest of their years in relative security and peace, and at a very low cost. This is a huge boon for people on a fixed income I think the best thing to do is ignore the negative Nancy's, don't pay any attention to them and let them go and be miserable by themselves while you have a happy life. Recently ITH put out a video where Randy emptied the construction building and had a huge Christmas party. He said there are 240 people living there and we saw lots of them talking, visiting, eating, singing, and generally having a very good time. The reason there are no common areas yet it's because it's still under construction. The community has grown very fast beyond anyone's wildest expectations so they are doing a lot of work to open up new residential spaces. He does prioritize having common areas. You can be happy wherever you want to. Many people have chosen to be happy there.

I have watched some of their videos and I think they are doing a great job producing anything from the bare bones 16 foot up to a lot of custom designs that are really cool. I have thought about getting one of their off grid boxes and towing it out to land in Arizona and I thought about renting one of their lots for awhile. There are a lot of things nearby so it may be a good base to explore from. I am not familiar with the area, but it looked like with Asheville and Knoxville nearby and the rivers and mountains, there would be plenty of things to chose from. I think the reason the city or county let him set up the community there is because it was undesirable land and they probably didn't think it would become such a thing. I think a lot of counties require about 500 sq ft as a minimum and on a foundation. I have found a few older one bedroom houses around 710-800 sq ft before builders went to really big houses. One thing I noticed is that a lot of the tiny homes are super heavy and require a HD truck which is just a lot of money. That was one thing I liked about the Incredibox was the 5000 pound weight so people could tow it with a SUV if they really wanted too.

I feel you did a fair and accurate job of evaluating ITH. But it is truly up to the individuals to take the time to watch as many videos of this company to make up their minds. I like how this company is open to giving you what you want at any price point and I believe they are there to help you with any needs you may have. Yes this company is very transparent which you don't see very much by any company. My personal opinion is that they are trying to make housing affordable to all. Personally, my hope is to buy and live in one of his communities. He has so many plans to improve these communities and he is accomplishing his visions. The community is also very involved in helping to make these visions come true by volunteering their time and that to me is the definition of community making it their own. Some people move there and love Randy's vision to where some become employees of the company. Knowing that many people who want to buy a home here don't have a place to park it the company is looking at other options as to where homes can be placed which has already been announced. This additional step to me screams that Randy not only is looking at the future of his business but also for the consumer, city, county and state. Randy and his employees all sound to be very wonderful people, and yes the community gets together and does various things together. So if you care to socialize or stay to yourself, it's your choice. The inhabitants are there for each other.

Acony Bell near Asheville, NC looks really nice, too. It has larger lots, not cookie-cutter, with a variety of age groups. Includes common areas and hiking/trails. You should check it out, also!

I love ITH and their mission. I've spent countless hours following them over the last two years and am super happy that Randy, Amanda, Tom, et al are experiencing the growth that they currently have. Hopefully they have the foresight to be thinking and planning a few steps ahead on larger-ticket community items, as that will help them avoid jeopardizing many residents' homes, lives, and well-being down the road. At the end of they day, it's the politics of the state that are a deal-killer for me. Different strokes for different folks... and mine are quite different than what TN currently represent and support.

I'm impressed by the feedback you received after your video. The main thing I wanted to mention is 5 acres is a lot of land for a woman alone to maintain unless you have a huge landscape budget. If you intend to care for 5 acres yourself you won't need a gym membership. Be sure there are people around to do that work when you plan to be gone, especially in summer. My home base is on 5 acres, an hour south of Amarillo TX, but I have a little mountain cabin in northern NM where I like to spend June - Oct. To my consternation I find myself traveling back to TX for one week per month to mow the lawn and such. When we first bought our little mountain hideaway (2004) all the neighbors were having pot luck get-togethers weekly, if not more often. 90% are part time residents like me. In the last 5 yrs properties have changed ownership so much I hardly know anyone on my quarter mile, dead-end road any more. Many of the (approximately 30) houses have multiple family members who use the property, and some rent theirs out for added income. It can be a problem for those of us with river access. Despite 'No Trespassing' signs Air B&B renters go through my property, down a treacherous slope to the river like it's public land. At some point liability insurance coverage could be a problem. I've even entered through my front door to find my old rickety deck in back being occupied by exploring teens admiring my view of the river.

