I did download the 13 questions but some of them are quite different from the ones you mentioned in your video and I am wondering if you also have preferred answers to them? For instance, I would not know what the 5 best methods of finding buyers is. What should I look for in a marketing plan? What are the online platforms that an agent should use and do they cost money to the agent? What time period should I use for the absorption rate? Those are the main questions that I have now. Well Audra certainly comes off as a professional ! My wife markets luxury property in NYC for one of largest marketing companies, I sent her this to watch. There is alot of excellent information in this video. As someone who owns several properties on both coasts I can tell you there are literally tons of agents out there that are clueless. OK - comps! Pre -interviewed , testing-the-water w two agents. IMHO both failed the pre-test on Comps Agent 1: First spoken Sentence was " It’s going to VERY hard to get comps" Me: thinking "isn't that your main function?" Second Agent: Here's some comps from past year. Me: Your comps are ALL 70+ yrs older than our custom-built 20yr house, and were 'flipped' with cheap 'updates', but not well built. Think I need realtor with construction background & understanding that comps in downtown area can be within a mile of listing, not archaic, faux neighborhood boundaties which no longer exist. Thanks for the venting space and if you know a Smart, relaxed, creative, non-patronizing Realtor in Columbus OH- please share!

Well, not sure how you could rank agents efficiently. You could only do that by measuring the number of sales, volume, and reviews. Which to be fair, is what Zillow does already. Its really not an accurate measure. I. think every state should have an easy way to report "bad" agent. If there are any violations on their record, it should be public knowledge and easily available. If I want to report a bad agent, it takes WAY too much time to file a complaint, then I have to have a hearing, then nothing is done anyway...what's the point? My time is more valuable. I do think consumers should be doing a better job filling out reviews on agents they have worked with...good or bad.

Why hire a listing agent? How often do the they procure a buyer? Get your home on the MLS with fsbo flat fee service then comp the buyers agent 2-2.5% and save massively.

I just found your KZitem channel last week and I've been hooked! I've been talking about wanting to move out of my area in South Carolina for a few years now, but only in the last five weeks or so have I taken that claim seriously. I've been doing my do diligence when it comes to prepping myself for selling my current place while trying to buy at the same time. This will be my first time selling, so I want to be as prepared as possible and not run the risk of potentially being swindled by local realtor companies, and making sure I know what to look for with the right one! Your videos have been incredibly direct and helpful for someone who's fairly new to the home owning side of things! Excellent video. I have bought and sold 18 homes and am thinking about moving one last time . Your 13 questions and this video will help me select the best agent to list my home for sure. We own a home which is in a retirement community where most if not all homes sell pretty quickly in the greater Atlanta area.Our home is almost 10 years old and is in very good shape. That said, it has the original carpet in it and the interior has not been painted. The home was actually built by a retired realtor who passed away 5 years ago. The quality of our carpet is very high and is a neutral color. The original paint is very high quality and , at least in my opinion, doesnt need painting to sell it. If we knew we were going to remain in this home permanently I would paint it different colors but all of the rooms on the first level are in medium to light colors and the lower level is painted in attractive but much darker colors. Just wondering if i should spend the money to replace the carpet now vs being prepared to offer a carpeting allowance, and same question re painting interior now vs being prepared to offer paint allowance. I always feel that a seller is better off to be prepared to offer a paint and/or carpet allowance than to replace or repaint in carpet or paint that sellers dont like even when selecting light tones etc. I plan to discuss that with the listing agents i will meet with but other than having the carpet cleaned...very high quality carpet...I am leaning more toward offering allowances. Your thoughts appreciated. I just replaced our ist floor HVAC unit for $11K so not too excited about paying for new interior paint of 3660 sq ft or WTW carpeting for about 2000 sq ft. Thanks so much. BTW my won lives in Tarzana and while he has no plans to move, do you cover that area from Orange? I doubt you need to but just asking.

Appreciate the compliment...and am happy to assist. It sounds to me like your home is in good shape. I would hire a trusted realtor to give you better insight as to what you area demands as it relates to buyer expectations. Often times you don't need to odder credits or allowances. If homes move quickly in your area, you might get multiple offers. I haven't seen your property or know your neighborhood...but an expert real estate agent can give you the property direction. I would invest as little as possible when selling a home. I do not cover Tarzana...it quite a drive for me. However, I am honored that you would consider referring me. Means a lot. You'll do great when selling your home. I can tell you go the extra mile, researching, and making good decision. Best of luck to you!!

