Here we are June of 2023 and our numbers are in from our Canopy MLS system to see how our waterfront home sales stack up from January 1 through end of May 31st, 2023 comparing years 2020 through 2023. So let's take a look at the chart here on your screen. And in 2020 we'd sold 35 homes. The average selling price then was $730,000. Our average days on market was 129, and we were getting 97% of asking price. As we moved to 2021, we'd sold 54 homes, and the average seller's price was $870,000. Our days on market had moved down to 35 days. Our average
list price the close price ratio was 100 percent. As we move into 2022 we had sold 43 homes from January through the end of May. Our selling price had moved up to an average of $1,123,000. Our average days on market is still consistent at 35 days and we were still getting 100 percent of list price.
We have fewer homes on the market. Inventory is tight. Our market is extremely strong. As you can see, 29 homes have closed with our limited inventory. Our sales price has moved up to $1,198,000. And our average days on market are 35 days. And we are averaging 100% of asking price. If you're looking to buy something today, you basically have 17 homes on Lake Wylie
that have dockable waterfront lots. Under contract currently we have 13 properties. The list of those 13 properties, the average list price is $1,686,000. And the average days on market for those properties is 48 days.
