37m? You guys are just making up numbers at this point. This is basically a tract home with almost no useable lot. Where do the kids and dogs run around? 37 million with no lot, views of your neighbors roof lines and your house looks the same as every other house on your block?

The asking price is definitely a stretch. We’ll see where this property does sell at, if it does sell. The area itself (Pelican Crest) warrants these higher prices despite tract home feel and size of lot, due to exclusivity of community and network of high net worth home owners & privacy. Trust me I get it, not for everyone…if a family has dogs and needs a yard to run around in, this property may not be the right fit. Thanks for your feedback!

@@LiveInNewportBeach Its a giant dated house with no land. I would say considering the cost of a remodel and the current market - the house should list for $21,995,000. Not sure who would pay that for a mediterranean style home today? Maybe tear it down and start over?

It’ll be interesting to see if this property sells and if so, at what price. Many times sellers of these homes don’t NEED to sell. Homes comparable, and in better condition are selling in the mid $20 millions. We’ll see. Thanks for your feedback. Are you in real estate?

I feel you, it’s definitely a project with a hefty price tag. For someone who has the resources, maybe the location, size, and view are greater than the work that needs to be done. A very small group of buyers can even qualify to buy a place like this! Thanks for your comment 👊🏽

I would say not. Anyone lucky enough to live in this home can deal with the “ Dated” finishes for a longer period.

@@LiveInNewportBeach The truth is, these homes are all owned by a military trust. People that work for the trustee get to use the properties. Basically, it’s considered military housing for the new age. This is why they are priced so high, no one can afford to own them except the military trust.