So glad you made it to ITH. Was hoping to visit myself soon. First of all, so sorry for your loss. I’m a dog lover. I had to put my sweet Sadie down about 18 months ago. I didn’t want to feel that pain again so I was determined not to get another dog. That lasted about six months. I found my “Pound Puppy Ginger”. It didn’t mean I didn’t miss Sadie anymore…..I was just ready to fill that hole in my heart. And, you will too….someday.

The first thing I would look for would be supermarkets, hospitals and doctors. I would want to know how far away would they be in case I need to go to take care of myself. I didn't much like the industrial feel either.

so glad you are doing this research Amber. I’m looking to start a tiny home community in the next 5 years. First I want to do some time in van life to scout out the country/communities as well. I think these should be built around big community gardens. There are a bunch out there. I’ve watched a Ton of videos over the last few years. I’m probably going to sign up for your van life course. I think the better communities I’ve watched have been In the west or west coast. Durango Colorado has a cool tiny home community and that is a great little town!

Consider also you could get your own piece of land and develop it as an RV site for a tiny home. There's a lot of freedom to do your own thing in Tennessee and it's centrally located for travel. I moved here in 2013 after hearing Catherine Austin Fitts talk about it.

Thanks for your review of the IncrediBox. I agree that Randy is absolutely transparent and I was extremely impressed when he did a special video on that fire. I was also very glad to find out that the fire had NOTHING to do with the home itself but rather a nearby accident that caused the power to go out and then SURGE back on, causing damage to the wiring. For this reason I as an RV owner learned early to get a surge protector to prevent such accidents that can happen to ANY tiny home or RV. Again, the home itself was built extremely well but the home owner, like any RV or tiny home owner, would be wise to protect from such power surges and purchase a surge protector for that reason. In case anyone watches this video without actually watching Randy's video, be assured that the fire was not caused by any flaw in the tiny home, but simply pointed to the need to protect that home from outside power surges.

You were asking about a community feel. I watched a video of 6-7 residents having a craft morning making Christmas ornaments! I hope to retire there someday in the mountain community. Also, Randy has plans for a good sized community center with a kitchen fireplace ect. He wants everyone to feel welcome and safe. He is also talking about a small shopping center with a craft store that residents can sell their products. Randy is the real deal. Also, they donated an incredibox to the local school to help them out. Also, Randy is building a wall for resident privacy.

Just ran across this video. Thanks for an open and honest review. I appreciate the fact you explained that some of the pros and cons were based on your personal preferences. As I neared retirement age, I started looking at the various options available, what would work best based on my limited budget and desire to retire debt free and do some traveling while I still can. Covid hit, and pushed some options out of reach. I liked the Incred-I-box, but I'm a bigger guy and felt it would be a big too small for me. When Randy offered a 12x20 and $200 lot rent in the Grove I felt it had far more pros than cons for me. Not perfect, but would allow me to retire debt free and let me keep more of my income so I could travel and not be stuck at home. I look forward to retiring there.

THE FIRE: I just wanted to point out that the Incredi-box that had the fire was not on account of anything Incredible Tiny Homes did. If you listen to their You Tube video about that incident, Randy explains that.

You did a great review. I am very sorry that you could not see inside the other models. You did however learn a lot of what you don't want and that is a plus. I believe in Oregon there are a few tiny home communities that look amazing with fun people to get to know. Good luck.