My wife's granddaughter is a brand new realtor in Southern Ohio and is highly intelligent and personable. Well, I would try to avoid the question...I would focus on your strengths in the listing meeting. I never had a buyer ask me how many homes I have sold (although they can look me up online). If you are working under a broker, I would suggest being mentored by someone experienced. You can always tout the sales of your broker since the listing agreement is between your seller and the broker. Just get permission from your broker/realtors who have listed/sold these homes to allow you to use this in a presentation. Also, if you have a mentor (highly recommend) you can add them as a co-listing agent and use their sales to establish credibility strength. Its really hard starting off in this business...no matter how passionate you may be. My recommendation: what a lot of KZitem video on real estate (get educated) and find someone who can mentor you. This business is not easy. You need all the support you can get. Best of luck to you!

Ahh..well, that's not good. Every seller is required to disclose what they know about the property they are selling..even if you are selling AS IS. If you have a property you have inherited or have not idea what's wrong with it...you still have to disclose that. Yikes...who did you hire?

WOW, Audra, I was hoping to find a video from you on this subject. I will need a new realtor here to sell my home within the next year since the one I had when I bought this house really betrayed me in many ways with her dishonesty and unethical behavior. I would NEVER hire her again after what she put me through. Anyhow, I will note your questions and put them with my realtor notes for future reference. But one thing is that I would NEVER hire a realtor who wants a six-month listing. I firmly believe that if a realtor cannot sell a home in three months or less, then that realtor needs to find out what he or she is doing wrong. Thanks again for sharing your professional expertise. You know, I should do a video on this topic because I get it all the time. First off, honest is always the best policy. If you loose a friend over a listing your house, then they are not much of a friend anyhow. I would suggest you tell your friend that you don't like mixing business with friendship. Let her know you are interviewing several agents and that you want to treat the sale of your home as a business decision. There has been many a story of agents representing their friends home for sale and then after the sale they are no longer friends due to complications. This happened to me: My best friend used another agent to sell her house (she hired a newer agent with only 12 sales under her belt)...it was a $10m property. I know I would have done a better job..and yes I was butt hurt over it...BUT ultimately it was the decision she made for various reasons...I respect her for it and we are still friends. A true professional knows you can win them all and handles disappointments with grace. Who you hire to sell your home is EXTREMELY important. Best of luck...let me know how it goes:)

I had my neighbor who was my friend sell my home. I knew her for 25 years. She had just renewed her realtor’s license. She changed me 6% to sell my home. I had never sold a home. She told me I could trust her and I blindly did. She wouldn’t put an offer while in Escrow because I didn’t have the money in my hands. I felt completely gutted by her. I lived in hotels for months because I was homeless once my home sold.

All good stuff. Add one more question, how will they handle the problems that show up in the home inspection? Are you doing the inspection for negotiation purposes or are you doing it for your own education and future budgeting? Agents who show up at the inspection with their pad of paper asking me what should go on the negotiation list verses just reading the inspection report is a really good sign you hired the wrong agent. This is not adding value and proves you don't know anything about the property your advising your buyer to purchase. You do the inspection to avoid major issues and use the rest of the report to budget future expenses. If your agent is going to bat for you over a simple fix like a outlet or broken door then your just wasting your time.

Hello there! I do recommend going with an agent who has completed several sales in your area in the last 12 months (go check your agent's history on Zillow). It really doesn't matter if they are a broker and/or agent. I know some broker's that shouldn't have their license...and others who do a great job....same for agents. I really would focus on their experience (in your area), the services they are providing, and the response they receive from other past clients. Also make sure they have a great social media platform to sell your home...that really is the way we are selling homes. Best of luck to you!!

Our roof needs to be replaced. Should we do so before listing or wait and negotiate it in the sell of the home? Any tips would be greatly appreciated.

Hello There! Appreciate your compliment. Means a lot. I am not an expert in your area..however, I do think San Diego county is still strong with lower inventories. The market is changing drastically right now. Mortgage rates are over 7% and trending up. This will effect buyer demand at most price points. Time is of the essence. I think the main question is how quickly and how costly is the roof? With the changing market, I am recommending my clients to put their houses on the market sooner than later...with or without updating their properties. I wouldn't negotiate a new roof upfront to your buyers. You never know, you may get multiple offers with a buyer willing to take the house as is. Once again, I don't know your house or your market but can tell you time is not your friend. Putting a new roof on your house is usually very expensive and takes a lot of time.

