Hey Craig, great vids but still a tad concerned - help if you can please. Im looking at a plot which is agricultural land, BUT, its also within an AONB (Area's of Outstanding Natural Beauty) There's very little and lots of confusing information on the gov pages but would the 4 year 1 day rule and basic set up for a barn and farm etc be the same or does AONB trump all of this? Dont want to get the land if I can live on it. Also, was considering getttng either 1, 40ft cargo container and rop it on a concrete base and live in the rear 15ft or so, or get two 20ft containers side by side and live in one of them. Could I class them as work buildings or do you think a large wooden barn/shed with a section inside like your mate did would be a better idea? Loads of vids to watch - thanks for all the info. Suddenly got some hope! ;0)

Its something I would stay away from my trouble than they are worth. Would be hard to get away with 4 year 1 day especially putting shipping containers in AONB the gonna be on yeah. You would be better building a log cabin with sandstone base for it to sit on with concrete floor

Hi Craig, I'm aiming to buy a small holding and build an off grid crib cob house. I grow gourmet mushrooms at home for fun but was thinking about scaling up and starting a mushroom farm. Do you reckon I could get away with building the cob house/building and claiming it's going to be used for cropping? Thanks for your videos mate, its all great stuff!

Hi I have always wanted to build a cob house what type are you talking about a round cob house or a straw bail cob house like a normal one...? You can always say that you believe in building with materials available around you and that this is to show that you are growing gourmet mushrooms in eco-friendly type building not to mention councils love it when people build things that bare different from the norm. You could even crowdfund for help to build and even to raise money and any donations you could supply them with the first crops of mushrooms that you grow in your eco growing house...? just a thought

@@thesmallfarmerlife I was planning to build it in the round house style, maybe cordwood walls because I love the way they look. Glad to hear you think that would be a benefit on the dreaded planning application!! I was thinking about living in the round house and having a cropping extension on the side then trying to go for the 4 years route. Great idea with the crowd funding too, cheers!

Well they are the problem keeping land with planning passed on it back to keep house prices hi..! This should be illegal in the UK its not like its a big country so if you have planning then build them or lose the planning simple. The purpose of this channel is to start from the beginning so that people see it can be done and is being done and to eventually open the eyes of local planners that people want to live like this not just in ants nests

Hi, I just said it was horse first then changed the use of the land to agricultural and once planning is granted they cant take i9t away so happy days really. That's what most people do

How do you prove you’ve lived on the land for 4 years 1 day?.. I mean, is it possible to just buy the land, get planning to build the stables, build them and live away from the land, then in 4 years time, tell them you’ve been living there? How would they know you haven’t?

@@paulcole6888 Hullo. He explains this towards the end. Get permissions to build whatever. That's a fine starting point of when you could claim that you have been living there. What comes next is ME talking, and not our friend above. For me, a sworn Affidavit by myself would suffice. It would stand up in any court (if it ever got there) and others, like the planners would have to prove in court that you fibbed on your affidavit. But it won't ever go that far. But for most a series of shop bills with dates give a good indication. Or train and bus tickets that took you from your new home to your regular job from day one. Just one more thing. I found that one doesn't need permission to build stables for a WORKING HORSE. Just saying... Cheers.

Either convert the van you have into a mobile home or get yourself a mobile home. There are channels online which you could watch to see how they did their vans. Dont make the van look like a mobile home on the outside, this way you can use it anywhere. Then just put small gravel patch on your land where you can park the van. Build a big shed that you can put all your other things in like outside chairs etc, maybe put some solar panels on the roof battery pack inside. Then you will have electric onsite and maybe small washer, fridge whatever. But live in a camper van and if the council come out just say you stay there now and then and you are allowed to stay on your land for 28 days but they will never know how long you have been theire

I joined your Patreon. I have 2 quick questions: 1. Have you ever heard of someone being able to live in a hut or shack for Woodland Management reasons? 2. Are people succeeding by turning pasture land into plant based produce and living on the land to do that? ( I ask this because it seems to be pushed by authorities to cut down on meat and dairy)

I believe there have been very rare situations where people have been able to live in forrestry for woodland management reasons, and it was something to do with charcoal burners (or something like that). But there is not the same need to be in the woods as there is on a farm ... so it's almost impossible. The only way you get away with living in a woodland is if you go for the 4 years and 1 day rule ... which (realistically, from what I can tell) means buying a wood, building a hut/home in the middle of it where you cannot be seen (but is not been specifically hidden), and then you should be ok. Fairly big risk to take .. but somewhere quiet and you might be ok. Also needs to be your primary home (and you need to prove that). i.e. you cannot build a hut, claim you've lived there for 4 years and 1 day, but have a mortgage for a house or something (that would evidence you're not /actually/ living in the hut).