@@storychasing - They have eight other model homes to chose from at ITH. Fabulous wood built homes with craftsman architectural details, ranging in size from 8'x24' and 10'x24' to 10'x34', AND an 8'x40' high-cube container homes. Sad you didn't bother to look at their website, where you'd have seen the details, or their KZitem model home video tours. But sadder still that you drove right past all those tiny homes and didn't notice the range of styles available.

@@storychasing hi Amanda, it's too bad the timing didn't work out for the tour, as the tour ladies often show a lot of the other types of homes. Currently there are A LOT... of different types of homes on site to tour as there are homes sitting, that are going to the Grove, and the mountain. And their new model line productions have started coming in, and can be seen on site too... So sad on timing... I think a month later you would have been able to see more. A few people have mentioned out west.. And I think tiny houses are legal in oregon? How about approaching land owners to set up a pocket community... Little pockets of 3 to 6 homes or more.. On private land... Micro communities... I saw one I Thi k on Jenna's channel(tiny house, giant journey) ... I think oregon....she featured a very cute, very small house with pennies and copper as accents... I may have my videos mixed up as I was just finding tiny houses back then..

I’ve been watching Randy and his homes for years. I like the idea of it more than the reality. Nothing has made me want to jump on the bandwagon so far. Of course Boxable is sexy and hits all the notes, but the years of waiting is absurd. Plus, where I can put a tiny home is extremely restrictive in most locations. Lot rent is fraught with issues and land leases are expensive and big corporations are buying former RV grounds and forcing people to leave. This is still uncharted territory. Thanks for sharing your story here. I live in Santa Fe, NM and I love it here but there’s not many options for “downsizing” at this point. Yikes.

Hi there. I'm a long- time watcher of Incredible Tiny Homes. I'm not sure the houses are RVIA certified, but they are NFPA and ANSI certified, which is greater than RVIA. Parks may still deny one. Also, the model homes sound more like what you are looking for; they look like tiny Craftsman style homes. I'm glad you checked ITH out. There is another tiny home community in NC called Acony Bell. Kristen Dahl 😊 Thank you. Somebody else just mentioned that too about RVIA, but I got that information directly from the sales rep who showed me around. I even asked if he was 100% positive and he assured me it was. Not only would I be disappointed that he lied (because of it not being able to go into some tiny home communities), but because he knew I was filming for this video and gave me wrong information that would be incorrect for viewers. That's a huge problem!!!

@@storychasing You should add an edit to the beginning of your video. Just fix the situation. No need to make the guy feel bad. You should also add photos of their new model homes. Your video was only about the bare bones model, when they offer so much more. Otherwise, good video. Been following ITH for years. I live in a crowded area, so I hear $200/mo. for the blue skies overhead & mountains in the distance, & community feel & I don’t even care what’s across the hwy.

@@storychasing People tend to confuse RVIA with RV certification, but RVIA is just a 3rd party organization, they're just better known than most, but they're not the only ones who provide RV certification and as far as the government is concerned they're all equally valid. Options like ANSI A119.5 are just primarily applies to Park Models but it's an RV certification too and NFPA is what most places would be concerned about for fire safety compliance. Btw, the reason not all Tiny House Builders use RVIA is because RVIA is strictly for RV's, they will not recognize the use of their certification for a home. Nor will they support DIY builders and will only work with businesses with factories that they can RVIA certify. They flat out say that they do not even support the marketing of any of their certified products to be suggests to be used as a home. So those who use RVIA but are building Tiny Houses are actually working around what the certification will actually support. Thus it can be a problem if you want your home to be recognized as a residence you can live in full time, as RVIA means it's declared as an RV and nothing more... Thus why options like NOAH exist, as they do support DIY builders and will provide the recommendation that what they certify could be used as a home. While there's quite a few other companies besides RVIA that you may run into depending on what part of the country you're in...

They just posted a video yesterday I think or maybe even just this morning, with a bunch of ladies that were making Christmas ornaments, and I believe there were a good 12 or more people in somebody's tiny house. So I think once you start to meet your neighbors, there starts to be a little bit of a community. So far most of the people I've seen have been closer to retirement age. But being 51 myself, I don't worry about being 20 years younger than most of the people around.

