Real property that has been rented out provides two forms of financial benefit:
• rental income
• capital appreciation
Negatives of buying rental property:
1. very high entry costs
2. lack of diversification
3. lack of liquidity
4. problems with underlying property
5. lack of tenant or a bad tenant
6. high ongoing costs
7. reliability of rental income
