@@dudechany That’s a very valid point. But, unfortunately infrastructure in eastern Pune except Kharadi is in shambles. Sometimes I believe it is intentionally done so that people keep pouring money in Kharadi and discourage people from investing in other nearby localities by not investing there. So unless Kharadi is fully utilised they will not improve infrastructure in other nearby localities. Look at Wagholi, Keshav Nagar, Lohegaon or Dhanori all have same infrastructure issues. So people don’t have choice other than purchasing it in Kharadi or opting other locations with issues.

@@7001nikhil right. infra gets developed in a new location only when people come to reside in that place. Or else it is just on the dp and no action is taken for decades. kharadi may be still worth the buy. I am thinking of people who invested in keshav nagar, dhanori, lohegaon,etc.. what were they even thinking of their hard earned money.

@@MrAlly0019999 If infrastructure gets developed when people come to reside then Dhanori, Lohegaon, Wagholi and Keshav Nagar should have been developed long time back. It looks like they’re intentionally not improving infrastructure in these areas to push more growth towards Kharadi. Below are the reasons for sudden hike in prices in Kharadi: 1. Poor infrastructure in adjoining areas. 2. More m more IT parks are coming up in and around Kharadi and people are trying to avoid traffic congestion by staying in Kharadi itself

@@7001nikhil yes , but not sure how far lure of IT parks will go . Pune IT industry has lost the growth momentum as companies prefer Hyderabad for bigger investment now .. current companies in Pune are not expanding further. Operational IT parks and SEZs are having good vacancies. So even buying in kharadi at higher prices is a risk.

On the one hand our national highways are on par with the United States but cities roads are stuck for decades due to land acquisition or other pitty issues.

Godrej is coming up with a big township in mahalunge on the Hinjwadi road. Along with this VTP is also having a big residential projects in this area. How would be the commercial property returns in this area. The prices in this area is beyond 23000/ sft on saleable area. Being in the IT area, has great potential of dense population by IT professionals. Does this commercial property has good future ? Please guide .

Hello, I have a request and need your expert view on same. We talk about Kharadi is an upcoming location similar to KP in future but it seems like that the prices are quite inflated at the moment. Can we do a case study with how Koregaon Park's prices has moved in last 10-15 years to provide some understanding of how Kharadi prices are expected to move. Also, with the new bridge connecting Keshav Nagar, is it expected to cool off prices in Kharadi?