Hi Kim, that was our gathering. We do get together and even though it is a new community, it’s developing into a wonderful place to live. I agree Newport is not great but for me, I work so don’t have much time to go out. However, the friends I have made here make up for it

@@storychasing I think eventually yes. I haven't even started my nomadic Adventure yet. I don't have a specific end date planned for when I stop being nomadic, but the reason I want to go nomadic is to really understand and appreciate this country. I grew up in California, and I actually love California. Unfortunately, California is prohibitively expensive. All of my income is because I'm disabled, so my income is much more fixed than others. Because I was able to get a disability retirement through my job, as well as put on Social Security disability, I actually get both a pension and social security. With both of those income streams, I do okay and would do phenomenal I think on the road. I have a plan to explore and just decide where forever home will be. I've decided that my nomadic vehicle is going to be a 25 ft Class C RV. Partially because I can get one where the four year bumper to bumper warranty for about 50,000, which I can afford pay cash, after I've sold my condo. Which means that I'll have a little bit of money in my emergency fund, and then I can start building a long-term nest egg while I'm on the road. But I think living in less than 200 ft for however long I live on the road, means that I will be used to living in small space. I think I won't know for sure if I'm going to be able to go 100% no storage, but that's currently my plan. That's part of why I'm choosing an Class C instead of a Class B. But that's also partially because the Class B's twice as expensive. You can get a lot of storage for the extra $50,000.

I learned something by watching your video. The area where the property is leaves much to be desired. I really appreciate what Randy and his crew are doing for the community though...good people and the larger homes they build seem very nice. Good luck Amber, there are other communities.

The community address is 850 Industrial Road... Hence the area. The factory across the street has lights at night, but is otherwise not disruptive. Behind them is the river, with river access for kayaking, one one end is a tomato farm, not disruptive. Across from their Prairie development is the mountain area, where they have developed 85 lots so far. And at their other end, next to their forest community area is their park, bordering on a paper factory, which has also not been reported as disruptive. If you are looking for a cute town nearby, try Morristown where Amanda grew up, just a short drive away. There is also a super cute town a little bit further away that a lot of the residents like to go to... Sorry can't remember the name of it.

Acony Bell tiny home community outside Asheville, NC seems very nice and does have a real sense of community. But, I think the lot rent is about $600 a month, which is a lot more than the TN property you visited.

Loving the idea of a tiny home. Other alternatives shipping container and fixing it up how you like or Home Depot checking out there tiny buildings. Buying your own land will be an investment to put your own tiny home on. As for community join different clubs in the area or local church community. Think when you find something it will speak to you on which way you want to go

@@leslie6189 TN would not allow that. Sheds are not considered fit for human habitation in TN, no matter what you do to them. Also, Incredible Tiny Homes won't allow anything other than their homes on the lots they rent, and you must buy a home from them at the same time you rent the lot (you can't rent the lot to "hold" it for a later date).

It is so incredibly discouraging that most Counties will not just let these communities into the local areas. I think, especially as we age, a smaller, cheaper easier to maintain house is such a great option to keep older people independent. Most men die before their wives, leaving them with so much less income and many years still to try and live on their own. I bought a home two years ago, and moved in last year. Even the smallest home in a community is 1200 Square Feet. Way more space than I need and it is a lot to maintain. I had no other options however other than to buy land in the county which I did not want to do. I want to be in a subdivision feel but have a tiny home option. Now, in Texas where I live, prices have gone up so much that even if you can find a tiny home community it cost more than what I am in now. We should not be forcing this wastefulness of heating and cooling energy and yard maintaining using water etc. Tiny is where it should be at.

The vast majority of residents at Incredible Tiny Homes (& likely most other tiny communities as well) are older widowed women, so you are very right, there’s very clearly a need for more affordable homes for women and that need is being ignored… and sadly I find that our male driven society often ignores the needs of older widowed women.