Audra, what do you consider to be necessary as far as disclosure? I have heard Agents say you should disclose everything so that they don't come back later and sue you. In my case, I live in a 102 year old house. One of the bedroom ceilings collapsed. I had it re-plastered and it is fine now. Must I disclose this? A Buyer might be concerned that other ceilings may collapse which considering the house's age may very well happen. But that should be something the Buyer should know going in buying an old house. I don't want to trick anybody but I don't want to underscore potential problems that may not occur either. Please let me know what you think. Thank you.

Hello there! Yes, I would disclose as much as you can especially if a ceiling collapsed. In fact, I would have the disclosures filled out before you put your house on the market. Once you get an offer, I would send over the disclosures to the buyer so there are no surprises (before offer acceptance). If a house is 102 years old then there are obviously going to be some continued maintenance on the property. I would just give facts on the disclosures. Give invoices from the work completed if you have it. Its never a good idea to under disclose. It could come back and bite ya.

My email is audra@lambertgrouphomes.com I consistently recommend my clients to paint the interior of their homes a white or neutral color. I am not an expert. In the Washington state real estate market. I would research your area to see what your competition is doing (other properties in similar prices that have sold and/or are on the market). If your competition is has their properties in tip top shape (paint included), you may want to make the investment. If you are interviewing realtors (highly recommend you interview at least 3), I would suggest asking them this same question. They should know what is customary in your area. Best of luck to you!

Really depends on the color and condition of your paint. If its in good shape and a lighter color, you may be fine. I find most homeowners usually repaint. Not a bad idea.

Great question! As an agent, I can look it up on MLS. One way for a seller or buyer to look up an agent is to look up their Zillow sales history. Zillow isn't always accurate...but its a good place to check. Also, if agents don't keep their profile current, I would be a bit concerned anyway. Best of luck.

Ahh..I don't hate any agents. I just think most newer agents aren't seasoned enough to represent their clients because they are not required to. Brokers just want their agent to SELL so they also make money. Most agents are taught to sell, not service or educate. There are a lot of great agents out there. I am learning everyday too. My advice to newer agents is to get educated.... Read, watch as many informative videos possible (my channel...lol), and work really hard. It will all pay off.

As a realtor with 20+ years of experience I find this entire roll to be a self-advertisement. Very few of your points make sense. Entire 9 minutes are about you promoting yourself with very little insight. It's your channel, do what you want, but from my experience - the more agent talks about their own greatness, the less work they are willing to do after the listing is signed. Usually they move on to focus on getting another listing

Not sure how to respond to this...just trying to help sellers interview agents to find the best fit for them. If you've been a realtor for over 20 years experience, then you know there are a lot of inexperienced/unprofessional agents out there taking advantage of people (true in any industry). You wouldn't believe the stories I've heard from some of my followers. I just can't believe how many homeowners get taken advantage of. I can tell you feel the same.

I did not hear self promoton- did you listen to the whole thing? Thx very much for this. I am listening bc I had an agent that really did not do much of anything other than paperwork. But I trusted bc of who referred her and she had 20 yrs exp. She just let whatever happen. No advice on really the most imp parts of real estate trnx. I wish I'd known this stuff. Ppl really gotta be proactive nowadays- esp with the biggest investment most folks have.

Over the years conducting national job searches resulting in relocations so I’ve bought and sold many homes in CA, AZ, MD, NC , MN wish I had the recommendations from ALL of your Videos . However, because of the many drastic economic downturns resulting in Corporate Layoffs etc. like many I’ve been forced to sell my homes in CA and Az at a loss. So have many of my friends not much protection there!!

Hello Audra, could you please elaborate on the "How often do you follow up with the Buyer's Agent or Title or Escrow?" question. I do not understand this question. Thank you.

Sure! The listing agent should be coordinating and checking in with escrow and title (not sure if your area uses escrow and title). If your area uses attorneys instead, they the agent should be following up regularly. The agent should make sure the proper paper works is in motion, earnest money is received. grand deeds are notarized. If there is a lender involved, then the agent should make sure the lender is tracking on their commitments. The listing agent should be managing the contingency timelines will all parties involved.

Will not pay 6% commission that most are asking, everything is negotiable, when an agent says right up front what they are expecting for a commission that should be a red flag
