Smart man Russ. I own a 6 acre property in CA and everything you said is correct. Many are getting priced out. One thing I can tell you about the country is to get used to the sound of lawnmowers, leaf blowers, chainsaws, and gunfire. Other than that I love it. Also, if you plan on having livestock, predators are always going to be looking for an easy meal, especially a wandering neighbor's dog.

Very good points and considerations. I think I would prefer the sounds of chainsaws and motors rather than the neighbors arguing and smoking 15’ from my kitchen window. Definitely will need to keep an eye on our small dog from those predators.

I grew up in the Midwest and always felt like that ugly gray sky was sitting on top of my head. There was a day when I realized that I had a flight for business in a couple weeks and I was excited that the plane would pierce the clouds and I would see the sun for the first time in months. The flat, monotonous terrain is nice for corn but I do like seeing mountains, coastal bluffs, arroyos, and vistas everywhere. Also, consider that you will not have appreciation. The house my parents sold in rural Michigan has double in value in 30 years. The value of the house we bought at that time, has gone up 500% in 30 years and we bought it for 500% more than the original price from 15 years before. Also, be aware of your own health and fitness. Having fitness opportunities and being around a lot of mountain bikers, surfers, runners, etc has a very positive effect. They are less abundant in rural areas with poor weather.

These are wise points and I appreciate the thoughts you shared. Having spent a lot of time in the Midwest over the last several years I would agree that the grey monotonous landscape during the winter months is boring and borderline depressing. The topography is much more boring compared to out west. Having been a real estate broker in CA for the last 8 years (I am still licensed, partially active), I am definitely not expecting much appreciation like we have here in CA. We always have big swings up and down in food and bad times out here where as the Midwest is more of a slow steady market in my perspective. The health and fitness aspect is actually most concerning to me. We are active in our local gym here and plan on joining a gym as soon as we get there too. It won’t be as easy to walk or run outside a lot of the year and healthy food is less plentiful. That said, we cook at home a lot and I believe will just need to make a more concerted effort to stay fit physically and mentally. I could not agree more with your points and everywhere has pros and cons. The main driver is to be near my wife’s family and our son’s grandparents/cousins/aunts/uncles. Having the ability to by a homestead with a new house for relatively the same money is also nice, especially since I can earn my California wages remotely from there. Helps a lot.

@@RollingWithRuss If you run, look into cross country skiing, either on your property or in nearby state or county parks. Also, if you haven't already, look into wood burning heating and some more passive cooling like whole house fans. One more thought, build a pond the size of a hockey rink and have it within hose length of a water source. If the hose part doesn't make sense look up the term "hoser".

Very true - neighbors can be variable anywhere. But at least on our new property they will be a few hundred feet away even if they do smoke, we won’t be smelling it with our windows open!

Couple suggestions, don't plant Arborvitae, you can find something better. It drops tons of fine leaf litter, there's other native tree species or hedgerow type trees. For steel buildings be really careful some of the largest companies will take huge deposits and then deliver product 1 year late, just happened to a friend in Cameron Park. Lastly, consider a fortified bunker somewhere for when the Zombies start coming out of Gary!

I will probably see what the local nursery recommends because they will know what is best in that climate. I plan on waiting to build a metal building for a bit until we are on the property and figure out the layout more.

Congrats! We just moved 20 miles west from a city .25 acre lot to 2.25 acres in the country. Older house but it does have some outbuildings including a 36x50 insulated heated/cooled shop!

My neighbour passed away last year. His son, who was the executor sold the house to developers , they’re going to knock it down next year, and put in a six plex ! Calgary is implementing rezoning all over . They want higher density ! A few years ago that house would have sold for around 450,000.00. He got 850,000.00 for his house . Meanwhile , the developers , have moved in tenants from hell . My city is being destroyed, even though 70 % of voters said no to higher density .

Dang, that’s a drag. Not all tenants are problematic and I understand there is a time and place to rent, but unfortunately a lot of folks have no respect for the place they live as is the case next door. I’m sorry to hear that about your city.

Hey Russ, congratulations on your wise decision to escape Commiefornia. I escaped about 3 years ago to LV and got a nice house on a half an acre which was a big improvement from my condo in SD. I bet your new neighbors are not happy to see California plates moving in!!

Nice! My parents are looking at going to Las Vegas as well. Happy to hear you got a nice little piece of your own paradise out there. Ans I’m sure they won’t be at first, but once they realize I’m just like them (plus my wife was born and raised in the MidWest) I think they will warm up to us. I’m not taking CA politics with me, that’s for sure!