So far I've heard quite positive information about Tennessee in general for having counties and cities that allow people to use their land anyway they want with a lot few restrictions. I know at least one RV KZitemr couple that bought land that they're just using for their RV that they stay at when they want to visit, and they made a three spot Campground kind of thing so that their friends could all camp with them., but there's no restriction on building. Many cities require you to build something Sticks and Bricks within a certain number of time, but this particular community, believes that when you buy the land, it's yours to do it the way you want to use it with no rules. I think the. Here's the couple that you can look at their videos about how they did that. I don't think it's super cheap, around 70 or 75,000 as the cheapest lot. And then you have to invest in order to bring down some of the trees and gravel things out and then bring power from the street and water from the street. Assuming you want water and power. There are quite a few trees in this area, so it might be that you have to take some extra trees down in order to get any solar. But you might be able to set up your system to use traditional power, with solar panels to augment and keep the costs lower. (youtube.com/@RVLifestyle) I agree that those 16 or even 20 ft houses are just a little bit too small. But some of the other models they have are quite lovely. Much more expensive but they also are more finished, which I actually appreciate.

I hope other counties take notice and start making changes because this is a very popular way to leave with less resources, less taking up of space especially with a growing population.

Tiny homes are amazing, I cant look after a full house anymore. I have been looking at Tiny homes for a long time. Australia could learn off this company, building Tiny home community would be amazing, community, safety. Common areas like vegetable garden, sports area, BBQs would be a amazing finish to this community. I agree I would want to have 1 or 2 separate bedrooms. I may look at a tiny home later in life, I decided caravan so I can follow the weather, nerve damage to central nervous system can really impact you especially the weather patterns. Great video Amber, I really enjoyed your video. My son comes home from work with that black soot all over him. Its horrible stuff even though he showers as soon as he get home, he has a habit of touching the wall or light switches. If you go past more tiny home communities I think a lot of people would be interested in watching the videos.

