Good morning. Enjoyed your video. Loved the way you guys got to the basics of where to get properties. Some friends and I were looking to do this under an LLC. We reached out to Padsplit and they said they haven’t expanded into the area where we considering purchasing. Wondering how does Padsplit select the areas they’re willing to refer clients to?

If a lender typically wants a 4-5 bedroom house, does that mean the conversions should NOT be done with permits??? bc if with permits, it will show up in public data…

Jamil thank you for tgis and id live your feedback. We have a co living borrower looking at this deal. Mtg Bal Subto is $368k Entry $83k Total $451k ARV is $419k Projected COC 15%, $12,486 annually. Based on $83k invested as a PMP Borrower is over 100% All in to Value including Mtg Bal. To me, this seems like a No Deal what do you think Jamil.

After reviewing the numbers and considering the borrower's over 100% all-in to value, including the mortgage balance, it does seem like a risky deal. My gut feeling leans towards it being a no-deal unless we can make significant adjustments or mitigate the risks somehow.

Thank you Jamil, they are pitching it as a PMP for $83k, 50% of equity and 50% of net income projected at $1,200 mo. If you have time please tell me if I'm evaluating this correctly. At $83k invested /$1,200 mo it takes 70 mos to break even assuming no rent increases. 6 years in I estimated appreciation at +$220k over the same period x 50% equity position = $110k if we exit and sell to get equity out. So 7 years I break even on monthly net vs investment and roi $110k on an $83k investment. This would suck, right? Or am I missing something here?

Just said can't BRRR anything yet isnt that what you did in this video??? I'm curious if you really can cashflow on a refinanced loan with today's terms. Seems like margins would be very thin. 2k IF its all rented, maybe. Also, I could see it being very difficult to get that home to appraise for 500k even after you put 125k into it. Basically doubling its value. What happens when it appraises only for 450k? Are they a headache to manage?

BRRRR can be profitable but requires careful planning and realistic expectations to handle potential hurdles.
