Housing market manipulated for decades, low supply, low interest rates. Now according economic cycles, we heading into decades of high supply, high interest rates.

What happens when new builds are subdued because of costs and restrictive lending policies? Low supply= scarcity. Scarcity in shelter = price support in a four leg economy. Can the storm be weathered by the banks? 50% of homeowners are mortgage free? Demographics point to boomer retirement tsunami? Next gens are larger than parents? Wealth transfers will spur economic supports.

Oh relax… unfortunately, there’s going to be a downturn if you want to make changes to address housing shortages, building costs, etc. Startups need to slowdown so the costs to build are more realistic and start dropping. I can guarantee that no manufacturer or tradesman will lower their prices until the market forces them to.