Oh wow! An outsider's review of what it is like to visit ITH properties and basic home. What a nice surprise to get a mostly full review. A few notes: ITH homes are not RVIA certified. They are ANSI / NFPA certified, IMO, better than RVIA certification. RVIA is not a standard meant for full-time living, whereas ANSI / NFPA standards are for full time living. OH!!! Welcome to the #1 issue almost every person at ITH experiences: HORRIBLE customer service. Good luck getting a phone call answered or returned. It is pick and choose which customers or potential customers to respond to. If you had a scheduled tour time, that doesn't mean you would have actually got the tour when you arrived anyway. Expect cancellations without notice, or maybe 1 day notice IF you are lucky. (I say that from experience, twice, even after traveling 1100 miles round trip only to have my tour canceled.) Anyway, I digress.... The persons who do the tours around ITH are generally volunteers who live on site and are NOT paid for their time, including the guard shack security. They are very helpful community members who are proud to live at ITH and share their free time to give tours. THANK YOU all volunteers who work on all kinds of things around the communities to improve life for everyone. Even if you didn't have a tour scheduled, my bet is SOMEONE living at ITH would be willing to show you around. The tour appointment is likely to also get you a couple of inside homes tours besides just a drive around the communities had you had a pre-scheduled appointment. The WORST negative of all? BYOI. Bring. Your. Own. Internet. ITH is just outside of city limits and the city utilities feel they have no obligation to provide adequate or any Internet service to ITH residents. Every lot is wired up for fiber optic service, ready to go lgets you nowhere if an ISP is not willing to make that service connection -- none of this is ITH fault, it is Newport Utilities and terrain blocking cell signals in a rural part of TN where cell providers have not incentive to offer service .) And there is very limited cell service on site as well (Verizon a little, AT&T a little, T-Mobile abysmal and spotty, but improving during the past 2.5 years, Sprint, none?) Biggest plusses: People who live at ITH are almost universally friendly and considerate of neighbors. There are cliques, but that is fine, find your own fit. Instead of suggesting there are not amenities to partake of at ITH, one need only look at what has actually materialized in even JUST ONE short year. Randy takes time to work on other upgrades around ITH even as homes are under continuous construction. He put some effort into constantly making property upgrades. Just in the last year, Milligan Mile was completed... Then broke back down as more improvements were coming into place, like a new "lake"? A privacy wall installed for Prairie folks, since ITH IS a cconstruction, industrial zone and delivery trucks are in and out all day, every day, not to mention the number of employees coming and going constantly. Roads, paths, water pond by the forest, some tree removal (safety reasons during storms), cleaning up the beach area preparing for new plants and trees soon, a new official enclosed ADA-approved post box office! (No small feat to jump govvie hoops to get that approved and installed), residents built a fenced dog run at least a football field long and about 75' wide. Fences going up to keep communities separated from manufacturing also. Anyway, quite the improvements in such a short period of time. (Forgot to mention putting in utilities, water, sewer, and permit approvals as well. Not bad to get that done and permits and inspections signed off in reasonable time during a pandemic.) ITH recently went to a 4x10 work week, so it is pretty quiet Friday-Sunday, and at least for the Prairie, super quiet every night. A train runs Long the property 2-5 times a day/night, but never blows a horn, so tolerable. Plans are to improve community road access and more sound-proofing. All communities will be getting plants and trees soon. Remember, these communities did not exist 2 years ago. To add 72 homes to the forest, 36 homes to the Beach, 50 homes to the Prairie, and 72-homes upcoming to the Grove by the end of 2022, and about 80 home lots under construction on the Mountain, and Buffalo Creek in planning stages, as well as doubling the on-site manufacturing capacity and adding about a dozen off site contractors building homes all in one year is quite the feat for ONE business owner. And... Do not forget, this was accomplished during a pandemic, extreme supply chain shortages, crazy inflation and without bank financing. Not every business in America can say they had this kind of growth and success during the past two years. Also, don't even get started on the training needed to bring new employees up to speed and finding the right teams to get the work done. Are there things that are a real train wreck? Yep. Changing plans on a whim. Warranty work not getting done. Backlogged homes and work orders 1 to 2 years behind schedule (I started the finalization of one of my homes on Black Friday 2020. Finalized the contracts early December 2020. Hoping to get my home on a lot by January or February 2023. That is reality. Paid for amenities way over a year ago, still waiting. But, I do see the progress in general, and think "Model Homes" are the way to go, because ITH will not build your custom home like you want it, only generally like you want it. Seems like Randy has figured out Model homes are the way to go. Newport? No jobs to speak of here. Almost everyone living at ITH is downsized and retired, from all over the USA. Plusses: pretty good moderate weather all year around. Fairly cheap living to be close to recreation options. Yeah, no public transportation or garbage removal service and questionable medical facilities for emergencies. Income taxes are nil, sales taxes are the highest in the USA and food tax is incredibly regressive. Cheap homes amd cheap lot living may make it worth it all? Consider a revisit in a few years to evaluate improvements in such a short time! HMU if you have any other questions.

@@inthesunbythebeachstandard rate for tax in-store-bought unprepared FOOD in Newport, TN is 9.75%. It is higher at fast food and restaurants. Yes. I am not kidding. TN has the nearly the highest (regressive) food tax rate in the USA.

Amber if you are going to tiny home communities, I like your opinion of Hidden Forest Lake in Campbell Tx., it’s a park style RV park that is connected to Recreational Resort Cottages, a tiny house builder. Think their tiny homes are really cute. Activities are in the nearby town. But that’s all I have on them. A lake is nice. Water near by is always a good thing.

