We hope you enjoyed exploring the peaceful, yet visually luxurious Lavender Bay House by Tobias Partners, nestled in one of Sydney's most iconic settings. The way this home harmonises expansive views of the Harbour Bridge, Luna Park, and the Opera House with intimate, tranquil spaces is truly inspiring. Lavender Bay House is also featured in our latest hardcover book series, Habitats: City, Coast, and Forest, where we explore remarkable spaces like Lavender Bay House that harmonise with their natural surroundings, see here for more: thelocalproject.com.au/product/habitats-city-coast-forest/

Landscaping and location are excellent. There are part of the house that are good, like the glazing. But overall it feels like it hasn’t been moved into, or the spaces are too large for their uses. Which results in a cold or awkward feeling.

Cracker of a building, beautifully designed and wished I had enough to buy it with one of the best views location wise I have seen, but the home does not feel like a home, feels and looks like a cold and detached set of rooms to me.

What I like about this home is how they maximize the space. From the lot itself, the floor plan, the design up to the view really make this home very stunning! Who knows you can have a home like this in the middle of the city? Thank you Local Project

How amazing is this masterpiece with prime location and one of the best views in the world. Somehow tho its lacking some warmth to this and it doesn’t have much of the feeling of ‘home’ to me, im sure the family who live there will make it home tho.

While I think this looks stunning, I currently live is a double brick home with two suspended concrete floors, while it's nice in the summer, it's absolutely freezing in the winter, I assume from the location of this house they have installed $200,000 of heating hidden in the concrete or this house will be like an icebox in the winter.

I’d imagine that there is a base that is pre made, precision welded, likely stainless steel that’s embedded into the concrete and that the finished sleeves are a turned, anodised material that screw fit to to the base. I’d like to know how too.

How to get that cave-like apartment feel in a house. Bedroom is an example where like enters from both sides but far enough away from each window that it feels like it is all from one side. Which is common to apartments. Worth a rewatch to understand how light is working in the building. Most problems like this can be solved with post-build lighting choices. But better to deal with it during design. This all might be due to the way and time they filmed it.

Why is every home concreate?
@Jimmy_Bee
24 күн бұрын
Because building homes out of timber like most American homes means you have to replace your home when it burns down or rots. The same reason the only old buildings in LA are downtown where they built with bricks and mortar, the same reason the oldest homes in London are brick, the same reason Rome’s colosseum is still standing, be it brick or stone or cement for concrete, it lasts for hundreds of years, it’s about legacy, not flipping homes.
@milton1448

@@Jimmy_Bee I understand that Jimmy, but my point was most if not all of these homes features use the exact same materials. At some point, it becomes stale IMO.

its more of why is it always exposed concrete? that's the latest fashion statement. I suspect in 10 years from now, they will cover it up with plaster when it will stop looking fashionable and will start looking ugly again.

One thing I will never understand in Australia are kitchens with timber floors and bathrooms with no sunlight, even when you can choose not to do this they still choose doing this. Nice architecture for a public institution but not for a home.

Looks very plain and uninspired. The materials are great, the location is world class but the house itself is very boring to me. This also does not convey family home to me at all outside of a large kitchen, large living and a grassy backyard. Tobias have done much better work in the past.