@@zedzeduk Yes. Of course the downside is you would need sunlight for solar panels. I have been in unmanaged woodlands are there are enough naturally felled trees to build a log cabin, this would be as carbon neutral as you could get. A massive amount of work to build one, likely would take 4 years

You can build a woodman's cabin to manage the woodland without planning that doesn't mean you can live in it but who knows right..? Yes to your second question people are living on land doing all sorts of rural businesses, you just got to go for it and fight the council if they come. They very rarely evict you from the land only know of 3 cases out of tens of thousands but do not ask them first to move on as they will say "NO"

@@thesmallfarmerlife Thanks. I suppose the reasons the council may turn up has to do with how locals living near the land or property react to it - if you are not taking the piss and are a benefit to the area then the locals may not grass you up, but then the council want their Council Tax...?

@@utubeape Just use a family or friends address as a care of address and they have to prove it then, this only works if you don't care about a registered address at the woodland. It doesn't bother me I don't want debt anyway and that's all its good for anyway

Great information once again Craig. We're looking to plant a small vineyard on a small piece agricultural land (about 2ha). Would we be able to build a barn or large storage structure to support the business and then go down the 4 year and one day route? We'd possibly plant a cash crop on part of the land with the vines so we can show there is a viable business for the first couple of years while the vines mature.

Thats well enough to do what you want to do just make sure you say that the barn is going to be for storing machinery etc. If you need help drawing up some plans just ask and I will advise you or do them for you a little cost lot less than planning consultants etc

Hi. I'm looking to buy a house on 4 acres with a parent. No ag tie. Where would I stand placing a cabin type 'annexe' on the land as extra accommodation. How would planning affect me..would I need it or would I get away with it being under permitted development as ancillary accommodation to main dwelling.

Hi you don't have permitted development rights on 4 acres of land unless it is in the curtilage of your garden then you can build up to 50% of the garden under 2.5 meters high, If not in your garden you would have to have a business plan and also a good planning statement etc to go in with your planning application. I mean you can put it on without planning but they could tell you to get it off which you would then apply for planning but if the planning application and statement is not good enough they may refuse it..?

If there is a planning permission already on the land before purchasing for a 2 stables and I have more horses can I put in another application for more stables L shape stables for 6 more horses...

Hi yeah, of course, you can depending on the size of the land if the land is 6 acres you can easily ask for 6 stables, but if not you might have to say that you have more horses that will be grazing in other paddocks through summer and winter in the stables. I have seen tiny plots of land with 8 stables not even half an acre. But they probably said they had land already rented to graze the horses

@@yvonne655 The guy next door I sold the same amount of land to got planning for 4 stables and tack room no problem always stick the tack room on there. But yeah if you already have planning you can apply to change the planning permission to meet your needs. How many stables you are looking for don't know and you could also put in for a small barn size building to store bedding and feed, other things like horsebox. That's if you want more space, you can say you buy feed in build as well as needing to save money and you have had things stolen before so security mean a lot. It'll depend what you need..?

My land is 3.6 acres, it came with planning permission for a lshape stable 2 horse box track room/hay its small...my intention is to request another planning permission for 2 more stables..eventual I want to live on the land or my children I was brought up on a farm and I want to grow food a have chicken, goats, mini pigs and quail.. I believe the easiest one is to get companies to send mail to the address. In some situations you'll need to talk to the royal mail about where you are (you're not likely to be in a well known area / postcode with lots of houses!) ... but have a word with the local post office and let them know you're putting up a postbox at the edge of your property and start to get (all) your mail delivered there. You won't have utility bills (most likely), but you can get bank statements etc. send there. Keep envelopes etc. ... especially anything that actually notes a change of address. Sites like Amazon keep track of where deliveries went, so also good to prove that you've been living there if you get regular deliveries that can be proven.

@@thesmallfarmerlife Do you not have to get the council to come out and work out what "council tax band" you are in, and at that point they see that you're living in a stable block? Or ... do you build the stable block (with a view to conversion, so plumb it in / electricity etc.) and get that all approved (i.e. for aggricurtaul use), then convert it to "living space", and then ask the council to come and assess for council tax bands?

I can help anyone to get consent to live in a mobile home for at least three years, before they even walk onto their land, without doing a fingers lift of actual agricultural work except your plan. I service to as many genuine new farmers as I can , I charge as well, who does,nt charge for good work, an idiot? I offer NO WIN NO FEE AND A SET FEE which will not exceed £2ooo plus the application fees , to genuine workers like Craig. I also have some useful equipment and skills to pass on to genuine workers of the land who are interested in useful advice, Many people can,t take on new knowledge advice because they are inclined toward taking notice of the negativity that some people in the planning process try to instil in new farm workers. "Don,t let the negativity of the people who have been instructed to vandalise new small farms by policy ,affect YOUR new farm plan" is my free advice to everyone.NIL CARBORUNDUM
