I've lived in various communities in Florida, from the panhandle to the gatorvilles north of Okeechobee. Of all of them, my place in Hobe Sound, near Jensen was my favorite. I should never have sold and moved to Arizona.

Just to clarify info re Palm Circle Park we are a resident owned co-op. each owner ownes a share in the corp but does not actually own their lot. Monthly fee includes water and sewer. thanks for the great video, Chris-treasurer PCP

Well, you may think you are a CoOp. but DBPR - who regulates such things, has you licensed as a condominium project. And the Martin County Tax Assessor has your lots plotted out and owned individually - as is the custom in a condo project. In a CoOp, all the lots are owned by the CoOp and leased back to shareholders. So, if you are the Treasurer, you might want to look into where you got that information.

I noticed a sizable number of CoOp spaces for sale online at $35,900 at Tropical Acres in Jensen Beach. I don't know the reason but someone may want to look at them. There are also numerous lots for sale on the West Coast from Englewood to Charlotte Harbor which are more expensive and obviously a result of Hurricane Ian.

Those lots at Tropical Acres are vacant lots and have been on the market for 275 days according to Realtor.com. The price includes a share in the CoOp with monthly HOA fees of only $150. No dogs and relatively high taxes may be slowing sales. Interesting opportunity for the right buyer. No doubt there are lots of opportunities in Lee county area. That storm did a lot of damage,

@@RussellWatsonFMHL Thank you for your prompt response. I recently had to purchase a home in this community because of the outrageous cost of rent in the Tampa area. I'm almost 41, so I barely got into The Winds. My question is I found a nice home in Colony Cove before I bought this place. I recently found out they are owned by the same company, but Colony Cove wouldn't budge and said they don't allow anyone under 55, they were super strict yet other parks the same company owns are 40+ (following the % rules). Is it usual for large companies who own parks have different age rules in place? I would have loved the house in CC, but they practically hung up on me when I told them my age. The Winds of St Armands, welcomed me right in.

Recommending parks is like recommending cars. Everyone has a different budget, tastes, and goals. Factors such as area, proximity, amenities, age, home prices, lot rent, etc. create too many variables. My ideal park, just like my ideal pair of shoes, won't fit you. I have visited that community and know people who live there. If it's a good fit for you, it is a beautiful park with a ton of amenities & activities. Not that I have ever seen. Pet rules are park specific, can change, and may be at the discresion of the park manager. Your best be is to narrow down your choice of area as I outline in my book. Then get a list of communities in the area through our Inner Circle (free) access. Then contact those parks that interest you and ask. Alternatively you could contact agencies/agents (listed on the website) and ask.

How about doing a video about current brand new manufactured home price increases and availability. We ordered our home in April and the plant hasn't even started construction. This is in Citrus County and we have property in a POA community.

I'm aware of the problems home manufacturers are having. The home featured in the installation video was three months late. It may actually get worse as suppliers become more scarce and help continues to be hard to hire.

Most communities only allow dogs outside on a leash with the owner on the other end of the leash. Some do have dog parks. Very few allow fences.