Ms. Amber my vote would be for Baja Mexico. I have been there for 15 years and luv it. My brother just retired, he lives off-grid and luvs it. He purchased a home about 2 blocks from the beach it ran him about 120K U.S. Whatever you decide wish you only the best! 👍

I know someone renting in that area, too. Works in San Diego, lives in Mexico (US citizen). The extreme cost savings doing that is worth the trip across the border to get to work.

Very helpful. I’m considering something like it and your impressions resonated with me. I’m glad to hear that Randy does seem like he’s for real. There are scammers getting into the tiny home movement unfortunately. ITH seems very upfront about what things actually cost. I’m guessing that they are where they are because that was where land was cheap. Nowhere in the towns you mentioned would land be cheap enough for rent to be only 200/month, even if zoning allowed tiny homes. Personally I would like a community in a more natural area. Off grid appeals to me. Thanks again for your honest look.

It might be interesting to revisit Incredible Tiny Homes, after "The Grove" is completed. Small lots, but It has been said to be the most "planned" section yet. Nice that they were able to accommodate your visit, but It would have been good to hear some of the questions answered on the appointment day, and to have a tour of models. Good luck finding your home.

Newport is an interesting town. I've lived in East Tennessee all my life and for much of what you're looking for, I would check out the cities and towns along I-75 from Chattanooga to the Tri-Cities (Bristol, Johnson City, Kingsport). For example, in the Knox Co./Anderson Co./Blount Co. area, you have easy access to an good size airport, several symphonies, lots of other types of music and arts, crafts, water sports, hiking, and a good mix of large and small shopping choices, employers, etc. For community activities, we have lots of different ones, from city sponsored, to non-profit groups, to church based ones. I think you might enjoy the East Tennessee area as a home base.

IncredibleTiny Homes has a video on KZitem from one year ago titled "10 by 30' tiny home upstairs living room". The bedroom is located on the main floor with the living room above. On the higher price end but great overall floor plan.

Very interesting perspective. Thank you for sharing as you mentioned considerations of which Id not thought. I also struggle with whether I want my own land or a community. The biggest thing that is pushing me towards land is the HOA approach almost all tiny home communities take. I want a garden, I expect I’ll want a fence of some kind, I don’t want an HOA telling me what I can/can’t do on my home property. Even land comes with restrictions, though, depending upon municipality building codes and such. Still, I think land just makes more sense for me. I can meet people and establish community through church, crafting groups, community centers and the like. There are benefits to having a main friend group that isn’t also your next door neighbor, I think.

That's a good point. I bought a house in an HOA controlled area, it was fine at first. Every year new officers could be voted in to make decisions for everyone. After 10 years I'd had enough, sold the house.

Excellent report. I hope I will never have to sell my condo, but I've designed my tiny home if I have to make the move. Where to live, of course, would be the problem. I love Tiny Tranquility, but I need to be closer to medical care.

loved the review and I'm with you on the vibe of Newport - too industrial and not much to offer community wise. I know Oregon has an amazing tiny home community called Tranquility Waldport, Oregon. Near the ocean, near little towns full of artisans, walking paths for dogs/people - off leash areas, community garden, a main building to host events, etc. I've watched a lady (Beth) who owns a tiny home there and she did a walk around of the community. It's beautiful - well kept. And, what I also like about it is they do criminal checks so you know your neighbors aren't shady, lol

Morgan Maddison 😊 Oh yes I know that community. I actually talked to the owner and I was going to film the community and area but unfortunately we just couldn't get our schedules to match up while I was on the west coast. I love that area it's in too!

I've started looking around the Pacific northwest, just to see what was out there, but everything is so much more expensive. The west side of the country is just much more expensive. I saw one of the tiny home communities in Washington and it's $1,000 a month for your space rent. If I could be guaranteed that it would never ever go up again, perhaps I could make that all work but, knowing that I'm on a pension and Social Security, which has very limited raises, I would hate to have to move my tiny house after settling with the stress of trying to find somewhere to settle again cheaper.

