I wouldn't give too much credit to the UBS report, which has been calling Toronto a bubble for over decades while the Toronto average house price has more than tripled during the time. It's more like a broken clock getting to the time right finally. After all, the correction has been minor so far and far from a bubble bursting like the report suggested. Keep up the good work in the channel.

香港樓漏左兩個最重要既因素 1. 2047年地租(believe it or not) 2. 樓宇壽命實際只有70年以下(必然) 除以上兩點外,片中亦未考慮大廈維修費,室內維修,維修費加幅,管理費加幅,圍標,所以買樓實際上貴過租樓好多
Your view is rational and exactly what I heard when I was at uni . Back then a house in Chatswood Australia was $150 K , now the same house is $4.5 m . I am 60 years old now and proof that the market is irrational 😢

Highly doubt there'll be a bubble burst in Vancouver!! Tons of people with cash buying still... and the local rental market keeps heating up since most locals can't afford to buy and they gotta rent somehow and that spirals into a strong real estate $$$ for investors

For what I know with the current interest rate, rent will not cover your mortgage + other fee like property tax and hoa

My neighbor bought a house for $4M in 2017 and sold it in 2019 for $3M, 1M plus gone in just two years. The current market price backs up to close to $4M. There is no correct answer as to buy or rent, timing is the key.