All of the tiny communities on the west coast are WAY too expensive & the cost keeps going up and up. For what you pay in lot rent alone you could put that towards owning your own land somewhere else.

rv lifestyle on YT has been advertising a company that sell land in Tennessee outside of Nashville and they are zoned as rv lots, I believe the smallest is 5 acres, it's a little expensive in my opinion but i guess that depends on what is included, and you never know they may have another community in the works that may have smaller lots at a lower price.

Impressive culture and purpose for that tiny home company. One of the cons for me in regard to the tiny homes they produce is ... the metal siding inside and out. Metal shipping containers have been used for homes for quite some time now and the problem with metal is condensation. I would think these homes may have the same issue. I've seen lots of tiny home manufacturers who build more toward the conventional materials that wouldn't have the condensation issue. Just something to consider. I think it's awesome that they take care of so many hook up items thus saving the new owner lots of set up. Very cool.

It's not like a metal shipping container, the ESP (Engineered Structural Panels) are a type of SIP, there's nothing but insulation between the outer and inner sheet layer. So no condensation issues. You need thermal bridging to have condensation issues but there's not even a stud to make a weak point in the insulation. While metal structure buildings can all be properly insulated to avoid the issue. For shipping containers, it's one of the reasons the finished product can cost more than people assume as there can be a lot of work to turn it livable and not just be like living in a metal box. While products like ESP already have the insulation built in and typically perform better than traditional stick built structures.

I agree, I like SIP's but would not want metal walls. Especially in a humid climate. I wouldn't want to decorate or be compelled to pay more for a 2nd layer of material to cover it all up. And how would cell phone/electronics work? Tiny home construction should be able to withstand a move so can be tricky to design. I do applaud a community that allows tiny homes.

@@Michelle-bw1xg You already pay for a 2nd layer of material with most houses. It's just usually already included instead of you DIY'ing it and giving you the choice of how much to spend on it. So this is the opposite of compelling you as those who like the industrial look can just leave it bare and you don't have to pay for adding additional layers like you would be forced to with most traditional houses. DIY'ing also means you can do it for less than a commercial builder, contractor, handyman, etc. reducing the total costs you'd otherwise have to pay. While it's not a Faraday's cage. So it's not that much of an issue for electronics. Most commercial buildings you enter for shopping, etc. are metal framed, for example and yet you can usually still use your phone, etc. There can be some interference but any openings, windows, doors, etc. will be gaps that allow radio waves, etc. to get through and you can easily bypass any barriers with repeaters, and other options if you need a stronger signal, etc. Some, like a satellite TV/internet, would be on the outside anyway and wired to your interior electronics. Along with options like you can use your WiFi to make calls, etc.

Incredible Tiny Homes has many different models to choose from. The Incredi-Box is made with the metal,panels and these are DIY (Decorate it Yourself) and are on the low end price wise. Randy is a real custom builder and has an eye for beauty. There are many options. There also are longer, wider models with various customizable finishing inside and out. Have you heard of Circle Pond Tiny Home Community in Florida? It's very small and homes are located around the perimeter of a medium sized pond. Don't know if it has quite the community atmosphere you are looking for but worth checking out.

Maybe lol at the general area first, then communities of 5,ooo people or less, within a reasonable distance of a larger town where. We always like driving through little towns in our travels and just look at the overall surroundings. Next take a look at lots or land. Something you might consider is building your own tiny house community with a few friends. Think of it with a common area where you could grow a garden, each lot with a picket fence, maybe near a collage town where your close to a university where you could enjoy some of the things they open to the public. Just a few things to think about, enjoy the hunt and dreams.

The absolute best perk is the proximity to Douglas lake, Pigeon Forge/Gatlinburg, GSMNP!! Have you thought about living in a houseboat?? I have! The ONLY concern I have for that is the lakes freezing. I would NOT live tied up at a marina, I would get on the Cumberland lake and tie up somewhere different every few days completely off grid FOR FREE!
